據瞭解，原業主於2012年以1002萬元一手買入單位，持貨11年，是次沽出賬面獲利約678萬元，單位期內升值約67.7%。

美聯物業吳偉文表示，粉嶺花都廣場1座中層H室剛易手，單位實用面積392方呎，屬兩房間隔。據悉，原業主早前以510萬元放售單位，及後獲用家議價20萬元，以490萬元沽出，摺合實用呎價約12,500元。
原業主於2020年3月以505萬元購入單位，持貨3年，已過額外印花稅(SSD)辣稅期限，現賬面微蝕20萬元離場。
