    which one is best to have for dividend yield with low debt?

      lowest gearing mean lowest debt, but the gearing is exclude perpetual security

    FLCT looks a bit overpriced at current prices but at IPO price of 89 cents it's for sure still worth holding.

    Although an increase in interest rates can increase loam servicing costs, properties with strong demand are also a good inflation hedge as landlords are able to pass on the cost increase to tenants
