in March when the market suffered a massive meltdown.</p>\n<p>As cuts in distribution per unit (DPU) started to happen, some investors started to doubt the viability of investing in REITs long-term.</p>\n<p>But as the COVID-19 outbreak is now largely under control in Singapore, the government is starting to work on a road map to ease the economy into Phase III, which is the final phase of the reopening of our economy.</p>\n<p>Along with it, confidence in REITs has also gradually recovered, especially for those who are poised to enjoy the benefits from the much talked-about ‘new normal’.</p>\n<p>Below are three REITs who have recovered from the March lows and are currently trading near their all-time highs.</p>\n<p><b>Mapletree Industrial Trust (SGX: ME8U)</b></p>\n<p>Mapletree Industrial Trust, or MIT, is an industrial REIT that manages 114 properties in Singapore and North America, with total assets under management of S$5.9 billion.</p>\n<p>MIT’s share price is up over 22% year to date and is trading near its all-time high of S$3.34.</p>\n<p>The REIT’s US portfolio is primarily focused on data centre properties, which have seen high demand due to the acceleration of digitalization amidst the COVID-19 pandemic.</p>\n<p>According to research by Broadgroup, enterprise spending on cloud infrastructure will continue to grow at a compounded annual growth rate (CAGR) of 22% over the next five years.</p>\n<p>This increased spending should translate to a greater appetite for data centres.</p>\n<p>Earlier in June and September, MIT announced plans to further bolster their data centre assets.</p>\n<p>The REIT will make acquisitions ofa 60% stake in 14 data centresin Mapletree Redwood Data Trust Centre (MRDTC) as well as adata centre and office propertyin Virginia, together valued at over S$415 million.</p>\n<p>In MIT’s latest earnings report for the quarter ended 30 June 2020, the REIT highlighted their diverse tenant base.</p>\n<p>They have low dependence on any single tenant or trade sector, with no single sector accounting for more than 18% of gross rental income.</p>\n<p>This resilience, coupled with the REIT’s data centre acquisitions, should provide investors with confidence in MIT’s prospects.</p>\n<p><b>Parkway Life REIT (SGX: C2PU)</b></p>\n<p>Parkway Life REIT is one of Asia’s largest listed healthcare REITs. The REIT’s portfolio includes 53 properties across Singapore, Japan and Malaysia.</p>\n<p>Parkway Life’s share price has risen over 21% in the past year and hit a peak of S$4.29 in September 2020. It’s now trading at around S$4.08.</p>\n<p>As a healthcare-focused REIT, Parkway Life has managed to hold steady amidst the turbulence of the pandemic.</p>\n<p>The REIT reported revenue growth of 4.9% year-on-year for the second quarter ended 30 June 2020, during a period where many other REITs saw a fall in revenue due to rental rebates and waivers.</p>\n<p>This resilience has allowed Parkway Life to raise its DPU for the same period by 2.5% year-on-year to S$0.0336.</p>\n<p>The REIT is on track to maintain their record of raising DPU every single year since its IPO in 2007.</p>\n<p>Going forward, the REIT will enjoy increased rental income from its properties.</p>\n<p>In Singapore, the minimum guaranteed rent (MGR) for hospitals will increase by 1.17% for one year, from 23 August 2020 onwards. This figure is pegged to the consumer price index (CPI), where the MGR will increase by a rate of CPI + 1%.</p>\n<p>The REIT is also focused on acquiring more assets in the healthcare space, with the aim of reducing concentration risk and increasing DPU.</p>\n<p><b>Frasers Logistics & Commercial Trust (SGX: BUOU)</b></p>\n<p>Frasers Logistics & Commercial Trust, or FLCT, is a logistics and commercial REIT that manages 99 properties worth S$6 billion in five major developed markets across the world.</p>\n<p>FLCT’s share price is up 4.7% since 21 October 2019 and reached a high of S$1.47 in September.</p>\n<p>FLCT’s strength comes from its well-diversified portfolio of high-quality tenants.</p>\n<p>No single tenant accounts for more than 4.8% of FLCT’s portfolio by gross rental income (GRI).</p>\n<p>It also counts MNCs such as <b>Alphabet</b>(NASDAQ: GOOGL) and <b>Bayerische Motoren Werke AG</b>(ETR: BMW) amongst their tenants.</p>\n<p>In its latest business update for the quarter ended 30 June 2020, the REIT reported a high portfolio occupancy of 97.2%, as well as a healthy weighted average lease expiry (WALE) of 5.2 years.</p>\n<p>The resilience of FLCT amidst the greatest financial crisis since 2009 has certainly justified the merger between Frasers Logistics & Industrial Trust and <b>Frasers Commercial Trust</b>(SGX: ND8U) that was completed earlier in April.</p>\n<p>Want to know what stocks we like for our portfolio? One is a new service called Buy Now Pay Later, an interest-free installment plan for consumer purchases. PayPal users can now buy and store Bitcoin and other cryptocurrencies on its app. The company aims to allow crypto to be used as a funding source with the 28 million merchants on its platform, acting as a middleman between consumers and businesses. She also sees Mastercard’s earnings per share rising 33.3% versus 17.5% for PayPal’s.</p>\n<p>But the five-year outlook is clearly more favorable for PayPal, with revenue rising 21% a year, compared with 15% for Mastercard, and earnings compounding at a 22% rate, versus 17% for Mastercard.</p>\n<p>The question is whether PayPal’s valuation is getting too rich. At 67 times estimated 2021 per-share earnings, PayPal stock is trading nearly three times more expensive than the S&P 500’s P/E ratio of 23 times earnings. Mastercard goes for 42 times 2021 earnings.</p>\n<p>Nonetheless, Wall Street can’t seem to catch up with PayPal’s fast-rising stock. Since Covid-19 struck the U.S. in March 2020, the central bank has brought more than $2.5 trillion of U.S. Treasury debt, effectively covering more than half of the federal government’s red ink over that time.</p>\n<p><img src=\"https://static.tigerbbs.com/f845f5d5fa4baccad7e30207df549d71\" tg-width=\"620\" tg-height=\"348\">That buying -- together with about $870 billion in purchases of mortgage-backed securities -- has flooded the financial markets with liquidity, contributing to a doubling of the stock market from its pandemic low.</p>\n<p>“It will be like crawling along a knife-edge ridge,” former Bank of England policy maker Charles Goodhart said of the task facing the Fed. “If you do too little you’ll find inflation will just go on accelerating. If you do too much you get into a financial crisis and a recession.”</p>\n<p>Fed officials have said they want to see “substantial further progress” toward their goals of maximum employment and average 2% inflation before reducing current asset purchases of $120 billion per month. None are suggesting that they’re close to achieving that, though some have pressed for discussions to begin on a plan for tapering that buying.</p>\n<p>As Powell has pointed out more than once, payrolls are still substantially below where they were pre-pandemic -- some 7.6 million jobs short, according to the May employment report. And while inflation recently has proven surprisingly rapid -- consumer prices climbed 5% in May from a year earlier -- Powell and other Fed officials have argued that the rise is mostly transitory, the result of temporary bottlenecks as the economy reopens and low readings a year ago when it shut down.</p>\n<p><b>Price Pressures Heat Up</b></p>\n<p>U.S. core and headline inflation both increased more than forecast in May</p>\n<p><img src=\"https://static.tigerbbs.com/320b6b6419ac9bcbe999007f7786196f\" tg-width=\"643\" tg-height=\"330\">“Why would the Fed try to fix bottleneck-driven inflation by signaling earlier rate hikes and hitting demand?” Julia Coronado, president of MacroPolicy Perspectives, asked in a June 14 tweet.</p>\n<p>Instead, after years of falling short of their inflation goal, policy makers will “err on the side of patience” in scaling back stimulus, said former Fed official David Wilcox, who is now at the Peterson Institute for International Economics.</p>\n<p>Powell’s past and potential future also argue for patience. As a Fed governor in 2013, he was among those pushing then-Chairman Ben Bernanke to roll back quantitative easing, only to see the financial markets throw a “taper tantrum” at the mere suggestion such a policy shift was coming.</p>\n<p>With his own term as Fed chair up next February, Powell has an extra incentive to avoid a repeat of such turbulence.</p>\n<p>“While the Fed is an independent institution, its leadership, up for reappointment next year, could not totally ignore the dim view the administration and Democratic Congress would take toward a shift to a more pre-emptive policy stance,” Deutsche Bank chief economist David Folkerts-Landau and colleagues wrote in a June 7 report.</p>\n<p>Some three-quarters of economists surveyed by Bloomberg last week said they expect the Fed to announce between August and year-end that it will begin paring its purchases, with one-third forecasting it won’t fire the starting gun until December.</p>\n<p>It’s not just the timing of the taper that’s up for discussion. So too are its composition and pace.</p>\n<p>The Fed has faced criticism from within and outside the organization for continuing to buy $40 billion of mortgage-backed securities per month while house prices are surging. Vice Chair Randal Quarles said last month that the Fed would “certainly” look at that issue in the context of its taper discussions.</p>\n<p><b>Steady Pace</b></p>\n<p>The last time the Fed wound up a quantitative easing program, in 2014, it shrank its asset purchases at a steady pace.</p>\n<p>“Investors may be lulled into a false sense of security by that experience,” former Fed official William English told a June 8 Deutsche Bank webinar. Given all the uncertainty surrounding the post pandemic economy, “it’s not necessarily going to be the case that the Fed is going to taper in steady steps.”</p>\n<p>Much may depend on the financial markets. The REIT’s portfolio includes 53 properties across Singapore, Japan and Malaysia.</p>\n<p>Parkway Life’s share price has risen over 21% in the past year and hit a peak of S$4.29 in September 2020. It’s now trading at around S$4.08.</p>\n<p>As a healthcare-focused REIT, Parkway Life has managed to hold steady amidst the turbulence of the pandemic.</p>\n<p>The REIT reported revenue growth of 4.9% year-on-year for the second quarter ended 30 June 2020, during a period where many other REITs saw a fall in revenue due to rental rebates and waivers.</p>\n<p>This resilience has allowed Parkway Life to raise its DPU for the same period by 2.5% year-on-year to S$0.0336.</p>\n<p>The REIT is on track to maintain their record of raising DPU every single year since its IPO in 2007.</p>\n<p>Going forward, the REIT will enjoy increased rental income from its properties.</p>\n<p>In Singapore, the minimum guaranteed rent (MGR) for hospitals will increase by 1.17% for one year, from 23 August 2020 onwards. This figure is pegged to the consumer price index (CPI), where the MGR will increase by a rate of CPI + 1%.</p>\n<p>The REIT is also focused on acquiring more assets in the healthcare space, with the aim of reducing concentration risk and increasing DPU.</p>\n<p><b>Frasers Logistics & Commercial Trust (SGX: BUOU)</b></p>\n<p>Frasers Logistics & Commercial Trust, or FLCT, is a logistics and commercial REIT that manages 99 properties worth S$6 billion in five major developed markets across the world.</p>\n<p>FLCT’s share price is up 4.7% since 21 October 2019 and reached a high of S$1.47 in September.</p>\n<p>FLCT’s strength comes from its well-diversified portfolio of high-quality tenants.</p>\n<p>No single tenant accounts for more than 4.8% of FLCT’s portfolio by gross rental income (GRI).</p>\n<p>It also counts MNCs such as <b>Alphabet</b>(NASDAQ: GOOGL) and <b>Bayerische Motoren Werke AG</b>(ETR: BMW) amongst their tenants.</p>\n<p>In its latest business update for the quarter ended 30 June 2020, the REIT reported a high portfolio occupancy of 97.2%, as well as a healthy weighted average lease expiry (WALE) of 5.2 years.</p>\n<p>The resilience of FLCT amidst the greatest financial crisis since 2009 has certainly justified the merger between Frasers Logistics & Industrial Trust and <b>Frasers Commercial Trust</b>(SGX: ND8U) that was completed earlier in April.</p>\n<p>Want to know what stocks we like for our portfolio?
