high interest rates and surging inflation.</p><p>However, there are pockets of strength amid the challenges.</p><p>Mapletree Investments Pte Ltd is viewed as a strong sponsor that has three REITs under its belt.</p><p>Two of these are <strong>Mapletree Industrial Trust</strong> (SGX: ME8U), or MIT, and <strong>Mapletree Logistics Trust</strong> (SGX: M44U), or MLT.</p><p>We compare these two REITs to see which makes the better investment choice.</p><h2 id=\"id_2582117049\">Portfolio composition</h2><p class=\"t-img-caption\"><img src=\"https://community-static.tradeup.com/news/87d82faf8cdbc60f7c6deb338edb8d66\" tg-width=\"681\" tg-height=\"241\"/></p><p>First, we look at the composition of each REIT’s portfolio.</p><p>Both MIT and MLT have more than 100 properties each within their portfolio, making their rental income diversified and resilient.</p><p>However, MLT is present in more countries (eight) such as Malaysia, India, China/Hong Kong, Japan and Australia.</p><p>By contrast, MIT is only present in three key countries – Singapore, the US, and Japan.</p><p>MLT also has a larger asset under management (AUM) base compared with MIT.</p><p><strong>Winner: MLT</strong></p><h2 id=\"id_172825569\">Financials and DPU</h2><p class=\"t-img-caption\"><img src=\"https://community-static.tradeup.com/news/9f98c384db4af23628188631ce3c2de7\" tg-width=\"683\" tg-height=\"242\"/></p><p>Next, we move on to each REIT’s financial and distribution per unit (DPU) performance.</p><p>Note that the numbers above relate to the earnings report for the first half of fiscal 2025 (1H FY2025) ending 30 September 2024.</p><p>MIT saw a 3.5% year-on-year increase in gross revenue coming from additional contributions from its Osaka data centre which was acquired in September last year.</p><p>Furthermore, rental renewals also contributed to the higher revenue.</p><p>As for MLT, lower contributions from China along with the depreciation of regional currencies against the Singapore Dollar caused gross revenue to dip by 1.1% year on year to S$365 million.</p><p>MIT managed to report a higher year-on-year DPU despite the presence of higher borrowing costs.</p><p>MLT, on the other hand, saw borrowing costs increase by 8.8% year on year to S$78.3 million.</p><p>This increase in borrowing costs, along with an enlarged unit base, caused MLT’s DPU to tumble by 9.8% year on year to S$0.04095.</p><p><strong>Winner: MIT</strong></p><h2 id=\"id_1190900138\">Debt metrics</h2><p class=\"t-img-caption\"><img src=\"https://community-static.tradeup.com/news/51b83d5bf57d256fdd0a10ba5afd42c6\" tg-width=\"682\" tg-height=\"298\"/></p><p>Looking at each REIT’s debt metrics, it’s clear that both MIT and MLT have roughly the same gearing ratio.</p><p>MIT, however, enjoyed a higher interest coverage ratio of 4.7 times versus MLT’s 3.5 times.</p><p>MLT also enjoyed a lower cost of debt at 2.7% versus MIT’s 3.2%.</p><p>However, investors should note that despite the higher cost of debt on MIT’s part, its borrowing costs for 1H FY2025 inched up just 1% year on year.</p><p>MLT also has a slightly higher proportion of its debt on fixed rates at 84% versus 80.4% for MIT.</p><p><strong>Winner: MLT</strong></p><h2 id=\"id_2656337317\">Operating metrics</h2><p class=\"t-img-caption\"><img src=\"https://community-static.tradeup.com/news/d4f05ba25ab86fcc39fd4951474dcf25\" tg-width=\"682\" tg-height=\"242\"/></p><p>Operating metrics are up next, and both MIT and MLT boast very high portfolio occupancy rates above 90%.</p><p>MLT’s occupancy was higher than MIT at 96% versus 92.9%, giving the logistics REIT an advantage here.</p><p>However, MIT had a longer weighted average lease expiry period of 4.4 years, thereby ensuring more rental income certainty.</p><p>MLT also reported a negative rental reversion rate as China remained a drag on the portfolio. If China was excluded, MLT’s rental reversion rate would have been positive at 3.6%.</p><p>Even at 3.6%, MIT’s rental reversion rate of 10.7% would have been almost triple that of MLT, making the industrial REIT the clear winner for this category.</p><p><strong>Winner: MIT</strong></p><h2 id=\"id_2577111169\">Distribution yield</h2><p class=\"t-img-caption\"><img src=\"https://community-static.tradeup.com/news/d77184432bee800372aaa95e9312d6ef\" tg-width=\"680\" tg-height=\"268\"/></p><p>Finally, we come to arguably the most important metric for both REITs – the distribution yield.</p><p>MLT has a slightly higher distribution yield compared with MIT, at 6.3% versus 5.9%.</p><p>However, income investors also need to assess the sustainability of this yield and not focus on the absolute yield alone.</p><p>MIT managed to eke out a small year-on-year increase in its DPU while MLT’s DPU is under pressure because of weak regional currencies and China.</p><p><strong>Winner: MIT</strong></p><h2 id=\"id_2539644192\">Get Smart: Ongoing capital recycling</h2><p>The winner for this round is MIT as its sister REIT, MLT, is mired in troubles that are depressing its DPU and causing portfolio rental reversions to turn negative.</p><p>Despite the challenges, MLT has engaged in accretive acquisitions and capital recycling to mitigate the fall in distributable income.</p><p>Three acquisitions were completed year-to-date in Malaysia and Vietnam.</p><p>MLT also announced the divestment of eight properties with older specifications and limited redevelopment potential.</p><p>These properties are in Malaysia, China, and Singapore.</p><p>MIT is not sitting idly, either.</p><p>The industrial REIT acquired a 98.47% stake in a multi-storey, mixed-use freehold property in Tokyo, Japan, for around S$127.8 million. </p><p>This property is located in a strategic location with potential redevelopment into a new data centre.</p></body></html>","source":"thesmartinvestor_highlight","collect":0,"html":"<!DOCTYPE html>\n<html>\n<head>\n<meta http-equiv=\"Content-Type\" content=\"text/html; If China was excluded, MLT’s rental reversion rate would have been positive at 3.6%.Even at 3.6%, MIT’s rental reversion rate of 10.7% would have been almost triple that of MLT, making the industrial REIT the clear winner for this category.Winner: MITDistribution yieldFinally, we come to arguably the most important metric for both REITs – the distribution yield.MLT has a slightly higher distribution yield compared with MIT, at 6.3% versus 5.9%.However, income investors also need to assess the sustainability of this yield and not focus on the absolute yield alone.MIT managed to eke out a small year-on-year increase in its DPU while MLT’s DPU is under pressure because of weak regional currencies and China.Winner: MITGet Smart: Ongoing capital recyclingThe winner for this round is MIT as its sister REIT, MLT, is mired in troubles that are depressing its DPU and causing portfolio rental reversions to turn negative.Despite the challenges, MLT has engaged in accretive acquisitions and capital recycling to mitigate the fall in distributable income.Three acquisitions were completed year-to-date in Malaysia and Vietnam.MLT also announced the divestment of eight properties with older specifications and limited redevelopment potential.These properties are in Malaysia, China, and Singapore.MIT is not sitting idly, either.The industrial REIT acquired a 98.47% stake in a multi-storey, mixed-use freehold property in Tokyo, Japan, for around S$127.8 million. This property is located in a strategic location with potential redevelopment into a new data <strong>United Overseas Bank</strong> (SGX: U11), or UOB, and <strong>OCBC Ltd</strong> (SGX: O39) ended at S$35.69 and S$16.06, respectively.</p><p>The ebullient mood came about after all three banks released their latest third quarter of 2024 (3Q 2024) earnings reports.</p><p>But with all three banks hitting new all-time highs, which is the best one to pick for your portfolio?</p><p>We compare the trio of blue-chip names using different metrics to try to determine this.</p><h2 id=\"id_3711766460\">Revenue and net profit</h2><p class=\"t-img-caption\"><img for this quarter as all banks did well, growing both their total income and net profit.</p><p>A high-interest-rate environment helped to boost net interest income while non-interest income also surged for all three lenders.</p><p>Fee income was boosted by an increase in wealth management fees and credit card spending.</p><p>Total income increased by nearly the same quantum for all the banks, but DBS emerged as the winner as its net profit jumped by the highest percentage among the trio.</p><p><strong>Winner: DBS</strong></p><h2 id=\"id_3032346667\">NIMs and loan growth</h2><p class=\"t-img-caption\"><img src=\"https://community-static.tradeup.com/news/2b23ef426608695d96878712f1a15f9a\" alt=\"Source: DBS, UOB and OCBC 3Q 2024 Earnings Release\" title=\"Source: DBS, UOB and peek into its loan book.</p><p>Loan growth was tepid for DBS as it was the only bank among the three to report a slight year-on-year drop in its loan book.</p><p>UOB posted the strongest loan growth of 5% year on year.</p><p>But when it came to NIM, OCBC boasted the highest NIM of the trio but also saw the largest year-on-year fall in its NIM, declining by 0.09 percentage points.</p><p>DBS also saw its NIM tumble by 0.08 percentage points from 2.19% to 2.11% over the same period.</p><p>Both DBS and OCBC also experienced quarter-on-quarter falls in NIM, by 0.03 and 0.02 percentage points, respectively.</p><p>Although UOB had the lowest NIM of the three, it saw the smallest year-on-year drop and also kept its NIM steady quarter-on-quarter.</p><p><strong>Winner: UOB</strong></p><h2 id=\"id_1080435795\">Cost-to-income ratio (CIR)</h2><p class=\"t-img-caption\"><img src=\"https://community-static.tradeup.com/news/67ca564e5cede1200283357b70688a27\" alt=\"Source: DBS, UOB and OCBC cost-to-income ratio, or CIR, comes next.</p><p>A lower CIR indicates that a bank is more efficient in expense control as its total expenses are a lower proportion of its total income.</p><p>OCBC had the lowest CIR of the three banks in 3Q 2024 and also saw the largest improvement in CIR as it fell by 0.6 percentage points year on year.</p><p>DBS’s CIR dipped by 0.02 percentage points year on year while UOB’s CIR increased by 0.5 percentage points over the same period.</p><p><strong>Winner: OCBC</strong></p><h2 id=\"id_221099507\">Return on equity (ROE)</h2><p class=\"t-img-caption\"><img src=\"https://community-static.tradeup.com/news/0eb40712ed5c8e379d5521d9f15c468b\" alt=\"Source: DBS, UOB and OCBC 3Q 2024 Earnings Release\" title=\"Source: DBS, UOB and OCBC 3Q 2024 Earnings ROE.</p><p>ROE measures the profitability of each lender with respect to its capital base, and a higher ROE means that a bank can squeeze out more profit per dollar of capital.</p><p>DBS wins this metric by far with an impressive ROE of 18.7% for 3Q 2024, improving on its 3Q 2023 ROE of 18.2%.</p><p>Credit should be given to UOB for increasing its ROE by a full percentage point quarter-on-quarter.</p><p><strong>Winner: DBS</strong></p><h2 id=\"id_674510026\">Non-performing loans ratio</h2><p class=\"t-img-caption\"><img ratio.</p><p>The NPL ratio measures the proportion of a bank’s loans that could go bad and is an indicator of the credit quality of the bank’s loan book.</p><p>Hence, a lower NPL ratio signifies that the bank’s loan book has better credit qualities.</p><p>OCBC takes the cake with an NPL ratio of 0.9%, and it has constantly kept its NPL ratio hovering at the 0.9% to 1% level.</p><p>DBS deserves special mention for lowering its NPL ratio by 0.2 percentage points year on year.</p><p><strong>Winner: OCBC</strong></p><h2 id=\"id_1367483112\">Valuation</h2><p class=\"t-img-caption\"><img banks hit new record highs.DBS Group (SGX: D05) closed at S$42.40 last week while United Overseas Bank (SGX: U11), or UOB, and OCBC Ltd (SGX: O39) ended at S$35.69 and S$16.06, respectively.The ebullient mood came about after all three banks released their latest third quarter of 2024 (3Q 2024) earnings reports.But with all three banks hitting new all-time highs, which is the best one to pick for your portfolio?We compare the trio of blue-chip names using different metrics to try to determine this.Revenue and net profitSource: DBS, UOB and OCBC 3Q 2024 Earnings ReleaseFirst, we look at each bank’s financial performance.It’s a tough comparison for this quarter as all banks did well, growing both their total income and net profit.A high-interest-rate environment helped to boost net interest income while non-interest income also surged for all three lenders.Fee income was boosted by an increase in wealth management fees and credit card spending.Total income increased by nearly the same quantum for all the banks, but DBS emerged as the winner as its net profit jumped by the highest percentage among the trio.Winner: DBSNIMs and loan growthSource: DBS, UOB and OCBC 3Q 2024 Earnings ReleaseNext, we move on to each bank’s net interest margin (NIM) and peek into its loan book.Loan growth was tepid for DBS as it was the only bank among the three to report a slight year-on-year drop in its loan book.UOB posted the strongest loan growth of 5% year on year.But when it came to NIM, OCBC boasted the highest NIM of the trio but also saw the largest year-on-year fall in its NIM, declining by 0.09 percentage points.DBS also saw its NIM tumble by 0.08 percentage points from 2.19% to 2.11% over the same period.Both DBS and OCBC also experienced quarter-on-quarter falls in NIM, by 0.03 and 0.02 percentage points, respectively.Although UOB had the lowest NIM of the three, it saw the smallest year-on-year drop and also kept its NIM steady capital base, and a higher ROE means that a bank can squeeze out more profit per dollar of capital.DBS wins this metric by far with an impressive ROE of 18.7% for 3Q 2024, improving on its 3Q 2023 ROE next metric looks at each bank’s non-performing loans ratio, or NPL ratio.The NPL ratio measures the proportion of a bank’s loans that could go bad and is an indicator of the credit quality of the bank’s loan book.Hence, a lower NPL ratio signifies that the bank’s loan book has better credit qualities.OCBC takes the cake with an NPL ratio of 0.9%, and it has constantly kept its NPL ratio
