And even with its share price dropping by 17% this year, Apple (AAPL) still remains the world's most-valuable company, with a market cap of $2.3T.</p><p>And, because the iPhone still remains the standard by which all other mobile phones are measured, and is Apple's (AAPL) largest source of revenue, anything related to the disruption of iPhone production is going to get the attention of investors.</p><p>However, analyst Erik Woodring, of <a href=\"https://laohu8.com/S/MSTLW\">Morgan Stanley</a>, said that while talk of the iPhone is expected, there are five other questions about Apple (AAPL) that he said are increasing among Apple (AAPL) shareholders, and which are worth considering at the end of the year.</p><p>"The company has a long runway for growth in the core business through increased penetration of emerging markets and growing monetization of under-penetrated services offerings," Woodring said. "We believe any stock dislocation on the back of supply related disruptions presents an opportunity to own one of the highest quality tech platforms."</p><p>Among the matters Woodring said that is coming up around Apple (AAPL) is when the stock might reach a "near-term floor". Woodring said that based on his current earning and price-to-earnings multiple outlooks for 2023, it wouldn't be surprising to see Apple's (AAPL) shares fall to as low as $120, from its current level of around $144 a share.</p><p>However, Woodring stressed that he still has a $235-a-share "bull case" valuation on Apple's (AAPL) stock based on factors such as the company acting more like a "subscription model" due to the increasing sales the company brings in from its services business.</p><p>Woodring also said that reports of iPhone production shortfalls will remain "the key near-term debate" going into 2023. However, he said that demand for the new iPhone 14 models "is more resolute than feared" due to the upgrade intentions of current iPhone owners. Woodring added that in past periods of iPhone production issues, the following year has "always seen better-than-expected growth [and] estimate revisions, showing [that] demand has been more sustainable than initially feared."</p><p>COVID flareups in China, where Apple (AAPL) partner Foxconn has a massive iPhone-manufacturing plant in Zhengzhou, have added to the topic of Apple (AAPL) diversifying its supply chain in order to be less susceptible to issues in China. As such, Apple (AAPL) has begun to move the some of its Apple Watch, AirPods and older iPhone production to Vietnam and India, and Woodring said, "We wouldn't be surprised to see regions like India, Vietnam and Malaysia as more significant centers of production over the next few years."</p><p>With services becoming Apple's (AAPL) second-largest revenue generator after the iPhone, sales of subscriptions to offerings such as Apple Music and iCloud storage are playing a bigger role in the company's overall business strategy. Woodring said that the App Store and licensing will likely be the two areas to drive services in the next few years, and return the segment to double-digit year-over-year sales growth.</p><p>Finally, Woodring said that Apple's (AAPL) launching of an augmented or virtual-reality headset presents "an attractive long-term opportunity" for the company, but it will take time to have a major impact on the company's overall results.</p><p>"Any product that Apple launches will reflect the quality of the brand and be differentiated by the differentiation of hardware, software and services," Woodring said. around S$88.9 million.</p><p>PPP indirectly holds a 77.09% interest in the share value of Parkway Parade, an integrated office and retail asset.</p><p>The mall and office building will have a direct connection to Marine Parade MRT station once it is completed.</p><p>The property is planned for AEIs that will see it invigorated with new retail and food and beverage (F&B) tenants. </p><p>This acquisition was financed through internal resources and debt facilities.</p><p>Assuming the acquisition was completed on 1 July 2022, DPU is projected to improve from S$0.0245 to S$0.0247 for the first half of fiscal 2023 (1H FY2023).</p><p>The REIT’s gearing as of 31 December 2022 will be 40.4% as a result of this transaction. </p><h2><a href=\"https://laohu8.com/S/UD1U.SI\">iREIT Global</a></h2><p>iREIT Global has a portfolio comprising five freehold office properties each in Germany and Spain, and 27 freehold retail properties in France.</p><p>The REIT is diversifying into the retail parks asset class with its latest acquisition.</p><p>iREIT Global has agreed to purchase a portfolio of 17 retail properties across France for consideration of €76.8 million.</p><p>These properties are fully leased out to B&M France SAS, a wholly-owned subsidiary of the <strong>B&M Group</strong> (LON: BME), a leading European discount retailer.</p><p>The properties are fully occupied and have a weighted average lease expiry (WALE) of around 6.8 years by gross rental income.</p><p>These new assets are projected to generate a net property income (NPI) yield of 7.9%.</p><p>In addition, there is also a potential upside in income for the REIT through the further development of existing sites for commercial use.</p><p>This acquisition is projected to increase iREIT Global’s DPU by 2% from €0.023 to €0.0235.</p><h2><a href=\"https://laohu8.com/S/A17U.SI\">CapitaLand Ascendas REIT</a></h2><p>CapitaLand Ascendas REIT, or CLAR, owns 230 industrial properties with an AUM of S$16.7 billion as of 31 March 2023.</p><p>Last month, CLAR announced the acquisition of The Shugart, an integrated high-specification research and development facility and business park in Singapore, Consumers reined in spending due to inflation, leading to lower sales than expected for its e-commerce operations. Businesses also decreased ad spending and cut back on cloud services, affecting Amazon's advertising and cloud computing units.</p><p>The result was a rare annual net loss for the e-commerce giant, which is perhaps why it underperformed other FAANG stocks over the past year. While they have all encountered their share of problems, only Amazon had red ink on the bottom line. Fortunately, the tech giant is addressing some of its issues. Most notably, Amazon has been seeking to decrease expenses and costs with several rounds of layoffs.</p><p>These initiatives should help boost the company's efficiency and net income in the short run.</p><p>But the best reason to invest in Amazon remains its long-term prospects. Amazon Web Services (AWS), the company's cloud computing unit, is the leader in this space, offering more than 200 features. As businesses continue to migrate to the cloud, AWS' adoption and revenue will remain northbound. Companies increasingly rely on cloud solutions because they enhance productivity and efficiency while decreasing costs.</p><p>E-commerce is also on what should be a long and sustained upward path. Amazon also leads this industry. The company will continue to attract customers: It has built a solid brand name and reputation as a low-priced online retailer that offers one- and two-day shipping on thousands of items. Similarly, with its cloud business, Amazon has generally expanded the range of its services. The tech company is also involved in other industries, including video and music streaming, streaming devices, grocery shopping, and more.</p><p>Amazon's long history of successful investment speaks for itself. So even though Amazon's financial results should improve along with economic conditions, that's not the most important thing to look forward to with this company. Instead, investors should focus on Amazon's ability to find profitable avenues for growth, which, along with the industries it currently leads, will allow the company to ride the next bull market, whenever it comes.</p><h2>2. Alphabet</h2><p>Alphabet makes most of its money from advertising. Naturally, it has been having issues on the market for that reason alone, with investors worried about the company's prospects, at least in the short run. But there is another much-talked-about obstacle Alphabet might be facing. Namely, the rise of OpenAI's ChatGPT, a surprisingly resourceful AI chatbot that can accurately answer questions, even complex ones, and could help usher in the next step in internet search. </p><p>If Google were to lose its hold on internet search now, that would be very damaging to the company. While this issue is worth monitoring, Alphabet moved quickly to unveil its rival AI chatbot, called Bard. Yes, the unveiling of Bard was a disappointment. But the point is that Alphabet has been an adept innovator for two decades. The company is aware of this challenge to its empire and is working diligently to develop a solution.</p><p>In my view, the smart money is on Alphabet successfully doing so.</p><p>Meanwhile, the tech giant is still diversifying its revenue stream to be less reliant on Google, something it has been doing for a while. It is also one of the leaders in the cloud computing industry through Google Cloud. Alphabet is pouncing onto the rising video streaming market through YouTube. These opportunities still represent a small portion of the company's total revenue, but there is a long runway for growth ahead in both cases.</p><p>For instance, streaming accounted for just 34.3% of television viewing time in the U.S. in February. YouTube was responsible for 7.9% of that, even above Netflix's 7.3% market share -- and well above Amazon Prime Video at 3%.</p><p>Perhaps YouTube isn't an apples-to-apples comparison with these services since it provides free user-generated content. However, through its main YouTube platform and YouTube TV, Alphabet should benefit from the increased switch in how people watch content. Looking at Alphabet's operations and innovative capabilities, the company is far from dead, even considering the challenge from ChatGPT. Google remains the leading search engine while the company joins the artificial intelligence frenzy and continues to diversify its operations. The company's June quarter earnings report is less than four weeks away, and there are reasons to worry.</p><p>In particular, there are signs of slowing demand for both smartphones and personal computers, especially -- but not exclusively -- in China. After the close of trading Thursday, the memory chip company Micron Technology(ticker: MU) posted May quarter results that were about in line with estimates, but projected August quarter revenue sharply below the Street's consensus forecasts. The new forecast largely reflects a sharp falloff in demand for PCs and smartphones in China: Micron said weakness in China consumer tech end-markets trimmed its sales guidance by about 10%.</p><p>Street consensus estimates call for Apple to post June quarter revenue of $82.4 billion, with profits of $1.16 a share. When the company reported March quarter results, Chief Financial Officer Luca Maestri had cautioned that Apple expects a $4 billion to $8 billion hit to top-line growth in the June quarter from supply constraints, along with nearly 3 percentage points of drag from unfavorable foreign exchange rates, with a 1.5 percentage point hit from the suspension of sales in Russia.</p><p>In a research note on Friday, J.P. Morgan analyst Samik Chatterjee makes the case that Apple can hit the current Street consensus for the quarter. Normally, that wouldn't be saying much, but he contends that the buy side expects an earnings miss due to slowing consumer spending and wider-than-projected foreign-exchange headwinds.</p><p>Chatterjee says better supply dynamics in the quarter will overwhelm modest demand weakness and the wider-than-forecast drag from currency, which he estimates will be 4.5 percentage points.</p><p>The analyst is a little more concerned about the medium-term, though. Chatterjee sees iPhone and iPad sales as vulnerable to softening consumer sentiment; he projects iPhone sales in the second half of calendar 2022 will be down about 4% from a year earlier. But he's still bullish on the company's long-term outlook, and keep his Overweight rating and $200 price target.</p><p>In particular, he says Apple is well-positioned to outperform the market in almost any macroeconomic environment. A recession, he writes, would "showcase resilient iPhone demand driven by replacement cycles," and would be buoyed by a substantial earnings contribution from services. And if the economy stabilizes, he adds, Apple could see upside from a rapid consumer rebound.</p><p>Apple shares rose 1.6% on Friday. The company's June quarter earnings report is less than four weeks away, and there are reasons to worry.In particular, there are signs of slowing demand for both smartphones and personal computers, especially -- but not exclusively -- in China. After the close of trading Thursday, the memory chip company Micron Technology(ticker: MU) posted May quarter results that were about in line with estimates, but projected August quarter revenue sharply below the Street's consensus forecasts. The new forecast largely reflects a sharp falloff in demand for PCs and smartphones in China: Micron said weakness in China consumer tech end-markets trimmed its sales guidance by about 10%.Street consensus estimates call for Apple to post June quarter revenue of $82.4 billion, with profits of $1.16 a share. When the company reported March quarter results, Chief Financial Officer Luca Maestri had cautioned that Apple expects a $4 billion to $8 billion hit to top-line growth in the June quarter from supply constraints, along with nearly 3 percentage points of drag from unfavorable foreign exchange rates, with a 1.5 percentage point hit from the suspension of sales in Russia.In a research note on Friday, J.P. Morgan analyst Samik Chatterjee makes the case that Apple can hit the current Street consensus for the quarter. Normally, that wouldn't be saying much, but he contends that the buy side expects an earnings miss due to slowing consumer spending and wider-than-projected foreign-exchange headwinds.Chatterjee says better supply dynamics in the quarter will overwhelm modest demand weakness and the wider-than-forecast drag from currency, which he estimates will be 4.5 percentage points.The analyst is a little more concerned about the medium-term, though. Chatterjee sees iPhone and iPad sales as vulnerable to softening consumer sentiment; he projects iPhone sales in the second half of calendar 2022 will be down about 4% from a year earlier. But he's still bullish on the company's long-term outlook, and keep his Overweight rating and $200 price target.In particular, he says Apple is well-positioned to outperform the market in almost any macroeconomic environment. A recession, he writes, would \"showcase resilient iPhone demand driven by replacement cycles,\" and would be buoyed by a substantial earnings contribution from services. And if the economy stabilizes, he adds, Apple could see upside from a rapid consumer rebound.Apple shares rose 1.6% on Friday. The stock is off 12% since the company's last earnings report and down 22% for the year to date.
