aligned for growth.</p><p>Companies could be bogged down by an unprofitable division or devote too many resources to a loss-making segment.</p><p>By undertaking a major corporate restructuring, these businesses can shed the underperforming division and become more profitable.</p><p>Restructuring can also help a business to divest a division that is too capital-intensive, allowing it to become asset-light and freeing it of heavy capital commitments.</p><p>Several blue-chip companies have, in recent years, undergone a radical transformation.</p><p>We review each example to see if their share prices can continue to do well post-reorganisation.</p><h2>Keppel Corporation Limited (SGX: BN4)</h2><p>Keppel Corporation is a conglomerate that used to have four core divisions: energy and environment, urban development, connectivity, and asset management.</p><p>It has been nearly two years since Keppel Corporation and <strong>Seatrium Ltd</strong> (SGX: S51), formerly known as Sembcorp Marine Ltd, explored a potential combination.</p><p>Late last year, Keppel finally decided to divest its offshore and marine (O&M) division to Seatrium in a S$4.5 billion merger.</p><p>Investors should note that shareholders of Keppel also received 19.13 shares of Seatrium for each share of Keppel Corporation as a dividend-in-specie.</p><p>The group has announced an encouraging set of earnings for its fiscal 2023ās first quarter (1Q 2023).</p><p>Both revenue and net profit increased year on year for 1Q 2023 with the group recognising a disposal gain of S$3.3 billion from the divestment of the O&M division.</p><p>In addition, Keppel has also received S$500 million from the above transaction and has delivered a total shareholder return of close to 78% from January 2022 till March 2023.</p><p>There may be more to come from the transformed group as it works towards its Vision 2030 goals of growing its recurring income and executing its asset-light model.</p><p>Earlier this month, Keppel Corporation announced another major reorganisation by creating three platforms to create a virtuous investment cycle.</p><p>It will also change its reporting structure to focus more on its recurring income sources and fee-based asset management arm.</p><p>Investors need to wait for more information on these initiatives, but there is a good chance that Keppel can once again pull off a successful change and continue to grow.</p><h2>CapitaLand Investment Limited (SGX: 9CI)</h2><p>CapitaLand Investment Limited, CLI, is a real estate investment manager (REIM) with S$132 billion of real estate assets under management and S$88 billion of funds under management as of 31 December 2022.</p><p>But it has been less than two years since CLI was listed as a REIM.</p><p>Back in March 2021, CapitaLand Limited had mooted the idea of a major restructuring by spinning off its investment management division and privatising its development arm.</p><p>CLI started trading in September 2021 and since then, has enjoyed a share price uplift of close to 16%.</p><p>Since then, the business has done well, with 2022ās core net profit rising by 23% year on year to S$609 million.</p><p>Not only has CLI declared a cash dividend of S$0.12, but it has also doled out a dividend-in-specie of units in <strong>CapitaLand Ascott Trust</strong> (SGX: HMN).</p><p>With the business doing asset light along with a strong recovery witnessed at its lodging unit, CLI looks poised to continue doing well.</p><h2>Sembcorp Industries Ltd (SGX: U96)</h2><p>Sembcorp Industries Ltd, or SCI, should be feeling much lighter after divesting its entire stake in Seatrium Limited after a rights issue announced by the latter nearly three years ago.</p><p>The major transaction, which left SCI with just its companies have, in recent years, undergone a radical transformation.We review each example to see if their share prices can continue to do well post-reorganisation.Keppel Corporation Limited (SGX: BN4)Keppel Corporation is a conglomerate that used to have four core divisions: energy and environment, urban development, connectivity, and asset management.It has been nearly two years since Keppel Corporation and Seatrium Ltd (SGX: S51), formerly known as Sembcorp Marine Ltd, explored a potential combination.Late last year, Keppel finally decided to divest its offshore and marine (O&M) division to Seatrium in a S$4.5 billion merger.Investors should note that shareholders of Keppel also received 19.13 shares of Seatrium for each share of Keppel Corporation as a dividend-in-specie.The group has announced an encouraging set of earnings for its fiscal 2023ās first quarter (1Q 2023).Both revenue and net profit increased year on year for 1Q 2023 with the group recognising a disposal gain of S$3.3 billion from the divestment of the O&M division.In addition, Keppel has also received S$500 million from the above transaction and has delivered a total shareholder return of close to 78% from January 2022 till March 2023.There may be more to come from the transformed group as it works towards its Vision 2030 goals of growing its recurring income and executing its asset-light model.Earlier this month, Keppel Corporation announced another major reorganisation by creating three platforms to create a virtuous investment cycle.It will also change its reporting structure to focus more on its recurring income sources and fee-based asset management arm.Investors need to wait for more information on these initiatives, but there is a good chance that Keppel can once again pull off a successful change and continue to grow.CapitaLand Investment Limited (SGX: 9CI)CapitaLand Investment Limited, CLI, is a real estate investment manager (REIM) with S$132 billion of real estate assets under management and S$88 billion of funds under management as of 31 December 2022.But it has been less than two years since CLI was listed as a REIM.Back in March 2021, CapitaLand Limited had mooted the idea of a major restructuring by spinning off its investment management division and privatising its development arm.CLI started trading in September 2021 and since then, has enjoyed a share price uplift of close to 16%.Since then, the business has done well, with 2022ās core net profit rising by 23% year on year to S$609 million.Not only has CLI declared a cash dividend of S$0.12, but it has also doled out a dividend-in-specie of units in CapitaLand Ascott Trust (SGX: HMN).With the business doing asset light along with a strong recovery witnessed at its lodging unit, CLI looks poised to continue doing well.Sembcorp Industries Ltd (SGX: U96)Sembcorp Industries Ltd, or SCI, should be feeling much lighter after divesting its entire stake in Seatrium Limited after a rights issue Not 3 reit?","images":[],"top":1,"highlighted":1,"essential":1,"paper":1,"likeSize":0,"commentSize":0,"repostSize":0,"link":"https://ttm.financial/post/9940798867","repostId":"1191884222","repostType":2,"repost":{"id":"1191884222","kind":"news","pubTimestamp":1678152985,"share":"https://ttm.financial/m/news/1191884222?lang=&edition=fundamental","pubTime":"2023-03-07 09:36","market":"sg","language":"en","title":"4 Singapore REITs That Reported a Rise in DPU in March","url":"https://stock-news.laohu8.com/highlight/detail?id=1191884222","media":"The Smart Investor","summary":"It may seem hard to believe, but theĀ REIT sectorĀ remains one of the most dependable sources ofdivide","content":"<html><head></head><body><p><img src=\"https://static.tigerbbs.com/f162f15d8876f47e2241f407f20f107f\" tg-width=\"800\" tg-height=\"533\" referrerpolicy=\"no-referrer\" width=\"100%\" height=\"auto\"/>It may seem hard to believe, but theĀ REIT sectorĀ remains one of the most dependable sources ofdividendsfor income-driven investors.</p><p>Investors have been hit by a deluge of bad news ashigh interest ratesandsurging inflationmake the headlines.</p><p>Despite these challenges, we highlightedseveral REITsthat managed to raise their distribution per unit (DPU) last month.</p><p>And as the earnings season comes to a close, several more REITs popped up that also reported a rise in their DPUs.</p><p>This handful of REITs is not only paying out more to investors but has also reported strong operating metrics that should stand them in good stead to weather this storm.</p><p>Here are another four Singapore REITs that saw their DPUs rise.</p><p><b>United Hampshire US REIT (SGX: ODBU)</b></p><p>United Hampshire US REIT, or UHREIT, is a REIT that invests in a portfolio of grocery-anchored and necessity-based retail properties in the US.</p><p>Its portfolio consists of 21 retail properties and two self-storage properties with assets under management (AUM) of US$738.7 million as of 31 December 2022.</p><p>2022 saw the REIT post a 22.2% year on year jump in revenue to US$67.5 million.</p><p>Net property income (NPI) rose 12.2% year on year to US$47.1 million with adjusted DPU (excluding top-ups and stipulated damages) improving by 9.3% year on year to US$0.0585.</p><p>UHREITās portfolio enjoyed a high committed occupancy of 96.9% with a long weighted average lease expiry (WALE) of 7.5 years.</p><p>Aggregate leverage stood at 41.8% with 81.4% of its borrowings on fixed rates.</p><p>The retail REIT announced a new development initiative to build a 63,000-square-foot building in Florida and has secured a 15-year lease withĀ <b>Academy Sports</b>(NASDAQ: ASO).</p><p>The opening of this new store is slated for the first quarter of 2025.</p><p><b>Lendlease Global Commercial REIT (SGX: JYEU)</b></p><p>Lendlease Global Commercial REIT, or LREIT, owns a portfolio of three core assets.</p><p>Two are located in Singapore ā Jem (an office and retail property) and 313 Somerset (a prime retail mall), while the third is Sky Complex in Milan, Italy, which comprises three Grade A office buildings.</p><p>These properties have a value of S$3.6 billion as of 30 June 2022.</p><p>LREIT pulled off a commendable financial performance for its fiscal 2023ās first half (1H FY2023) ending 31 December 2022.</p><p>Gross revenue surged by 159.6% year on year to S$101.7 million while NPI improved by 157.8% year on year to S$76.4 million, principally because of the addition of Jem during the fiscal year.</p><p>DPU inched up 2.1% year on year to S$0.0245.</p><p>LREIT maintained solid operating metrics with committed occupancy at 99.8% and a WALE of 8.3 years.</p><p>The REIT also enjoyed a positive rental reversion of 2% for its retail segment.</p><p>LREITās gearing ratio stood at 39.2% with around 61% of its loans hedged to fixed rates.</p><p><b>CapitaLand India Trust (SGX: CY6U)</b></p><p>CapitaLand India Trust, or CLINT, is an India-focused industrial REIT with a portfolio of eight IT business parks, a logistics park, an industrial facility and three data centres across five states in India.</p><p>Its AUM stood at S$2.5 billion as of 31 December 2022.</p><p>The REIT pulled off a respectable performance for its 2022 earnings, with property income rising by 9% year on year to S$210.6 million.</p><p>NPI increased by 7% year on year to S$166.8 million while DPU edged up 5% year on year to S$0.0819.</p><p>Units of the REIT sport a 7.3% distribution yield.</p><p>CLINT saw its committed occupancy rise by five percentage points in 2022 to 92%.</p><p>Its portfolio valuation also eked out a small 0.4% year on year increase during the year. The increase would have been much higher (+11.7%) if not for the depreciation of the Indian Rupee against the Singapore Dollar.</p><p>The REITās gearing stood at 37% with slightly more than three-quarters of its loans on fixed rates.</p><p>However, its weighted average cost of debt stood fairly high at 5.9%.</p><p>CLINT has demonstrated a solid track record of growing its portfolioās floor area over the years, going from 3.6 million square feet (sqft) at IPO to 15.5 million sqft as of 31 December 2022.</p><p>Looking ahead, the REIT plans to grow further through its development pipeline and third-party acquisitions.</p><p><b>Cromwell European REIT (SGX: CWBU)</b></p><p>Cromwell European REIT, or CEREIT, has a portfolio of more than 110 properties in numerous European and Nordic countries such as France, Germany, Finland, and Denmark, just to name a few.</p><p>Its portfolio value stood at ā¬2.5 billion as of 31 December 2022.</p><p>2022 saw gross revenue rise 11% year on year to ā¬222.1 million with NPI growing by 5.1% year on year to ā¬136.8 million.</p><p>DPU inched up 1.3% year on year to ā¬0.17189.</p><p>Occupancy hit a new record high of 96% with a strong positive rental reversion of 5.7% for the year.</p><p>CEREIT maintained a gearing level of 39.4% with 78% of its debt hedged or on fixed rates.</p></body></html>","source":"lsy1602567310727","collect":0,"html":"<!DOCTYPE html>\n<html>\n<head>\n<meta http-equiv=\"Content-Type\" content=\"text/html; The next closest blockchain is BNB, with just $4.7 billion.</p><p>The huge market share leads that Bitcoin and Ethereum have over their competitors are the primary reasons they will be in the driver's seat when a bull market in crypto returns. By doing that, Apple would make the headset lighter and let users switch in new batteries as needed. The power cable apparently connects magnetically to the headset, which seems like a useful application of Appleās MagSafe technology; if I accidentally swiped the cable with my arm, I would prefer for the cable to disconnect safely instead of tugging my head down. Since the beginning of 2023, the collective crypto market cap has soared around 25% and has regained the $1 trillion mark, a level not seen since November.</p><p>The surge in crypto over the past few weeks has seen just about every cryptocurrency making gains, but there are two in particular that stand out from the crowd:Ā <b>Bitcoin</b>Ā andĀ <b>Ethereum</b>.</p><p>I won't get any points for originality, but these two cryptocurrencies are the cream of the crop. Between them, they account for nearly 60% of all the value in cryptocurrency (Bitcoin 42% and Ethereum 19%). Often, as Bitcoin and Ethereum go, so goes the rest of the asset class.</p><p>The reason these two tokens occupy a class of their own actually isn't that complicated. Although cryptocurrencies can sometimes seem overly technical and misunderstood, keeping things simple is typically one of the best ways to maximize potential.</p><p><b>The original cryptocurrency still has it</b></p><p>Bitcoin, the world's first cryptocurrency, has led the asset class for more than 14 years. It dominates in large part due to the fact that, for a while, there simply weren't any other cryptocurrencies for investors to buy. This has changed over the past decade, but even though there are now thousands of cryptocurrencies to choose from, Bitcoin still dominates.</p><p>Its continued leadership is likely due to a handful of reasons -- among them, characteristics such its unmatched decentralization and security, and itsinherent scarcity, which supports the argument that it should be a great store of value. These traits have put Bitcoin in a class of its own, and have led to interest in it from more than just the average retail investor.</p><p>Since 2021, two countries have made Bitcoin a form of legal tender, the world's largest asset manager announced it would allow clients to own Bitcoin, and some publicly traded companies are holding some Bitcoin in lieu of cash. If trends like these continue, Bitcoin is unlikely to lose its spot as the most valuable cryptocurrency and will likely be the leader when a bull market returns.</p><p><b>The champion of DeFi</b></p><p>While Bitcoin is the leader, Ethereum remains an unshakeable No. 2. When Ethereum was invented in 2015, it completely changed the landscape of cryptocurrency. Due to its programmableĀ smart contracts, developers were able to create applications that ran on the Ethereum blockchain, something not possible with Bitcoin. With these smart contracts, new use cases such asĀ non-fungible tokens(NFTs) andĀ decentralized finance(DeFi) were created.</p><p>In the past few years, other blockchains that support smart contracts have been created, but none have made any significant progress in usurping Ethereum's dominant position in that segment of the crypto world. No statistic displays this better than Ethereum's total value locked (TVL), a metric that quantifies the value supported by blockchains in DeFi applications.</p><p>Like a company's market cap, TVL fluctuates, but as of this writing, Ethereum's TVL is just over $27 billion and represents around 60% of all the value in DeFi. The next closest blockchain is BNB, with just $4.7 billion.</p><p>The huge market share leads that Bitcoin and Ethereum have over their competitors are the primary reasons they will be in the driver's seat when a bull market in crypto returns. In addition, and most importantly, nearly every other cryptocurrency is positively correlated to Bitcoin and Ethereum.</p><p>If there is anything investors should learn after the debacle of 2022, it's that not every cryptocurrency is worthy of a spot in your portfolio. Rather than trying to spot the next meme coin that could deliver an astronomical gain -- and which will more than likely head back down to zero afterward -- investors should keep it simple. Since most of the asset class follows Bitcoin and Ethereum, why not just own the two leading the way? Between them, they account for nearly 60% of all the value in cryptocurrency (Bitcoin 42% and Ethereum 19%). Often, as Bitcoin and Ethereum go, so goes the rest of the asset class.The reason these two tokens occupy a class of their own actually isn't that complicated. Although cryptocurrencies can sometimes seem overly technical and misunderstood, keeping things simple is typically one of the best ways to maximize potential.The original cryptocurrency still has itBitcoin, the world's first cryptocurrency, has led the asset class for more than 14 years. It dominates in large part due to the fact that, for a while, there simply weren't any other cryptocurrencies for investors to buy. This has changed over the past decade, but even though there are now thousands of cryptocurrencies to choose from, Bitcoin still dominates.Its continued leadership is likely due to a handful of reasons -- among them, characteristics such its unmatched decentralization and security, and itsinherent scarcity, which supports the argument that it should be a great store of value. With these smart contracts, new use cases such asĀ non-fungible tokens(NFTs) andĀ decentralized finance(DeFi) were created.In the past few years, other blockchains that support smart contracts have been created, but none have made any significant progress in usurping Ethereum's dominant position in that segment of the crypto world. No statistic displays this better than Ethereum's total value locked (TVL), a metric that quantifies the value supported by blockchains in DeFi applications.Like a company's market cap, TVL fluctuates, but as of this writing, Ethereum's TVL is just over $27 billion and represents around 60% of all the value in DeFi. Not 3 reit?","images":[],"top":1,"highlighted":1,"essential":1,"paper":1,"likeSize":0,"commentSize":0,"repostSize":0,"link":"https://ttm.financial/post/9940798867","repostId":"1191884222","repostType":2,"repost":{"id":"1191884222","kind":"news","pubTimestamp":1678152985,"share":"https://ttm.financial/m/news/1191884222?lang=&edition=fundamental","pubTime":"2023-03-07 09:36","market":"sg","language":"en","title":"4 Singapore REITs That Reported a Rise in DPU in March","url":"https://stock-news.laohu8.com/highlight/detail?id=1191884222","media":"The Smart Investor","summary":"It may seem hard to believe, but theĀ REIT sectorĀ remains one of the most dependable sources ofdivide","content":"<html><head></head><body><p><img src=\"https://static.tigerbbs.com/f162f15d8876f47e2241f407f20f107f\" tg-width=\"800\" tg-height=\"533\" referrerpolicy=\"no-referrer\" width=\"100%\" height=\"auto\"/>It may seem hard to believe, but theĀ REIT sectorĀ remains one of the most dependable sources ofdividendsfor income-driven investors.</p><p>Investors have been hit by a deluge of bad news ashigh interest ratesandsurging inflationmake the headlines.</p><p>Despite these challenges, we highlightedseveral REITsthat managed to raise their distribution per unit (DPU) last month.</p><p>And as the earnings season comes to a close, several more REITs popped up that also reported a rise in their DPUs.</p><p>This handful of REITs is not only paying out more to investors but has also reported strong operating metrics that should stand them in good stead to weather this storm.</p><p>Here are another four Singapore REITs that saw their DPUs rise.</p><p><b>United Hampshire US REIT (SGX: ODBU)</b></p><p>United Hampshire US REIT, or UHREIT, is a REIT that invests in a portfolio of grocery-anchored and necessity-based retail properties in the US.</p><p>Its portfolio consists of 21 retail properties and two self-storage properties with assets under management (AUM) of US$738.7 million as of 31 December 2022.</p><p>2022 saw the REIT post a 22.2% year on year jump in revenue to US$67.5 million.</p><p>Net property income (NPI) rose 12.2% year on year to US$47.1 million with adjusted DPU (excluding top-ups and stipulated damages) improving by 9.3% year on year to US$0.0585.</p><p>UHREITās portfolio enjoyed a high committed occupancy of 96.9% with a long weighted average lease expiry (WALE) of 7.5 years.</p><p>Aggregate leverage stood at 41.8% with 81.4% of its borrowings on fixed rates.</p><p>The retail REIT announced a new development initiative to build a 63,000-square-foot building in Florida and has secured a 15-year lease withĀ <b>Academy Sports</b>(NASDAQ: ASO).</p><p>The opening of this new store is slated for the first quarter of 2025.</p><p><b>Lendlease Global Commercial REIT (SGX: JYEU)</b></p><p>Lendlease Global Commercial REIT, or LREIT, owns a portfolio of three core assets.</p><p>Two are located in Singapore ā Jem (an office and retail property) and 313 Somerset (a prime retail mall), while the third is Sky Complex in Milan, Italy, which comprises three Grade A office buildings.</p><p>These properties have a value of S$3.6 billion as of 30 June 2022.</p><p>LREIT pulled off a commendable financial performance for its fiscal 2023ās first half (1H FY2023) ending 31 December 2022.</p><p>Gross revenue surged by 159.6% year on year to S$101.7 million while NPI improved by 157.8% year on year to S$76.4 million, principally because of the addition of Jem during the fiscal year.</p><p>DPU inched up 2.1% year on year to S$0.0245.</p><p>LREIT maintained solid operating metrics with committed occupancy at 99.8% and a WALE of 8.3 years.</p><p>The REIT also enjoyed a positive rental reversion of 2% for its retail segment.</p><p>LREITās gearing ratio stood at 39.2% with around 61% of its loans hedged to fixed rates.</p><p><b>CapitaLand India Trust (SGX: CY6U)</b></p><p>CapitaLand India Trust, or CLINT, is an India-focused industrial REIT with a portfolio of eight IT business parks, a logistics park, an industrial facility and three data centres across five states in India.</p><p>Its AUM stood at S$2.5 billion as of 31 December 2022.</p><p>The REIT pulled off a respectable performance for its 2022 earnings, with property income rising by 9% year on year to S$210.6 million.</p><p>NPI increased by 7% year on year to S$166.8 million while DPU edged up 5% year on year to S$0.0819.</p><p>Units of the REIT sport a 7.3% distribution yield.</p><p>CLINT saw its committed occupancy rise by five percentage points in 2022 to 92%.</p><p>Its portfolio valuation also eked out a small 0.4% year on year increase during the year. The increase would have been much higher (+11.7%) if not for the depreciation of the Indian Rupee against the Singapore Dollar.</p><p>The REITās gearing stood at 37% with slightly more than three-quarters of its loans on fixed rates.</p><p>However, its weighted average cost of debt stood fairly high at 5.9%.</p><p>CLINT has demonstrated a solid track record of growing its portfolioās floor area over the years, going from 3.6 million square feet (sqft) at IPO to 15.5 million sqft as of 31 December 2022.</p><p>Looking ahead, the REIT plans to grow further through its development pipeline and third-party acquisitions.</p><p><b>Cromwell European REIT (SGX: CWBU)</b></p><p>Cromwell European REIT, or CEREIT, has a portfolio of more than 110 properties in numerous European and Nordic countries such as France, Germany, Finland, and Denmark, just to name a few.</p><p>Its portfolio value stood at ā¬2.5 billion as of 31 December 2022.</p><p>2022 saw gross revenue rise 11% year on year to ā¬222.1 million with NPI growing by 5.1% year on year to ā¬136.8 million.</p><p>DPU inched up 1.3% year on year to ā¬0.17189.</p><p>Occupancy hit a new record high of 96% with a strong positive rental reversion of 5.7% for the year.</p><p>CEREIT maintained a gearing level of 39.4% with 78% of its debt hedged or on fixed rates.</p></body></html>","source":"lsy1602567310727","collect":0,"html":"<!DOCTYPE html>\n<html>\n<head>\n<meta http-equiv=\"Content-Type\" content=\"text/html;
