Despite the recent share price decline, investors thus shouldn&#39;t be &#34;greedy&#34; in the current environment. Instead, being &#34;fearful&#34; and staying away could be the better choice.</p><h3>Why Apple Could Underperform Going Forward</h3><p>Apple is up by a hefty 280% over the last five years. Clearly, everyone that bought it years ago has made a great choice. But that does not mean that buying today will be a similarly good investment. There are several reasons to believe that things will be different going forward.</p><h3>Recession And Business Risks</h3><p>The first reason is that Apple faces considerable risks to its business stemming from both an economic downturn and high inflation. Apple is primarily a consumer hardware company, clearly making it a discretionary consumer goods player. During harsh times, consumers are not saving money by buying less food, fewer cigarettes, or less toothpaste. Instead, they cut back on items that are nice but not necessary - such as a new car, holiday travel, dining at restaurants, or new phones. Many people buy new phones regularly even though their old ones still work - during a recession, that could change. After all, cash-strapped consumers might decide to keep their old phones for a little longer, or they might opt for a cheaper new phone.</p><p>To some degree, Apple is protected by the fact that many of its customers have above-average incomes. But that does not hold true for all of Apple&#39;s customers, and even those with solid incomes are feeling the pinch of inflation and an economic downturn today. This summer, it was reported that two out of three Americans are spending their savings, thus even some people with above-average incomes are coming under pressure from a financial perspective. Combine this with increasing interest rates and a worsening macroeconomic picture, and it would not be surprising to see more consumers opt for fewer or cheaper purchases when it comes to discretionary items, which include Apple&#39;s phones, tablets, PCs, etc. Apple&#39;s service business could be better-protected from this trend, as consumers don&#39;t make big single purchases when they opt for a subscription, but in essence, these items are discretionary (not needed) as well, and even though the service business could fare better, the vast majority of Apple&#39;s revenue and profit is generated by the more vulnerable hardware business.</p><p>Apple is already forecasted to see its revenue growth drop to a low-single-digit rate over the next couple of quarters, according to the analyst consensus. In real terms, this means a significant revenue decline due to inflation running at a high-single-digit rate. Apple has just announced that it would not add to its iPhone orders, as demand is lower than expected. This makes it likely that Wall Street analysts will revise their estimates downward for the next couple of quarters, as Apple looks like it could underperform current expectations, where lower orders than previously thought were not yet accounted for.</p><p>That&#39;s not the only macro issue, however. Apple could also come under pressure from inflation, as expenses rise. This holds true for employee compensation expenses in the United States, where major tech companies such as Apple, Alphabet (GOOG), Microsoft (MSFT), and Amazon (AMZN) are battling over engineers. Earlier this year, Bloomberg reported that Apple was giving out bonuses of up to $200,000 for engineers in order to retain talent. Pay increases for employees naturally increase expenses for Apple. When that goes hand in hand with low or no revenue growth, profits might come under pressure.</p><p>Other expenses are climbing as well, including for manufacturing, e.g. due to rising energy costs. Taiwan Semiconductor Manufacturing (TSM), one of Apple&#39;s largest suppliers, is asking for higher payments per chip in the future. So far, Apple doesn&#39;t want to pay that. But since both companies rely on each other to some degree, it would not be surprising if they eventually agree on some price increase, although possibly less than what TSM is seeking.</p><p>No matter what, it seems pretty clear to me that Apple is exposed to these macro headwinds. Profits will not fall off a cliff, of course. But even stagnant profits would be an issue when we account for high inflation, and it would also not fit well versus the current rather high valuation Apple is trading at, which gets us to the next point.</p><h3>Apple Is Historically Expensive</h3><p>Total returns are driven by underlying growth and shareholder returns. But valuation plays a role as well, due to the potential for multiple expansion and multiple compression. Buying companies when they trade below the normal range is thus a good idea, as it increases the upside potential for investors and as it reduces downside risk. On the other hand, buying at historically high valuations reduces the share price upside, as multiple compression is more likely than further multiple expansion. When shares are bought at a historically high valuation, the downside risk is more pronounced as well, making this a risky choice.</p><p>Apple is a company that is currently trading well above the historic norm:</p><p><img src=\"https://static.tigerbbs.com/13dc74788f8d171077e230ec95c47ca6\" tg-width=\"635\" tg-height=\"450\" referrerpolicy=\"no-referrer\"/>Apple currently is valued at more than 13x forward EBITDA. That&#39;s a pretty high valuation in absolute terms, considering Apple is an established company that&#39;s not growing fast any longer. Even worse, the current valuation is way higher than it used to be in the past. Apple is trading at a 79% premium versus the 10-year average valuation. Even relative to the 5-year median, Apple is currently expensive. Interest rates have risen considerably in recent months, which should, in theory, lead to lower valuations for equities due to higher discount rates. Apple is thus historically expensive at a time when equities should become less expensive than they used to be in a zero-interest-rate-environment.</p><p>I believe that this means two things: First, Apple is at risk of seeing its valuation compress substantially. A reversal toward the historic norm would result in steep losses for investors. Even if that does not happen, it seems likely that future returns will be limited. Secondly, a stock&#39;s valuation can&#39;t increase forever, especially not in a recessionary environment where interest rates are climbing. Multiple normalization should offset some of the underlying growth Apple will generate in the future. In the past, buying Apple at or below the historic valuation norm worked very well. Buying it at historic highs will not work as fine, I believe. Five years ago, Apple was trading for 11x EBITDA - it was inexpensive in absolute terms and not historically expensive. Those that bought back then have benefitted from massive multiple expansion tailwinds. But the same will most likely not happen for those that buy here, as Apple is trading well above the historic norm right now, making further multiple expansion rather unlikely, I think.</p><p>It&#39;s also important to note that the high valuation works against investors when it comes to share repurchases. Those were very effective at creating shareholder value when Apple was trading at half the current valuation. Today, shares have to be bought back at a pretty high multiple, meaning buybacks are less efficient and the positive impact on earnings per share growth will be diminished.</p><h3>Apple Has So Far Not Fallen As Much As The Market</h3><p>I believe that there&#39;s a third reason to not be too optimistic when it comes to Apple&#39;s near-term share price potential. The stock has declined versus recent highs, but not too much. In fact, Apple has outperformed the broad market:</p><p><img src=\"https://static.tigerbbs.com/284ac596a251c5e7af4121a1525060f7\" tg-width=\"635\" tg-height=\"450\" referrerpolicy=\"no-referrer\"/>From this year&#39;s highs, Apple has declined by 16% so far. The broad market has dropped by 23%, while the tech-heavy Nasdaq index (QQQ) has dropped by a hefty 31%. Apple&#39;s outperformance is positive for current holders, especially for those that are looking toward locking in gains. But I do believe that the less pronounced fall in AAPL&#39;s stock, relative to the broad market, makes it less appealing for new buyers. After all, the best deals are made when stocks have dropped a lot. That is the case for a wide range of other equities, including many tech stocks. But since Apple has not dropped much, we don&#39;t really have a pronounced buying opportunity here. Apple&#39;s valuation also has declined less than that of the broad market, which could mean that it has further to fall in the coming weeks.</p><p>Apple repeatedly dropped by 30%, 40%, or even more from its highs over the last decade. Following these drops, it was always a great buy. But such a drop has not yet materialized here. In case it does, current holders would see significant share price declines - and those not buying today, when AAPL is still trading at a historically high valuation, could get a much better buying opportunity down the road.</p><h3>Final Thoughts</h3><p>Apple is a quality company, that is pretty clear. But even quality companies can be bad investments when bought at the wrong price/valuation. Microsoft during the dot.com bubble is a great example of that - despite great margins, great returns on capital, strong growth, and a clean balance sheet, MSFT saw its shares drop massively when the bubble burst.</p><p>Apple is not as overvalued as MSFT was back then, but Apple undoubtedly is expensive. Despite weak expected growth, Apple trades at a premium to the market. And even more telling, it is way more expensive than it used to be.</p><p>Since Apple is not immune to a recession and inflation, I do believe that it is not a good investment at current prices. Instead, they cut back on items that are nice but not necessary - such as a new car, holiday travel, dining at restaurants, or new phones. Many people buy new phones regularly even though their old ones still work - during a recession, that could change. After all, cash-strapped consumers might decide to keep their old phones for a little longer, or they might opt for a cheaper new phone.To some degree, Apple is protected by the fact that many of its customers have above-average incomes. But that does not hold true for all of Apple's customers, and even those with solid incomes are feeling the pinch of inflation and an economic downturn today. This summer, it was reported that two out of three Americans are spending their savings, thus even some people with above-average incomes are coming under pressure from a financial perspective. Combine this with increasing interest rates and a worsening macroeconomic picture, and it would not be surprising to see more consumers opt for fewer or cheaper purchases when it comes to discretionary items, which include Apple's phones, tablets, PCs, etc. Apple's service business could be better-protected from this trend, as consumers don't make big single purchases when they opt for a subscription, but in essence, these items are discretionary (not needed) as well, and even though the service business could fare better, the vast majority of Apple's revenue and profit is generated by the more vulnerable hardware business.Apple is already forecasted to see its revenue growth drop to a low-single-digit rate over the next couple of quarters, according to the analyst consensus. In real terms, this means a significant revenue decline due to inflation running at a high-single-digit rate. Apple has just announced that it would not add to its iPhone orders, as demand is lower than expected. This makes it likely that Wall Street analysts will revise their estimates downward for the next couple of quarters, as Apple looks like it could underperform current expectations, where lower orders than previously thought were not yet accounted for.That's not the only macro issue, however. Apple could also come under pressure from inflation, as expenses rise. This holds true for employee compensation expenses in the United States, where major tech companies such as Apple, Alphabet (GOOG), Microsoft (MSFT), and Amazon (AMZN) are battling over engineers. Earlier this year, Bloomberg reported that Apple was giving out bonuses of up to $200,000 for engineers in order to retain talent. Pay increases for employees naturally increase expenses for Apple. When that goes hand in hand with low or no revenue growth, profits might come under pressure.Other expenses are climbing as well, including for manufacturing, e.g. due to rising energy costs. Taiwan Semiconductor Manufacturing (TSM), one of Apple's largest suppliers, is asking for higher payments per chip in the future. So far, Apple doesn't want to pay that. But since both companies rely on each other to some degree, it would not be surprising if they eventually agree on some price increase, although possibly less than what TSM is seeking.No matter what, it seems pretty clear to me that Apple is exposed to these macro headwinds. Profits will not fall off a cliff, of course. But even stagnant profits would be an issue when we account for high inflation, and it would also not fit well versus the current rather high valuation Apple is trading at, which gets us to the next point.Apple Is Historically ExpensiveTotal returns are driven by underlying growth and shareholder returns. But valuation plays a role as well, due to the potential for multiple expansion and multiple compression. Buying companies when they trade below the normal range is thus a good idea, as it increases the upside potential for investors and as it reduces downside risk. On the other hand, buying at historically high valuations reduces the share price upside, as multiple compression is more likely than further multiple expansion. When shares are bought at a historically high valuation, the downside risk is more pronounced as well, making this a risky choice.Apple is a company that is currently trading well above the historic norm:Apple currently is valued at more than 13x forward EBITDA. That's a pretty high valuation in absolute terms, considering Apple is an established company that's not growing fast any longer. Even worse, the current valuation is way higher than it used to be in the past. Apple is trading at a 79% premium versus the 10-year average valuation. Even relative to the 5-year median, Apple is currently expensive. Interest rates have risen considerably in recent months, which should, in theory, lead to lower valuations for equities due to higher discount rates. Apple is thus historically expensive at a time when equities should become less expensive than they used to be in a zero-interest-rate-environment.I believe that this means two things: First, Apple is at risk of seeing its valuation compress substantially. A reversal toward the historic norm would result in steep losses for investors. Even if that does not happen, it seems likely that future returns will be limited. Secondly, a stock's valuation can't increase forever, especially not in a recessionary environment where interest rates are climbing. Multiple normalization should offset some of the underlying growth Apple will generate in the future. In the past, buying Apple at or below the historic valuation norm worked very well. Buying it at historic highs will not work as fine, I believe. Five years ago, Apple was trading for 11x EBITDA - it was inexpensive in absolute terms and not historically expensive. Those that bought back then have benefitted from massive multiple expansion tailwinds. But the same will most likely not happen for those that buy here, as Apple is trading well above the historic norm right now, making further multiple expansion rather unlikely, I think.It's also important to note that the high valuation works against investors when it comes to share repurchases. Those were very effective at creating shareholder value when Apple was trading at half the current valuation. Today, shares have to be bought back at a pretty high multiple, meaning buybacks are less efficient and the positive impact on earnings per share growth will be diminished.Apple Has So Far Not Fallen As Much As The MarketI believe that there's a third reason to not be too optimistic when it comes to Apple's near-term share price potential. The stock has declined versus recent highs, but not too much. In fact, Apple has outperformed the broad market:From this year's highs, Apple has declined by 16% so far. The broad market has dropped by 23%, while the tech-heavy Nasdaq index (QQQ) has dropped by a hefty 31%. Apple's outperformance is positive for current holders, especially for those that are looking toward locking in gains. But I do believe that the less pronounced fall in AAPL's stock, relative to the broad market, makes it less appealing for new buyers. After all, the best deals are made when stocks have dropped a lot. That is the case for a wide range of other equities, including many tech stocks. But since Apple has not dropped much, we don't really have a pronounced buying opportunity here. Apple's valuation also has declined less than that of the broad market, which could mean that it has further to fall in the coming weeks.Apple repeatedly dropped by 30%, 40%, or even more from its highs over the last decade. Following these drops, it was always a great buy. But such a drop has not yet materialized here. In case it does, current holders would see significant share price declines - and those not buying today, when AAPL is still trading at a historically high valuation, could get a much better buying opportunity down the road.Final ThoughtsApple is a quality company, that is pretty clear. But even quality companies can be bad investments when bought at the wrong price/valuation. Microsoft during the dot.com bubble is a great example of that - despite great margins, great returns on capital, strong growth, and a clean balance sheet, MSFT saw its shares drop massively when the bubble burst.Apple is not as overvalued as MSFT was back then, but Apple undoubtedly is expensive. Despite weak expected growth, Apple trades at a premium to the market. And even more telling, it is way more expensive than it used to be.Since Apple is not immune to a recession and inflation, I do believe that it is not a good investment at current prices. they serve mainly heartlanders living in HDB estates.</p><p>More than half of FCT’s gross rental income (GRI) is tagged to essential services, which are more resilient during a downturn.</p><p>Shopper traffic hit 73% of pre-COVID levels in April, but tenant sales have exceeded the pre-pandemic levels by 12%.</p><p>This statistic shows that people are spending more per trip and bodes well for the REIT.</p><p>FCT’s gross revenue and net property income (NPI) have increased by 1.5% and 3.8% year on year, respectively.</p><p>Distribution per unit (DPU) has inched up 2.3% year on year to S$0.06136.</p><p>The retail REIT’s aggregate leverage stood at 33.3% as of 31 March 2022, providing sufficient debt capacity for the REIT to conduct more acquisitions.</p><p><b>Digital Core REIT (SGX: DCRU)</b></p><p>Digital Core REIT, or DCR, owns a portfolio of 10 data centres valued at around US$1.46 billion.</p><p>All its properties are fully occupied with a weighted average lease expiry of 5.5 years.</p><p>For the first quarter of 2022 (1Q2022), DCR’s distributable income came in at US$12.1 million, 1.9% above its forecast.</p><p>Back when DCR was first listed, it offered a 4.75% distribution yield at its IPO price of US$0.88.</p><p>The REIT’s units have since tumbled to a 52-week low, bringing its prospective distribution yield to 5.5%.</p><p>With aggregate leverage of 26% and a low cost of debt of 2.1%, the REIT is well-positioned for acquisitions that can help boost its DPU.</p><p>Its sponsor, <b>Digital Realty Trust</b>(NYSE: DLR) is a US$37.4 billion data centre REIT with more than 290 data centres within its portfolio.</p><p>DCR has identified around US$500 million to US$1 billion worth of acquisitions from a pipeline of US$15 billion.</p><p><b>Nike (NYSE: NKE)</b></p><p>Nike is one of the largest sports apparel and footwear retailers in the world.</p><p>The US$159 billion company is known for its innovative footwear that’s worn by world-class athletes.</p><p>Nike recently announced a creditable set of earnings for its fiscal year ended 31 May 2022.</p><p>Revenue was up 5% year on year to US$46.7 billion while net income increased by 6% year on year to US$6 billion.</p><p>The company is currently trading close to its 52-week low of US$99.50 as it took a US$150 million charge related to its decision to exit Russia due to the Russian-Ukraine conflict.</p><p>Demand remained firm for Nike’s products as affluent customers continued spending on higher-priced products.</p><p>The company’s board also authorised a new four-year, US$18 billion share buyback plan.</p><p><b>DBS Group (SGX: D05)</b></p><p>DBS Group needs no introduction, being the largest bank in Singapore.</p><p>The lender reported its second-highest net profit on record despite seeing a 10% year on year decline in net profit for its1Q2022 earnings.</p><p>The group is trading close to its 52-week low of S$29.18 as investors remain bearish on the economy.</p><p>One tailwind that DBS should enjoy is rising interest rates.</p><p>Higher rates should result in an improvement in the bank’s net interest margin, which in turn will lift its net interest income.</p><p>DBS has estimated that every rise of one percentage point in the Federal Funds Rate will increase its net interest income by S$1.9 billion, or more than one-fifth of its total FY2021 net interest income.</p><p>Thus far, the US Federal Reserve has hiked interest rates by 0.75 percent and looks poised to continue raising rates at its policy meeting later this month.</p><p>Let’s not forget that the bank has also acquired <b>Citigroup’s</b>(NYSE: C) Taiwan consumer banking business for around US$2.2 billion, helping to further boost its Asian increasing to S$10.74 per square foot per month (psfpm) in the second quarter of 2022 (2Q2022), up 2.7% quarter on quarter.</p><p>At this level, rents are just a whisker away from the pre-pandemic high of S$10.81 psfpm set in 4Q2019.</p><p>Should dividend-seeking investors consider buying into commercial REITs to take advantage of this trend?</p><p><b>No pure-play commercial REIT</b></p><p>First off, let’s tally the list of REITs with exposure to Singapore commercial properties.</p><p>It may come as a surprise to know that there is no pure-play Singapore commercial REIT listed on the Singapore stock exchange.</p><p>One of the more prominent REITs backed by sponsor <b>CapitaLand Investment Limited</b>(SGX: 9CI) is <b>CapitaLand Integrated Commercial Trust</b>(SGX: C38U), or CICT.</p><p>Of CICT’s total assets under management (AUM) of S$22.9 billion, 39% comprise office properties with 93% of the portfolio based in Singapore real estate.</p><p>For <b>Keppel REIT</b>(SGX: K71U), more than three-quarters of its S$8.9 billion Grade A commercial portfolio was in Singapore properties.</p><p><b>Mapletree Commercial Trust</b>(SGX: N2IU), or MCT, has a portfolio comprising retail and commercial properties in Singapore.</p><p>For its fiscal 2022 (FY2022), around 63% and 65% of the REIT’s gross revenue and net property income (NPI) came from commercial properties, respectively.</p><p><b>Suntec REIT</b>(SGX: T82U) has around one-third of revenue and 35% of NPI attributable to Singapore commercial properties for 1Q2022.</p><p>The fifth REIT to have exposure to Singapore office property is <b>OUE Commercial REIT</b>(SGX: TS0U), which owns prominent buildings such as OUE Bayfront and One Raffles Place.</p><p>Slightly more than half of the REIT’s assets are in Singapore office properties while 55.8% of total revenue comes from this segment.</p><p><b>A majority of these REITs will benefit</b></p><p>Drilling a little deeper, we delve into the average rents and rent reversion for the above REITs.</p><p>CICT’s Singapore office assets reported rent of S$10.49 psfpm with an upward rent reversion of 9.3% for 1Q2022.</p><p>The latest rent of S$10.74 psfpm is 2.4% higher than CICT’s reported passing rent, implying there is further room for rental rates to move higher.</p><p>Average expiring rents for Keppel REIT’s Singapore office leases are S$10.10 psfpm for 2022, S$10.84 psfpm for 2023, and S$10.72 psfpm for 2024.</p><p>As rents are on an upward trend and Keppel REIT has the bulk of its portfolio in Singapore, the office REIT looks set to receive revenue and NPI boost.</p><p>MCT also saw positive rental reversion for its office and business park segment of 1.7% for FY2022, and the retention rate stood at close to 88% by net lettable area (NLA).</p><p>Committed occupancy for Suntec REIT’s office portfolio remained high at 97.8% as of 31 March 2022 with a positive rent reversion of 5.1%.</p><p>The average expired rents for OUE Commercial REIT’s Singapore commercial assets were more varied, ranging from a low of S$8.68 psfpm for OUE Downtown Office to S$12.93 psfpm for OUE Bayfront.</p><p><b>Stick with strong sponsors and a track record</b></p><p>The good news is that REITs are reporting healthy numbers and robust operating statistics for their Singapore office portfolios, and this trend looks set to continue after JLL’s findings.</p><p>As a rule, you should stick with REITs that have strong sponsors with a proven track record of delivering healthy distribution per unit (DPU) increases.</p><p>Keppel REIT’s DPU has risen year on year since FY2019, demonstrating its resilience in the face of the pandemic.</p><p>It also has <b>Keppel Corporation Limited</b>(SGX: BN4), a blue-chip conglomerate, as its sponsor.</p><p>CICT saw its DPU get hit in 2020 due to its retail component, but it has managed a tentative recovery in FY2021 with DPU rising by 19.7% year on year to S$0.104.</p><p>MCT saw its DPU for FY2022 inch up 0.4% year on year to S$0.0953 despite its retail property, VivoCity, getting hit by movement restrictions.</p><p>With a strong sponsor in Mapletree Investments Pte Ltd and the These levels are not all that dissimilar to what was witnessed in August and September of 2020. That period, of course, led to a period of strong volatility through the end of October and ultimately the group's underperformance vs. the S&amp;P 500 for some time.</p>\n<p>Amazon (AMZN) and Apple (AAPL) are two of the stocks leading the charge, and they, too, just like the broader index, are now extremely overbought. This has nothing to do with their long-term fundamental prospect.</p>\n<p>It appears investors continue to dump thereflation tradeand are moving into the technology/growth names as interest rates have fallen. However, this has created severely overheated conditions, which can be seen through technical and options market analysis.</p>\n<p><b>Extremely Overbought</b></p>\n<p>The relative strength index on the NASDAQ 100 ETF is currently above 77. Levels this high on the RSI over time lead to rather steep declines in the NASDAQ 100 ETF. While that doesn't always have to be the case, on at least 4 of the past 6 occasions since 2017, the NASDAQ experienced a 10% pullback or more following the RSI getting to this level. The other two times saw flat price action or a drawdown of around 6%.</p>\n<p><img src=\"https://static.tigerbbs.com/62338c2b12bb90d24d73dd75e14fa44f\" tg-width=\"640\" tg-height=\"423\" referrerpolicy=\"no-referrer\"></p>\n<p>Additionally, there has been an increase in call buying activity in some of the biggest NASDAQ components, such as Apple and Amazon. Each of which has surged to an all-time high in recent days. This appears to have the marking of what is a gamma squeeze. This is when we see a lot of call buying forcing market makers to buy more of the underlying stock, which helps drive the stock price higher. It also results in the market maker raising the implied volatility levels, making buying a call more expensive. This is an effort for the market maker to offset the added risk they are taking; simultaneously, volume tends to slow because the calls become more expensive. Once the options volume slows enough, the market maker is overhedged and then turns around and starts selling the stock.</p>\n<p><b>Apple and Amazon</b></p>\n<p>Call volume has exploded in Apple since the beginning of July, which has helped push the stock price higher. Additionally, it is easy to see that implied volatility levels have been rising with the stock price. This has the characteristics of a gamma squeeze.</p>\n<p><img src=\"https://static.tigerbbs.com/736e128f7b131012600b11986c4b1470\" tg-width=\"640\" tg-height=\"427\" referrerpolicy=\"no-referrer\"></p>\n<p>This can also be witnessed by watching the CBOE VIX on Apple or Amazon. The two stocks have seen a visible rise in their respective VIX reading suggesting that volatility in both has risen sharply. The last time something similar happened was in late August and early September last year, and it marked the end of the two stocks' big moves higher.</p>\n<p><img src=\"https://static.tigerbbs.com/77a8d21628bbec14b39b3c2d316b1005\" tg-width=\"640\" tg-height=\"314\" referrerpolicy=\"no-referrer\"></p>\n<p>Like Apple, Amazon has also seen its call volume explode since the beginning of July.</p>\n<p><img src=\"https://static.tigerbbs.com/4cba6af1f06917c2355a4d09a94f0f03\" tg-width=\"640\" tg-height=\"427\" referrerpolicy=\"no-referrer\"></p>\n<p>Additionally, we have seen both Apple and Amazon reach very overbought levels in the short term. Apple's RSI has reached 81 in recent days, and while it doesn't always lead to a sharp decline in the stock, 4 out of the last 5 times it has gotten this high, it resulted in a decline of 10% or more.</p>\n<p><img src=\"https://static.tigerbbs.com/03e3483f4615a1b1dfb3bcc64256631d\" tg-width=\"640\" tg-height=\"314\" referrerpolicy=\"no-referrer\"></p>\n<p>Like Apple, Amazon has seen its RSI climb to over 77, and like Apple, it doesn't always result in the stock falling sharply. These levels are not all that dissimilar to what was witnessed in August and September of 2020. That period, of course, led to a period of strong volatility through the end of October and ultimately the group's underperformance vs. the S&P 500 for some time.\nAmazon (AMZN) and Apple (AAPL) are two of the stocks leading the charge, and they, too, just like the broader index, are now extremely overbought. This has nothing to do with their long-term fundamental prospect.\nIt appears investors continue to dump thereflation tradeand are moving into the technology/growth names as interest rates have fallen. However, this has created severely overheated conditions, which can be seen through technical and options market analysis.\nExtremely Overbought\nThe relative strength index on the NASDAQ 100 ETF is currently above 77. Levels this high on the RSI over time lead to rather steep declines in the NASDAQ 100 ETF. While that doesn't always have to be the case, on at least 4 of the past 6 occasions since 2017, the NASDAQ experienced a 10% pullback or more following the RSI getting to this level. The other two times saw flat price action or a drawdown of around 6%.\n\nAdditionally, there has been an increase in call buying activity in some of the biggest NASDAQ components, such as Apple and Amazon. Each of which has surged to an all-time high in recent days. This appears to have the marking of what is a gamma squeeze. This is when we see a lot of call buying forcing market makers to buy more of the underlying stock, which helps drive the stock price higher. It also results in the market maker raising the implied volatility levels, making buying a call more expensive. This is an effort for the market maker to offset the added risk they are taking; simultaneously, volume tends to slow because the calls become more expensive. Once the options volume slows enough, the market maker is overhedged and then turns around and starts selling the stock.\nApple and Amazon\nCall volume has exploded in Apple since the beginning of July, which has helped push the stock price higher. Additionally, it is easy to see that implied volatility levels have been rising with the stock price. This has the characteristics of a gamma squeeze.\n\nThis can also be witnessed by watching the CBOE VIX on Apple or Amazon. The two stocks have seen a visible rise in their respective VIX reading suggesting that volatility in both has risen sharply. The last time something similar happened was in late August and early September last year, and it marked the end of the two stocks' big moves higher.\n\nLike Apple, Amazon has also seen its call volume explode since the beginning of July.\n\nAdditionally, we have seen both Apple and Amazon reach very overbought levels in the short term. Apple's RSI has reached 81 in recent days, and while it doesn't always lead to a sharp decline in the stock, 4 out of the last 5 times it has gotten this high, it resulted in a decline of 10% or more.\n\nLike Apple, Amazon has seen its RSI climb to over 77, and like Apple, it doesn't always result in the stock falling sharply. But at least 7 out of the last 8 times the stock's RSI has reached a level this extreme has resulted in a pullback of 10% or more.\n\nOf course, none of this happening is likely a coincidence; in fact, it is probably because this Friday marks the monthly expiration date. This means that the options market is holding the equity market in place right now and helps to offer support to it. It would be years before Amazon moved into a series of gleaming glass buildings in downtown Seattle, with a campus that spans over several city blocks and encompasses three glass orbs filled with plants from around the world.\nBezos refused to take the elevator up to Amazon’s 14th floor office in the historic building, commonly referred to as the old PacMed Center, Hiatt recalls. These levels are not all that dissimilar to what was witnessed in August and September of 2020. That period, of course, led to a period of strong volatility through the end of October and ultimately the group's underperformance vs. the S&amp;P 500 for some time.</p>\n<p>Amazon (AMZN) and Apple (AAPL) are two of the stocks leading the charge, and they, too, just like the broader index, are now extremely overbought. This has nothing to do with their long-term fundamental prospect.</p>\n<p>It appears investors continue to dump thereflation tradeand are moving into the technology/growth names as interest rates have fallen. However, this has created severely overheated conditions, which can be seen through technical and options market analysis.</p>\n<p><b>Extremely Overbought</b></p>\n<p>The relative strength index on the NASDAQ 100 ETF is currently above 77. Levels this high on the RSI over time lead to rather steep declines in the NASDAQ 100 ETF. While that doesn't always have to be the case, on at least 4 of the past 6 occasions since 2017, the NASDAQ experienced a 10% pullback or more following the RSI getting to this level. The other two times saw flat price action or a drawdown of around 6%.</p>\n<p><img src=\"https://static.tigerbbs.com/62338c2b12bb90d24d73dd75e14fa44f\" tg-width=\"640\" tg-height=\"423\" referrerpolicy=\"no-referrer\"></p>\n<p>Additionally, there has been an increase in call buying activity in some of the biggest NASDAQ components, such as Apple and Amazon. Each of which has surged to an all-time high in recent days. This appears to have the marking of what is a gamma squeeze. This is when we see a lot of call buying forcing market makers to buy more of the underlying stock, which helps drive the stock price higher. It also results in the market maker raising the implied volatility levels, making buying a call more expensive. This is an effort for the market maker to offset the added risk they are taking; simultaneously, volume tends to slow because the calls become more expensive. Once the options volume slows enough, the market maker is overhedged and then turns around and starts selling the stock.</p>\n<p><b>Apple and Amazon</b></p>\n<p>Call volume has exploded in Apple since the beginning of July, which has helped push the stock price higher. Additionally, it is easy to see that implied volatility levels have been rising with the stock price. This has the characteristics of a gamma squeeze.</p>\n<p><img src=\"https://static.tigerbbs.com/736e128f7b131012600b11986c4b1470\" tg-width=\"640\" tg-height=\"427\" referrerpolicy=\"no-referrer\"></p>\n<p>This can also be witnessed by watching the CBOE VIX on Apple or Amazon. The two stocks have seen a visible rise in their respective VIX reading suggesting that volatility in both has risen sharply. The last time something similar happened was in late August and early September last year, and it marked the end of the two stocks' big moves higher.</p>\n<p><img src=\"https://static.tigerbbs.com/77a8d21628bbec14b39b3c2d316b1005\" tg-width=\"640\" tg-height=\"314\" referrerpolicy=\"no-referrer\"></p>\n<p>Like Apple, Amazon has also seen its call volume explode since the beginning of July.</p>\n<p><img src=\"https://static.tigerbbs.com/4cba6af1f06917c2355a4d09a94f0f03\" tg-width=\"640\" tg-height=\"427\" referrerpolicy=\"no-referrer\"></p>\n<p>Additionally, we have seen both Apple and Amazon reach very overbought levels in the short term. Apple's RSI has reached 81 in recent days, and while it doesn't always lead to a sharp decline in the stock, 4 out of the last 5 times it has gotten this high, it resulted in a decline of 10% or more.</p>\n<p><img src=\"https://static.tigerbbs.com/03e3483f4615a1b1dfb3bcc64256631d\" tg-width=\"640\" tg-height=\"314\" referrerpolicy=\"no-referrer\"></p>\n<p>Like Apple, Amazon has seen its RSI climb to over 77, and like Apple, it doesn't always result in the stock falling sharply. But at least 7 out of the last 8 times the stock's RSI has reached a level this extreme has resulted in a pullback of 10% or more.</p>\n<p><img src=\"https://static.tigerbbs.com/666382d7cd3012f5525983b62d9bf4fa\" tg-width=\"640\" tg-height=\"314\" referrerpolicy=\"no-referrer\"></p>\n<p>Of course, none of this happening is likely a coincidence; in fact, it is probably because this Friday marks the monthly expiration date. This means that the options market is holding the equity market in place right now and helps to offer support to it. These levels are not all that dissimilar to what was witnessed in August and September of 2020. That period, of course, led to a period of strong volatility through the end of October and ultimately the group's underperformance vs. the S&P 500 for some time.\nAmazon (AMZN) and Apple (AAPL) are two of the stocks leading the charge, and they, too, just like the broader index, are now extremely overbought. This has nothing to do with their long-term fundamental prospect.\nIt appears investors continue to dump thereflation tradeand are moving into the technology/growth names as interest rates have fallen. However, this has created severely overheated conditions, which can be seen through technical and options market analysis.\nExtremely Overbought\nThe relative strength index on the NASDAQ 100 ETF is currently above 77. Levels this high on the RSI over time lead to rather steep declines in the NASDAQ 100 ETF. While that doesn't always have to be the case, on at least 4 of the past 6 occasions since 2017, the NASDAQ experienced a 10% pullback or more following the RSI getting to this level. The other two times saw flat price action or a drawdown of around 6%.\n\nAdditionally, there has been an increase in call buying activity in some of the biggest NASDAQ components, such as Apple and Amazon. Each of which has surged to an all-time high in recent days. This appears to have the marking of what is a gamma squeeze. This is when we see a lot of call buying forcing market makers to buy more of the underlying stock, which helps drive the stock price higher. It also results in the market maker raising the implied volatility levels, making buying a call more expensive. This is an effort for the market maker to offset the added risk they are taking; simultaneously, volume tends to slow because the calls become more expensive. Once the options volume slows enough, the market maker is overhedged and then turns around and starts selling the stock.\nApple and Amazon\nCall volume has exploded in Apple since the beginning of July, which has helped push the stock price higher. Additionally, it is easy to see that implied volatility levels have been rising with the stock price. This has the characteristics of a gamma squeeze.\n\nThis can also be witnessed by watching the CBOE VIX on Apple or Amazon. The two stocks have seen a visible rise in their respective VIX reading suggesting that volatility in both has risen sharply. The last time something similar happened was in late August and early September last year, and it marked the end of the two stocks' big moves higher.\n\nLike Apple, Amazon has also seen its call volume explode since the beginning of July.\n\nAdditionally, we have seen both Apple and Amazon reach very overbought levels in the short term. Apple's RSI has reached 81 in recent days, and while it doesn't always lead to a sharp decline in the stock, 4 out of the last 5 times it has gotten this high, it resulted in a decline of 10% or more.\n\nLike Apple, Amazon has seen its RSI climb to over 77, and like Apple, it doesn't always result in the stock falling sharply. But at least 7 out of the last 8 times the stock's RSI has reached a level this extreme has resulted in a pullback of 10% or more.\n\nOf course, none of this happening is likely a coincidence; in fact, it is probably because this Friday marks the monthly expiration date. This means that the options market is holding the equity market in place right now and helps to offer support to it.
