Eyes 👀 on REITS today 🔎

I look at my SG REITS portfolio wondering why are these companies continue to dip ? while valuations are so low, PB less than 1, but no one care on PB anymore ? To me PB important, it represents the book value of the stock we buy, i understand no one want to get rich slowly [Chuckle] so whatever stock got higher chance to go up, grab it, but we can be a victim of pump and dump like that ? [Surprised] 

Incase tiger friends are looking at high dividends, REITS is one of choices, with the current price are low, good chance to add ? Pls DYODD [Smile] 

pls consider the market Cap, property locations, do research on the REITS and compare it among its peers. 

The following REITS are at the bottom of my portfolio today, is it because of interest rate hike? low demand for REITS ? Low demand for office ? Eventually people will go back tooffice my opinion.

$IREIT GLOBAL(UD1U.SI)$DY 7.3%, mark cap EUR 641M, PE 3 [Surprised] Property : office in Ger, Spain, France

    Is a dividend / defensive stock. With rising interest rate, institutional investors and fund companies will have less incentive to invest in reits given the risk-return compared to risk free bonds.

      When choose reits strong sponsor also not dip so much in down turn like this. But this post the 3 dip alot, i think due to small, less support from institutional/fund co ?

    The way of working has changed, some will go back to the office, but there would also be some that don’t. Some offices have permanently downsized their office footprint and reinvest savings elsewhere.

    Some investors are worried whether these REITs are able to refinance their existing debts when they are due and that refinancing cost could be high due to current interest rates environment.

      Yes but all business also got loan, i thought REITS debt is just like mortgage ? So bank already approve the financing of the property just that have to repricing the interest rate now n then [Smile]

    While reits generally dont like interest hikes but there will be those that are better managed. There are other options than borrowing fr banks which will insulate a bit

    🤔 From what I read REITs don’t do well during interest rate hikes so people likely to sell. I didn’t buy reits as it’s high risk to me.

      Maybe monitor first before DCA, especially until after Feds rate rise as may drop further. But also may increase after announcements😅😂

      Waiting the worse in Sept, to DCA down, Coz i have many counter usually i buy a bit by bit to diversify. My worse loss still not REITS, its the other stocks so i try to bal w div stock 😊

      Thanks for yr insight [Smile] i already into it before the bear started, the dividend is attractive n stock is cheap coz can buy min 100 pcs, thats why now i find it even cheaper…[Facepalm]
