Though this news is not at all breaking; nursing facilities-exposed REITs are again in the spotlight following the announcement of reimbursement ruling issued by the Center for Medicare & Medicaid Services in US. According to the source reporting (thefly.com), the payment rate will increase 2.7% over last year, which some deemed as “the best reimbursement rate in the last 10 years.” This would aid the REITs to defray its operation costs.
Though LTC Properties was really no different from any other senior housing player, during the pandemic, it was hit badly with low occupancy rate due to high mortality of the elderly residents and less move-in due to fear of infection in closed community (nursing centers). It bit the bullet and continued to issue monthly dividend payment of US$0.19 since 2017.
In fact, since last year, the management believed that in 2022 would fare better once the restrictions were eased and would see more seniors opting for resident-stay, and this has come to realisation gradually.
$LTC Properties(LTC)$is one of these REITs investing in senior nursing care and healthcare properties through leasebacks, mortgage financing, joint ventures and structure financing tools. Better outlook ? Very likely, even though impending headwinds like high manpower and material costs due to global disruptions, the future is not dark for this health care and nursing sector. When it comes to old age caring, those affordable seniors are more likely to opt for resident-stay with facilities and nursing care, staying in a similar age-generation community will meet not just physical but also mental-health needs.
I concur with @StickyRice who has posted on LTC properties- A REIT with 6% dividend that look attractive- it is indeed attractive!
