interest rates have dampened sentiment for the sector.</p><p>These reliable income instruments can provide you with a steady stream of passive income well into your retirement years.</p><p>If you have S$10,000 to spare, you can consider these four REITs for your buy watchlist.</p><p><b>Mapletree Pan-Asia Commercial Trust (SGX: N2IU)</b></p><p>Mapletree Pan-Asia Commercial Trust, or MPACT, was formed through the merger of Mapletree Commercial Trust and Mapletree North Asia Commercial Trust.</p><p>MPACT owns 18 properties across five markets – Singapore, China, South Korea, Japan, and Hong Kong SAR, with assets under management (AUM) of S$17.1 billion and a net lettable area of 11 million square feet.</p><p>The merged REIT will have a high occupancy rate of 97.2% with aggregate leverage of 38.8%.</p><p>44% of MPACT’s AUM is in retail, with 35% in offices and the remaining 21% in business parks.</p><p>MPACT also has a well-diversified tenant portfolio with the largest tenant, Google’s<b>Alphabet</b>(NASDAQ: GOOGL), taking up 5.7% of the REIT’s gross rental income.</p><p>As of 31 March 2022, the REIT has debt headroom of close to S$4 billion.</p><p>The manager for MPACT will adopt a “4R” asset and capital management strategy to stabilise and then grow the REIT.</p><p>4R stands for recharge, reconstitute, resilience, and refocus.</p><p>It will focus on acquisitions of office and business park assets while looking for suitable opportunities to divest assets to unlock value.</p><p><b>Digital Core REIT (SGX: DCRU)</b></p><p>Digital Core REIT, or DCR, owns a portfolio of 10 data centres in the US and Canada worth US$1.46 billion as of 30 June 2022.</p><p>The data centres enjoy full occupancy and have a long weighted average lease expiry (WALE) of 5.2 years.</p><p>DCR reported its maiden financial result for the first half of 2022 (1H2022).</p><p>Gross revenue was largely in line with forecast at US$52.8 million but the distributable income was 2.2% lower due to higher property expenses.</p><p>Distribution per unit for 1H2022 was 1.4% lower than forecast at US$0.0206.</p><p>Including the period from 6 December till end-2021, the total DPU declared by DCR came up to US$0.0237.</p><p>Annualising the 1H2022 DPU, we get US$0.0412, and the REIT’s units are providing a forward yield of around 5.2%.</p><p>DCR has identified acquisition targets in Frankfurt, Chicago or Dallas that are expected to be accretive to DPU.</p><p>Its current gearing level is just 25.7% with an average cost of debt of 2.3%.</p><p><b>Daiwa House Logistics Trust (SGX: DHLU)</b></p><p>Daiwa House Logistics Trust, or DHLT, owns a portfolio of 14 high-quality logistics properties across Japan.</p><p>Total AUM stands at around JPY 81 billion as of 31 December 2021.</p><p>Gross revenue for 1H2022 was 3.6% below forecast while net property income was 4.5% lower than projected at S$30 million.</p><p>DPU, however, was in line with the forecast of S$0.0309.</p><p>The portfolio has maintained a high occupancy rate of 98.6% as of 30 June 2022 and all leases that were due to expire in 1H2022 have been renewed.</p><p>The good news is that the average rent of renewed and new leases was up by 3.1%, and DHLT maintained a long WALE of 6.8 years.</p><p>With the consumption tax loan refunded in April 2022, aggregate leverage stood at 34% for the REIT with 100% of its loans on fixed rates.</p><p><b>ARA US Hospitality Trust (SGX: XZL)</b></p><p>ARA US Hospitality Trust is a hospitality trust with a portfolio of 40 select-service hotels with a total of 5,214 rooms across 21 states in the US.</p><p>In line with the global recovery in air travel, the trust has reported a strong year on year performance for 1H2022.</p><p>Revenue jumped 53.8% year on year to US$81.3 million while net property income more than doubled year on year to US$21.1 million.</p><p>Because of the better performance, distribution per stapled security (DPSS) increased four-fold from S$0.00355 in the second half of last year to S$0.01427 in 1H2022.</p><p>Gearing was, however, fairly high at 43.5%.</p><p>The good news is that 80% of ARA US Hospitality Trust’s borrowings are on fixed rates.</p><p>Meanwhile, the gradual return of business and leisure demand should lead to a full recovery in US hotel market occupancy while also driving further increases in revenue per available room.</p><p>These trends should bode well for the hospitality trust, giving it room to further raise its Soaring revenue and profits</b></p><p>Total revenue for SIA tripled year on year from S$1.3 billion to S$3.9 billion for 1Q2023.</p><p>Singapore threw open its borders to vaccinated travellers in April this year, resulting in the carrier enjoying buoyant demand for travel bookings.</p><p>Two quarters ago, SIA benefitted from the expansion of the vaccinated travel lanes (VTL) scheme, and this momentum carried on as Singapore reopened its borders tentatively in the previous quarter.</p><p>This sharp jump in revenue is expected to be sustained as SIA heads into the holiday period with forward sales staying healthy up till October 2022.</p><p>Operating profit came in at S$556 million, reversing from an operating loss of S$274 million in 1Q2022.</p><p>Net profit stood at S$370 million for the quarter.</p><p><b>2. Rising capacity and load factor</b></p><p>The April to June period this year saw a significant jump in passenger numbers for SIA.</p><p>As borders reopened in April, passenger numbers shot up above the one million mark that month and have been rising ever since.</p><p>For 1Q2023, total passengers carried came up to 5.1 million, more than 14-fold above the 362,000 chalked up in the same period last year.</p><p>Passenger load factor soared to 79%, the highest since the onset of the pandemic, up 34.1 percentage points.</p><p>Passenger and cargo capacities jumped to 60.7% and 77% for 1Q2023, up from 26.5% and 56.8% in 1Q2022, respectively.</p><p><b>3. Keeping its fleet young</b></p><p>During 1Q2023, SIA took delivery of two Airbus A350-900s, of which one joined its operating fleet.</p><p>In addition, three Boeing 737-8s also joined SIA’s fleet this quarter, with another to be added once it completes its cabin retrofit.</p><p>As of 30 June 2022, SIA’s operating fleet consisted of 127 passenger aircraft and seven freighters, with Scoot operating 55 passenger aircraft.</p><p>The group’s fleet is just six years and three months old and is one of the youngest and most fuel-efficient fleets in the airline industry, with the average fleet age at 15 years and six months.</p><p><b>4. Increasing its network points</b></p><p>SIA continued to increase the number of destinations it flies to in response to healthy demand.</p><p>In 1Q2023, it reinstated flights to cities such as Cebu, Medan, and Nanjing while Scoot launched new services to Jeju in South Korea.</p><p>As of 30 June, the group’s passenger network covered 98 destinations in 36 countries, getting closer to its pre-pandemic network of 137 destinations in 37 countries.</p><p>SIA plans to increase services in anticipation of the Northern Winter operating season from 30 October 2022 to 25 March 2023, and will add more flights to Los Angeles, Paris and Japan as well as restore its Indian network to pre-pandemic levels.</p><p>Group capacity is expected to reach 76% by 3Q2023.</p><p><b>5. Reinforcing its brand status</b></p><p>Apart from boosting its fleet and increasing its network points, SIA has also been busy with other initiatives to reinforce its premium brand status.</p><p>The group has increased the number of self-service options and is working closely with ecosystem partners to improve the airport experience for customers.</p><p>SIA also unveiled its revamped flagship SilverKris Lounge and KrisFlyer Gold Lounge at Changi Airport for S$50 million.</p><p><b>Get Smart: A firm recovery expected</b></p><p>With healthy sets of financial and operating numbers, investors can expect more of the same from SIA as the recovery gathers steam.</p><p>Another piece of good news was Changi Airport reporting that the number of passengers exceeded half of the pre-pandemic figure for the first time, and was ahead of the year-end target set.</p><p>The second half of 2022 is expected to see even more people travelling despite the presence of more Omicron variants.</p><p>Changi Airport will reopen its Terminal 4 on 13 September, with 16 airlines to be relocated there.</p><p>This reopening will coincide with another quarter of Terminal 2’s opening in October, allowing the airport to handle its pre-COVID capacity of 70 million passengers per year.</p></body></html>","source":"lsy1602567310727","collect":0,"html":"<!DOCTYPE html>\n<html>\n<head>\n<meta http-equiv=\"Content-Type\" content=\"text/html; Wall Street’s quarterly earnings show is getting underway and before the month is out, Apple (AAPL)is expected deliver its fiscal third quarter report (June quarter, scheduled for July 28).While investor concerns mostly center on the effect of high inflation and iPhone demand, Evercore’s Amit Daryanani believes that despite data points skewing to the negative – these include weak Chinese smartphone data (-9%), App Store growth slowing down to ~4%, and companies such as Micron noting “weakness” in smartphone/PC demand – AAPL has provided a conservative enough guide which will allow for another beat (although possibly a more modest one compared to prior ones) in the June quarter.The Street is looking for ~1.4% growth, a display Daryanani believes should not be difficult to meet. While Apple did not give revenue guidance for the quarter, the company did suggest the quarter’s growth rate would have mirrored the March quarter (+9%), if not for several headwinds including an FX hit to the tune of 300bps, 150bps from Russia, and $4-$8 billion in supply constraints.However, the analyst notes that Apple has “tended to overestimate supply headwinds over the past few quarters,” and therefore believes it is possible the supply and FX issues are “less severe than Apple assumed.”That said, all eyes will be on the September quarter guide and here Daryanani is not quite so confident. Due to the “challenging f/x environment and evolving macro situation,” Daryanani thinks there’s potential for the September quarter guide to “qualitatively be below current expectations.”As such, while the analyst has made no changes to the June quarter forecast, the September quarter estimates are lowered to revenue/EPS of $88 billion/$1.28, respectively. Both are below Street expectations, which stand at $90.3 billion/$1.32.“Net/net,” Daryanani summed up, “we are relatively neutral this quarter as we think Apple is contending with numerous headwinds, but these risks should be adequately understood and reflected in expectations.”To this end, Daryanani maintains an Outperform (i.e., Buy) rating along with a $180 price target. The implication for investors? I like the outlook that AAPL stock has, but I fear the temporary risk it could pose to the markets.There is absolutely nothing wrong with Apple from a fundamental perspective. The company still sells out of every gadget it makes, and at a premium price. Moreover, its customers love them, so they don’t mind paying extra. Financially, Apple is as strong as they get. But despite all of that positivity, there’s still possible reason for concern.Here’s a closer look at what investors might expect from AAPL stock in the coming days.TickerCompanyCurrent PriceAAPLApple$134AAPL Stock’s Potential Red FlagThe company’s strength is actually raising a bit of a red flag. After this correction, the S&P came within 9% of its pre-pandemic crash site. Remember that back then, that was an all-time high. AAPL stock, on the other hand, is still 38% above its same watermark. That is an unusual discrepancy that will likely need to normalize.On its own, I don’t worry about the stock falling apart. But it could correct if the trigger is external. Stocks don’t trade in a vacuum, so any global event can set them off. A similar risk also lies in Microsoft(NASDAQ:MSFT) and Alphabet(NASDAQ:GOOG, NASDAQ:GOOGL). These companies are also two giants that are too far above their pre-pandemic highs.I am not picking on the big ones, because Amazon(NASDAQ:AMZN) was already 8% below its February 2020 highs today. Salesforce (NYSE:CRM) is even worse — down 16%. There are more big companies like this. In fact, the iShares Russell 2000 ETF(NYSEARCA:IWM) closed the distance too. (That’s a basket of 2,000 stocks).Therefore, the message here is that we could have two scenarios. The first is positive, which suggests that Apple is correct at holding its ground. If that’s the case, then the market will follow it higher, and the bottom is near for this correction. The second is bearish because it suggests that AAPL stock will fall 20% to match the markets. MSFT and GOOGL will follow too, and take the S&P the rest of the way (down 10%).Investing in Apple TodayMy gut says that the first scenario is more likely than second. Therefore, you can count me on the bullish side. An important part of being successful with the stock market is to see the potential potholes. Planning for the worst case doesn’t mean I’m rooting for it. Often the biggest losses come from blind sides, where investors didn’t look around for all possible scenarios. As such, consider this a mild warning about the worst case scenario that not many people are discussing.Today the Federal Reserve tells us their next moves on policy monetary policy. They will move the markets and the outcome is a coin flip. It is possible that they will continue to raise rates, even if it breaks the economy. Meanwhile, their rhetoric so far has been enough to have caused a recession on Wall Street. If they continue to be this combative, I guess they can break it completely.A green shoot comes from the fact that most experts have already laid out thedoom scenarios. When everyone is watching the road, we are less likely to crash. What Apple stock investors do from here depends on their time frame.Those who were looking to engage with new positions should only take partial ones to start. Here's why investors should consider buying shares in Amazon, Snowflake, and Apple before that happens.A leader in more ways than oneAnthony Di Pizio Amazon: In difficult market conditions, owning diverse companies with multiple revenue streams can be the difference between share price declines of 35% and share price declines of 80% -- which is the reality for many tech stocks right now. But Amazon offers the added bonus of strong profitability, and also the endorsement of Buffett, who has consistently expressed his regret for not buying into the company during its early days. Berkshire did finally take the leap in 2019.E-commerce continues to gain traction, and in the U.S. Amazon alone is currently responsible for over 40% of all online sales. While that makes up the majority of the company's revenue, it's actually not the most intriguing part of its overall business, which has grown to include cloud platform Amazon Web Services (AWS), a booming advertising segment, and even a stake in an emerging electric vehicle company.AWS leads the entire cloud computing industry. It provides hundreds of different products and services to help companies operate online, whether they need to store data, develop games, or even supercharge their businesses with advanced machine learning tools. The segment contributed $67.1 billion to Amazon's revenue in the last 12 months, representing 14% of the company's $477.7 billion in total sales. But it's the profitability engine behind the entire organization, having generated all of its operating income over the same period -- if not for AWS, Amazon would've made an operating loss on a trailing-12-month basis.That's the benefit of diverse revenue streams. When part of the business lacks performance, another piece can often pick up the slack.Amazon's aggressive approach to entering new industries likely won't change anytime soon, given it has worked so well in the company's 28-year history. For that reason, investors should take the current 35% dip in its share price as an opportunity to build a long-term position. It's never too late to add quality stocks to your portfolio -- even Buffett himself is late to the party sometimes.Berkshire's bet on data analyticsJamie Louko Snowflake: Buffett is known for owning stable, low-volatility stocks, but Snowflake does not fall into that category. Snowflake makes it easier to analyze data stored in different clouds -- a migraine-level problem for large enterprises. It is a usage-based service in which customers only pay when they store and compute data, and as businesses create more data, it will only become a more vital service in the future.Shares are down 66% from their all-time highs, but Snowflake's business performance is soaring higher. In its fiscal first quarter, which ended April 30, the company reported revenue growth of 85% year over year to $422 million. This was driven by the number of customers spending more than $1 million, which soared 98% year over year to 206.One of the big problems with usage-based businesses is that customers can easily dial back their usage during a worrisome economic environment. However, Snowflake is in a relatively recession-resistant market because consumers need to continuously analyze data, and that won't change during an economic downturn.Management expects specific customers to cut back on spending, but the company maintained its guidance set in the fourth quarter, indicating this won't take a major toll on growth.The company lost $166 million in Q1, but it has over $3.8 billion in cash and expects to generate over $300 million in adjusted free cash flow during the full fiscal year, both of which could subsidize these losses. With a product that could become more necessary over the long term, Berkshire Hathaway seems to think that Snowflake is a great company to own, and you might want to consider following along.A cash-flow machineTrevor Jennewine Apple: In 2022, Brand Finance once again recognized Apple as the most valuable brand in the world, highlighting its lineup of trendy electronic devices and the consumer loyalty those products inspire. Most notably, Apple dominates the U.S. smartphone space with 50% market share, and it ranks second globally with 18% market share.The company certainly does make sleek hardware, but the engine behind its competitive edge is actually software. Apple's operating systems, such as iOS for the iPhone, are closed source. That means no third-party hardware vendor can use its software to create a cheaper alternative. If you want the Apple experience, you have to pay for it. That pricing power has made Apple a cash flow machine -- free cash flow surged 17% to $106 billion over the past year.Additionally, the company is investing aggressively in its services business, aiming to more effectively monetize its massive user base. That includes App Store sales, payment services like Apple Card and Apple Pay, and various subscription products like Apple TV+ and Apple Fitness+. Those efforts are paying off. In the most recent quarter, total revenue rose 9% to $97.3 billion, but services revenue soared 17% to $19.8 billion. And because Apple's services business comes with much higher margins, total gross margin climbed 120 basis points to 43.7%.Investors have plenty of reasons to be excited. Apple recently introduced new models of the MacBook Air and MacBook Pro, both powered by its proprietary M2 Chip, which the company says improves on the \"industry-leading performance per watt of M1.\" Additionally, the company announced Apple Pay Later, a \"buy now, pay later\" service with zero interest and zero fees. Apply Pay Later allows U.S. consumers to make purchases (anywhere Apple Pay is accepted) in four installments over a six-week period.More broadly, Apple benefits from incredible brand authority, and its burgeoning services business should accelerate profitability over time. The down market is creating opportunities in some sectors as good companies are being dragged down along with stocks that deserve to be trading lower.That's the case with three companies we will discuss in this article which have seen their stock prices drop by 9% to 25% since the start of 2022. Let's take a closer look at these stocks to understand why now might just be an opportune time to buy.Image source: Getty Images.1. AppleApple is one of the companies caught up in the broader tech stock sell off, with its stock down by almost 10% so far this year. The stock has also been affected by reports of supply chain issues, but this should prove temporary. After all, people still clamor for Apple's products.In its fiscal 2022 first quarter (ended Dec. 25, 2021), revenue grew by 11.2% to $123.9 billion. Due to chip shortages and manufacturing issues, this growth rate was lower than in previous quarters, including 28.8% year-over-year growth reported in the previous quarter. Although it's troubling to lose sales, these issues have nothing to do with slowing demand. In fact, demand was so strong that Apple couldn't meet it.Meanwhile, Apple regularly updates its iPhone, coming out with a version 13 lineup last year, and consumers rushed out to buy it. In its latest fiscal year, which ended on Sept. 25, 2021, iPhone sales rose by 39.3% to $192 billion. And Apple has an exciting future with new products, including a potentially self-driving car, coming down the pike. We will find out more about its performance when Apple reports Q2 earnings on Thursday, April 28.2. AmazonAmazon's share price has dropped by 13.7% so far in 2022. While there have been concerns raised about its near-term retail performance, it will undoubtedly rebound as the company continues to focus on value and fast delivery.In 2021, sales rose by 21.7% to $469.8 billion. But growth slowed later in the year, with a top-line increase of 9.4% in the fourth quarter. Management expects 4.5% to 9.5% sales growth in the first quarter, excluding foreign exchange translations. It anticipates operating income, not counting an accounting change, to fall by 38% to $5.5 billion at the midpoint of management's guidance.Like other retailers, Amazon continues to confront supply chain issues and higher costs. These issues should prove to be temporary. Management has also offset some of the elevated expenses by raising the price of its very popular Prime subscription. Subscribers will be asked this year to start paying $139 a year, a $20 boost in the annual cost. The higher price will help to offset the cost of added content Amazon gained with its acquisition of MGM Studios.Amazon has become far more than an online marketplace. Its Amazon Web Services (AWS) has a dominant 32% share of the cloud-computing market. As companies clamor for data, this has become a fast-growing, high-margin business. Last year, AWS' sales grew by 37.1% to $62.2 billion, driving operating income 37% higher to $18.5 billion. Its 29.8% margin dwarfs the North American and international divisions' typical single-digit operating margin.Aside from AWS, Amazon also generates an impressive amount of sales from advertising. In the fourth quarter, ad revenue grew by 33% year over year to $9.7 billion.Amazon will report fiscal 2022 first-quarter earnings on April 28.3. Lowe'sLowe's stock is off to a rough start in 2022, down nearly 24%. Investors appear to be concerned that the red-hot housing market could cool as interest rates increase, which could affect Lowe's sales. But long-term investors should view this as an opportunity.In fiscal 2021 (which ended Jan. 28), same-store sales (comps) increased by 6.9%, and operating margin expanded by 1.8 percentage points to 12.6%. For Fiscal 2022, management said it expects flattish comps, although it anticipates operating margin to expand to the 12.8% to 13% range.That's not too disappointing considering fiscal 2021 was a banner year. But demand doesn't fall off a cliff just because the housing market slows down, and Lowe's results will undoubtedly rebound when the cycle turns. For instance, during the Great Recession that ran from 2007 to 2009, comps fell by between 5% and 7%. However, the following year, sales rebounded with comps increasing by 1.3%. Lowe's will next report earnings on May 17.Meanwhile, Lowe's investors can collect the reliable and ever-increasing dividends the company generates, even if results temporarily falter. Lowe's is a Dividend King, raising annual dividend payments for 59 straight years. That includes some tough economic periods. It seems like a good bet that the board of directors will see fit to increase dividends again this year. Lowe's stock has a 1.6% dividend yield.Investor takeawayWhile blindly buying certain stocks merely because they're down isn't a wise strategy, the stock for Apple, Amazon, and Lowe's each offer compelling long-term prospects.
