Why Invest?

- High demand for green buildings: According to Jones Lang LaSalle Incorporated (JLL), over 70 percent of corporate occupiers in Asia Pacific are willing to pay a rental premium to lease certified green buildings as part of efforts to meet their decarbonization goals[2].
- Capable of delivering positive total returns:The Fund aims to deliver both high dividend yield and capital gains by selecting real estate assets with both good rentals and growth potential.
One Month Portfolio Review
The investment objective of the UOB APAC Green REIT[3] ETF[4] (the “Fund”) aims to replicate as closely as possible, before expense[5], the performance of the iEdge-UOB APAC Yield Focus Green REIT Index (“Index”).
From its inception on 23 November 2021 to 30 November 2022, the Fund tracked the Index very closely with only very minor performance deviation that resulted from fees and initial deployment.

Market Review
Asian equity markets rallied in November 2022 (MSCI All Country Asia ex Japan: +15 percent in SGD terms) outperforming global equities (MSCI All Country World Index) which rose 4.1 percent. Asian equities trended higher after China appeared to soften its COVID-19 stance and US Federal Reserve (Fed) signaled a slowdown in the pace of interest rate hikes. The trade-weighted US dollar depreciated 4.9 percent month-on-month (m/m) as the 10-year US Treasury (UST) yield fell 44 basis points (bps) m/m to 3.61 percent. Metals prices rose while Brent crude oil price declined 7.9 percent m/m as concerns of social unrest from China’s prolonged COVID-19 restrictions weighed on markets and pushed down oil prices.
Japan Tokyo’s headline inflation accelerated to 3.6 percent year-on-year (y/y) in November 2022, higher than the 3.4 percent y/y recorded in October 2022. This was the highest figure since April 1982. Tokyo’s inflation is considered to be a leading indicator of inflation nationwide.
TheReserve Bank of Australia(RBA)raised its forecasts on core inflation to peak at 6.5 percent y/y in December 2022 (vs the previous forecast of 6 percent), and fall to 3.75 percent in December 2023, and 3.25 percent in December 2024. The economic growth was also downgraded to 2.9 percent for the full year of 2022 and trimmed to 1.4 percent and 1.6 percent for 2023 and 2024, respectively.
Singapore’s final third quarter of 2022 Gross Domestic Product (GDP) of 4.1percent y/ywas weaker than the market expectation of 4.3 percent y/y, largely owing to a slowdown in the manufacturing sector. The Ministry of Trade and Industry (MTI) revised its 2022 growth forecast to 3.5 percent (vs 3-4 percent range previously) and expects a slower GDP growth of 0.5-2.5 percent in 2023. The forecast of headline and core inflation for 2023 is to average 5.5-6.5 percent and 3.5-4.5 percent, respectively.
The People’s Bank of China (PBoC) is going to lower banks’ Reserve Requirement Ratio (RRR) by 25bps effective 5 December 2022, making it a second cut this year. The cut is expected to release Chinese Yuan (CNY) 500 billion of long-term liquidity into the financial system, while the banks have pledged at least CNY 925 billion to support the property developers. The Chinese government also unveiled a 16-point rescue package for the property sector.
Outlook and Positioning
Amid an uncertain global macro environment, the REITs market saw volatility with interest rate expectations changing rapidly in 2022. We believe REITs still present an attractive investment proposition from a total return perspective, with a combination of stable dividend yield, supported by cash flow and upside potential for capital values. Our approach is to use both fundamental screening and valuation overlay to identify REITs with relatively more sustainable recovery paths, fewer concerns on financing risks, and better yield-plus-growth trajectories.
The performance of the Fund was elevatedby the Hong Kong market while the Japanese market was the main drag in November 2022.

The Fund aims to replicate as closely as possible, before expenses, the performance of the Index. The Index is reviewed semi-annually in March and September. Results from an Index review are implemented effectively on the fourth Monday of the review month. The latest Index review was on 26 September 2022, when the Fund’s rebalancing came into effect on the same day to track closely the Index. The Fund aims to have income distribution on a quarterly basis. Distributions in SGD are not guaranteed. Distributions may be made out of income, capital gains and/or capital. This relates to the disclosed distribution policy as set out in the Fund’s prospectus. Please refer to www.uobam.com.sg for more information. ESG (Environmental, Social, and Governance) Impact
Green Impact Dashboard
The Green Impact Dashboard (GID) measures the extent that green tilting[6] provides the Fund with a positive sustainability impact. It compares the performance of the Fund against the Non-Green Tilt APAC REIT index. The two indices have the same holdings, but the latter does not include a green tilt. We measure the Fund’s green impact from 4 metrics: greenhouse gas emission, energy consumption, water consumption and Green building certification.
This dashboard indicates that green tilting provides the Fund with a positive green impact and our investors can easily monitor the concrete impact.
