21 properties in Singapore, two in Germany, and three in Australia.</p><p>The REIT’s total AUM stood at S$24.5 billion as of 31 December 2023.</p><p>2023 saw CICT deliver an admirable financial performance with both revenue and DPU heading higher.</p><p>Gross revenue rose 8.2% year on year to S$1.6 billion while NPI increased 7% year on year to S$1.1 billion.</p><p>DPU edged up 1.6% year on year to S$0.1075, giving CICT’s units a trailing distribution yield of 5.6%.</p><p>The retail and commercial REIT’s portfolio stood strong with a committed portfolio occupancy of 97.3%.</p><p>Both the retail and commercial components enjoyed positive rental reversion of 8.5% and 9%, respectively, for 2023.</p><p>CICT’s retail portfolio also saw tenant sales inch up 1.8% year on year and shopper traffic jump 8.6% year on year.</p><p>The portfolio’s valuation crept up 1.2% year on year, attesting to the strength of demand for CICT’s stable of properties.</p><h2 id=\"id_2630212414\"><a nursing homes in Japan, and strata-titled lots/units in a specialist clinic in Malaysia.</p><p>All these assets have a combined value of around S$2.23 billion as of 31 December 2023.</p><p>2023 saw continued growth for Parkway Life REIT’s revenue and DPU.</p><p>Revenue rose 13.5% year on year to S$147.5 million while NPI increased by 14.1% year on year to S$139.1 million.</p><p>DPU improved by 2.7% year on year to S$0.1477, giving the healthcare REIT’s units a trailing distribution yield of 4.2%.</p><p>Parkway Life REIT has reported an unbroken track record of increasing core DPU since 2007.</p><p>The REIT intends to build a strategic long-term partnership with a local operator to identify assets for purchase.</p><p>It will also focus on rebalancing and optimising its For weeks, investors anticipated AMD’s first major foray in the AI chips space. Now that this event has finally happened, the question is whether shares can continue climbing higher, or if a far less impressive price performance is just around the corner.</p><p>Even before this AI chip launch, price trends appeared to be changing for shares. Since hitting prices topping $125 per share, the stock has slid slightly. However, if we’re going to assess what lies ahead for AMD, we likely need to look at more than just this latest dip. With this, let’s dive in.</p><h2 id=\"id_2289540106\">AMD Stock and the Launch of MI300</h2><p>On Dec. 6, Advanced Micro Devices’ MI300 data center GPU accelerator finally made its debut, at the company’s “Advancing AI” event. As discussed above, the market has been eagerly awaiting MI300’s launch. The success of this product could determine how successful the company is at grabbing AI chip market share from the current market leader, <strong>Nvidia</strong> (NASDAQ:<strong>NVDA</strong>).</p><p>Yes, the stakes are high, and the aforementioned slide in price for AMD stock may signal the market is taking profit now, ahead of disappointment down the road. However, MI300 may not need to be a rip-roaring success to get meaningful results once more shares.</p><p>Advanced Micro Devices has modest initial sales expectations for the MI300. Management has forecasted total revenue of $2 billion in 2024 from this product. Given the massive growth in demand for AI-related hardware, meeting/beating this target is well within-reach.</p><p>That’s not all. $2 billion in sales may sound modest, compared to the substantially greater level of revenue Nvidia is currently generating from its AI GPU products. The sales of this new product alone could go a long way in enabling AMD to continue making a growth comeback.</p><h2 id=\"id_688954023\">2024 May Not Be Another Banner Year</h2><p>NVDA stock has of course been the stronger performer among AI chip plays this year, with its 225.3% move higher since the start of 2023. However, AMD stock hasn’t been a slouch in terms of performance. While not up by triple-digits, shares have experienced a nearly 85% surge in price year-to-date.</p><p>But while success with the MI300, not to mention any other AI-compatible products AMD launches in the coming year, may keep the stock on an upward trajectory, something else may need to happen for shares to surge yet again in 2024.</p><p>Another banner year for AMD hinges far more heavily on a recovery in demand among non-AI end users than is the case with Nvidia, namely chip demand in the PC and gaming markets. Previously, I have noted that a possible launch of AI-enabled PCs next summer by <strong>HP</strong> (NYSE:<strong>HPQ</strong>) could help jumpstart a big demand rebound from this market.</p><p>That said, based upon AMD’s latest updates to its near-term outlook, which was not well-received by the market, the jury’s still out whether the non-AI recovery in subsequent quarters will be enough to sustain bullish sentiment for shares.</p><h2 id=\"id_754982168\">Tread Carefully, but Still Feel Free to Buy</h2><p>Even as the MI300 launch makes big news, there is no big change to my view on this AI chip play.</p><p>Nvidia remains above and beyond my top choice among chip stocks, with high exposure to the generative artificial intelligence trend. However, I’m not exactly writing AMD off as some sort of “also-ran” among AI stocks. The company's step into the booming markets has been rumored for years, with various acquisitions and patents concerning the technologies making the question not if but when Apple would finally pull the trigger.</p><p>Well, it looks like the debut of its long-anticipated headset is finally here, with Bloomberg reporting the company will announce the headset this spring.</p><p>Experts foresee AR and VR becoming a significant focus of technology in the near future. According to Grand View Research, the $25.33 billion AR market is expected to see a 40.9% compound annual growth rate (CAGR) through 2030. Meanwhile, the VR market was worth $21.8 billion in 2021 and will grow at a CAGR of 15% in the same period. And AMD has made promising moves to diversify its business in other lucrative industries.</p><p>In the third quarter of 2022, AMD's gaming segment revenue grew 13.7%, earning $1.63 billion, largely thanks to partnerships with console manufacturers. The Straits Times Index now rests just above the 3,275-point plateau and it's tipped to open in the green again on Monday.The global forecast for the Asian markets is broadly positive on optimism over the outlook for interest rates. Traditionally, when buying an Nvidia graphics card, the higher the number, the better. Aside from that, any graphics cards that have the same model number, like "4080," are expected to perform more or less the same.</p><p>Therefore, when announced, the RTX 4080 16GB and 12GB were expected to perform the same, with the caveat that the extra 4GB VRAM in the higher model would "future-proof" it. That quickly turned out not to be the case. In fact, the difference between the 16GB and 12GB variants was so big that gamers began dubbing the lower model an RTX 4060 in all but name. The backlash was so significant that Nvidia officially "unlaunched" the RTX 4080 12GB.</p><p>Moreover, gamers have been reluctant to upgrade due to the high prices of the RTX 4090 ($1,599) and RTX 4080 16GB ($1,199). It's rumored that Nvidia's RTX 4080 16GB costs as little as $300 to manufacture.
