important to find REITs that sport attractive distribution yields.</p><p>Core inflation also looks set to remain high for this year, hovering between 3.5% to 4.5%.</p><p>Here is a list of five Singapore REITs that sport distribution yields of 5.3% or more.</p><h3><a href=\"https://laohu8.com/S/K71U.SI\">Keppel REIT</a></h3><p>Keppel REIT is a commercial REIT that owns a portfolio of 12 properties across Singapore, Australia, Japan, and South Korea.</p><p>Its assets under management (AUM) stood at S$9.2 billion as of 31 December 2022.</p><p>For 2022, Keppel REIT saw its property income inch up 1.2% year on year to S$219.3 million.</p><p>Net property income (NPI) edged up 2% year on year to S$158.9 million while distribution per unit (DPU) improved by 1.7% year on year to S$0.0592.</p><p>Investors should note that the DPU includes S$10 million of distributable income as part of the first tranche of the REIT’s Anniversary Distribution.</p><p>The Anniversary Distribution comprises S$100 million to be distributed over four years until Keppel REIT’s 20th Anniversary in 2026.</p><p>Units of the commercial REIT sport a distribution yield of 6.4%.</p><p>Keppel REIT enjoyed a high occupancy of 96.3% along with a long portfolio weighted average lease expiry (WALE) of six years.</p><p>Its aggregate leverage came in at 38.4% with three-quarters of its loans secured on fixed rates.</p><h3><a href=\"https://laohu8.com/S/A17U.SI\">CapitaLand Ascendas REIT</a></h3><p>CapitaLand Ascendas REIT, or CLAR, is an industrial REIT that owns 227 properties across Singapore, the UK/Europe, Australia, and the US.</p><p>CLAR’s AUM stood at S$16.4 billion as of 31 December 2022.</p><p>The REIT reported a respectable set of earnings for 2022, with gross revenue rising 10.3% year on year to S$1.35 billion.</p><p>NPI rose 5.2% year on year to S$968.8 million while DPU increased by 3.5% year on year to S$0.15798.</p><p>Units of the industrial REIT yielded 5.6%.</p><p>CLAR’s portfolio enjoyed a high occupancy rate of 94.6% and saw an 8% positive rental reversion for the year.</p><p>Gearing stood at 36.3% with nearly 80% of the REIT’s loans on fixed rates.</p><p>CLAR has ongoing projects costing S$617.4 million that should benefit the REIT’s DPU in the years to come.</p><h3><a href=\"https://laohu8.com/S/C38U.SI\">CapitaLand Integrated Commercial year on year to S$170.4 million while NPI increased 4.9% year on year to S$128.8 million.</p><p>DPU, however, slipped by 2.9% year on year to S$0.0339.</p><p>The industrial REIT’s trailing 12-month DPU came in at S$0.1373, giving its units a trailing distribution yield of 5.8%.</p><p>Gearing stood at 37.2% as of 31 December 2022 and the REIT had 74.3% of its loans on fixed rates.</p><p>Its And that's after a 15% stock price dip last year.While Apple still has many opportunities ahead, with new products and a growing installed base of devices, the company posted a decline in revenue in the quarter that ended in December. This performance might have some investors wondering if one of the world's top brands is truly a safe stock to hold if the economy dips into a recession, as some experts are predicting.However, there are more reasons to consider buying Apple stock this year than avoiding it.The value of Apple's diversified product lineupThe possibility of a recession seems like a problem for the sales of expensive tech products. A recession would likely hurt Apple since the iPhone makes up about half of its annual revenue. Macroeconomic headwinds played a key role in sending iPhone revenue down 8% year over year in the fiscal first quarter.Management attributed the decline in iPhone sales to foreign currency fluctuations, supply constraints, and macroeconomic headwinds like inflation. Excluding foreign currency, iPhone revenue would have been flat versus the year-ago period.But in a quarter where iPhone struggled, other categories did well. iPad revenue grew 29% year over year, making up 8% of Apple's sales. It was last up 8.4 basis points at 4.881%.</p><p>"You could see the market kind of deteriorated a little bit, yields started climbing after that February ISM manufacturing report. Prices paid component, that really jumped, broke a four-month streak of price declines," said Anthony Saglimbene, chief market strategist at Ameriprise Financial in Troy, Michigan, referring to the ISM Manufacturing Prices Paid Index which is seen as an inflation indicator.</p><p>"That is just another piece of evidence we have seen over the past couple of weeks that inflation is remaining stickier than what most people thought in January," he said, adding it was likely the Fed is going to move rates higher.</p><p>Saglimbene added the bond market has recently been indicating there is a greater chance the Fed could move the terminal rate somewhere close to 6%.</p><p>The Dow Jones Industrial Average rose 5.14 points, or 0.02%, to 32,661.84, the S&P 500 lost 18.76 points, or 0.47%, to 3,951.39 and the Nasdaq Composite dropped 76.06 points, or 0.66%, to 11,379.48.</p><p>The Dow held near the unchanged mark as Caterpillar shares rose 3.81% after the construction equipment maker said it had reached a tentative deal with a union that represents workers at four of its facilities.</p><p>Fed funds futures showed traders added to bets the U.S. central bank will raise its benchmark rate to a range of 5.5%-5.75% by September, from the current range of 4.5%-4.75%.</p><p>Further fueling concerns about central bank aggressiveness, Minneapolis Fed President Neel Kashkari, a voter in the rate-setting committee in 2023, said he is "open-minded" on either a 25 basis point or a 50 basis point rate hike in March. Atlanta Fed President Raphael Bostic said in an essay that while a federal funds rate between 5% to 5.25% would be adequate, the policy would have to remain tight "well into 2024" until inflation is clearly subsiding.</p><p>After a strong January, the main U.S. benchmarks stumbled in February on growing expectations the Fed will increase rates more than initially thought as segments of the economy such as the labor market remain tight, while inflation has not ebbed as quickly as anticipated.</p><p>U.S. monthly payrolls and consumer prices data in the coming days will further help investors gauge the path of rates ahead of the March 21-22 meeting, when the Fed is largely seen hiking rates by 25 basis points.</p><p>Energy and materials sectors were among the few winners in the session as commodity prices gained after data showed China's manufacturing activity expanded at the fastest pace in more than a decade as the country continues to leave its COVID-19 restrictions behind.</p><p>Tesla Inc slipped 1.43% ahead of its investor day event. The electric automaker is readying a production revamp of its top-selling Model Y, Reuters reported, citing people familiar with the plan.</p><p>Novavax Inc plunged 25.92% after the COVID-19 vaccine maker raised doubts about its ability to remain in business and announced plans to slash spending as it prepares for a fall vaccination campaign.</p><p>Volume on U.S. exchanges was 11.00 billion shares, compared with the 11.39 billion average for the full session over the last 20 trading days.</p><p>Declining issues outnumbered advancing ones on the NYSE by a 1.32-to-1 ratio; It was last up 8.4 basis points at 4.881%.</p><p>"You could see the market kind of deteriorated a little bit, yields started climbing after that February ISM manufacturing report. Prices paid component, that really jumped, broke a four-month streak of price declines," said Anthony Saglimbene, chief market strategist at Ameriprise Financial in Troy, Michigan, referring to the ISM Manufacturing Prices Paid Index which is seen as an inflation indicator.</p><p>"That is just another piece of evidence we have seen over the past couple of weeks that inflation is remaining stickier than what most people thought in January," he said, adding it was likely the Fed is going to move rates higher.</p><p>Saglimbene added the bond market has recently been indicating there is a greater chance the Fed could move the terminal rate somewhere close to 6%.</p><p>The Dow Jones Industrial Average rose 5.14 points, or 0.02%, to 32,661.84, the S&P 500 lost 18.76 points, or 0.47%, to 3,951.39 and the Nasdaq Composite dropped 76.06 points, or 0.66%, to 11,379.48.</p><p>The Dow held near the unchanged mark as Caterpillar shares rose 3.81% after the construction equipment maker said it had reached a tentative deal with a union that represents workers at four of its facilities.</p><p>Fed funds futures showed traders added to bets the U.S. central bank will raise its benchmark rate to a range of 5.5%-5.75% by September, from the current range of 4.5%-4.75%.</p><p>Further fueling concerns about central bank aggressiveness, Minneapolis Fed President Neel Kashkari, a voter in the rate-setting committee in 2023, said he is "open-minded" on either a 25 basis point or a 50 basis point rate hike in March.
