largest bank, DBS, is raising its fixed-rate housing loan interest rate to 3.5% from the earlier 2.75%.</p><p>This new rate now applies to all four of the lender’s packages with tenors of between two to five years.</p><p>Meanwhile, UOB announced that its two-year and three-year fixed-rate home loans bear interest rates of 3.75% and 3.85%, respectively.</p><p>Not to be outdone, OCBC has revised its two-year fixed rate to 3.5%, up from 2.98% just a fortnight ago.</p><p>The bank is also re-launching its one-year fixed rate package at 3.35%.</p><p>With higher rates across the board, homeowners should be prepared to fork out more in interest payments when they refinance their housing loans.</p><h2><b>Singapore retail sales</b></h2><p>Retail sales continued to rise in Singapore in August, continuing the trend seen in July.</p><p>Sales increased 13% year on year in August, slightly lower than the 13.9% year on year chalked up in the previous month.</p><p>The latest increase did fall below the 15.4% that analysts had expected.</p><p>The estimated total retail sales value for August came in at S$3.8 billion, of which online sales took up a 12.5% share.</p><p>Despite the slightly weaker numbers, August’s retail sales still represented a fifth consecutive month of double-digit year on year growth.</p><p>At the same time, elevated core inflation could dampen consumer demand in the months to come.</p><p>Along with higher interest rates, more households may tighten their belts and cut back on spending to service higher mortgage payments.</p><h2><b>SATS Ltd (SGX: S58)</b></h2><p>SATS has seen its share price lose a fifth of its value since it announced theacquisition of Worldwide Flight Servicesfor almost S$1.64 billion.</p><p>Investors were concerned that the ground handler will finance the deal with a potential rights issue to raise the required S$1.7 billion to finance the purchase.</p><p>CEO Kerry Mok has come out to assure investors that the group is looking out for their interests and that a rights issue is one of four funding sources for the mega-deal.</p><p>He also acknowledged that SATS will have to scale down the size of the rights issue as in his own words: “the market does not like rights issues”.</p><p>In its original announcement for the acquisition, SATS had presented a funding plan that will involve the issuance of 609 million new shares at S$2.79 apiece.</p><p>The rights issue price was a steep discount of 28% to the food caterer’s then-closing price of S$3.87.</p><p>Other funding sources put forward include an acquisition bridge facility of €1.2 billion (around S$1.7 billion), internal cash resources, and new strategic investors.</p><p>The group may also tap into a mixture of the four sources to come up with an optimal plan to fund the acquisition.</p><p>Mok reiterated that investors should take a medium to long-term view of this deal as it will bring about tremendous benefits to Tesla&#39;s market cap has dropped by $75 billion over just the last two trading sessions, and the recall isn&#39;t even going to require vehicles be returned to service centers.</p><p>So what has caused more than an 8% decline in Tesla shares over two days? It may have a more simple explanation.</p><h3>Now what</h3><p>The recall of almost 1.1 million Tesla EVs was to correct the automated window system from potentially failing to detect obstruction, causing a potential pinch hazard. It covers some Model 3s from as far back as 2017 and newer versions of Models X, S, and Y. Tesla CEO Elon Musk took to <b>Twitter</b> to add a little more color to what the National Highway Traffic Safety Administration (NHTSA) published.</p><p>The company said it wasn&#39;t aware of any warranty claims, let alone injuries, from the problem. Musk noted the vehicles will all be fixed with what he called &#34;a tiny over-the-air software update,&#34; and questioned whether the terminology from the NHTSA should change for vehicle software updates. He didn&#39;t want to even use the term &#34;recall,&#34; calling it &#34;outdated &amp; inaccurate&#34; with a fix that doesn&#39;t require the car be physically serviced.</p><p>Though the recall had the headlines, Tesla shares are more likely lower over the past two days in line with the tech sector of the market in general. With the Federal Reserve interest rate hike this week, some investors see the risks of recession increasing. This is likely to be the most difficult quarter to handicap for the company in some time, primarily given the Shanghaifactory shut down for a good chunk of the quarter. Today, I will examine some of the key items to watch for next week.</p><p>First, we know that production and deliveries took a sizable sequential hit, even with two new factories in Berlin and Austin starting to ramp production. Total vehicles delivered were down more than 55,000 units from Q1&#39;s record, with Shanghai unable to produce for a good chunk of April, and limited production for a number of weeks when the factory did reopen. Currently, the Street is looking for revenues of $17.16 billion and non-GAAP EPS of $1.87, as compared to $18.76 billion and $3.22, respectively, in Q1 of this year.</p><p>Tesla&#39;s average selling prices (excluding credit sales) will benefit from rising prices, a higher mix of S/X sales in the quarter, and a lower overall percentage of leased vehicles in the total. On the flip side, a stronger dollar during Q2 should have provided a headwind to the company&#39;s topline. For those that include credit sales in their overall numbers, that number is expected to come down quite a bit sequentially given the large one-time benefit reported in Q1.</p><p>The most important item I&#39;ll be looking at will be margins. I&#39;m currently looking for total automotive gross margins on a GAAP basis to decline by about 4 percentage points from Q1 levels, coming in at almost 29%. I do think we&#39;ll see some cost savings on the operating side, but then you have major restructuring charges and an impairment on the Bitcoin holding that should ding the bottom line by more than half a billion dollars, pre-tax. On the bottom line, I can say the same thing, plus we also don&#39;t know which analysts have included the huge Bitcoin charge and restructuring costs in their estimates. Thus, I won&#39;t be as much concerned as how the headline results compare to the Street next Wednesday, unless there is a major difference, but will focus more on how those numbers came to be.</p><p>The second major item investors will be watching for will be a complete update on production. The Shanghai factory is expected to be shut down for a couple of weeks this month for production upgrades, which could allow it to have its best quarter ever. Key Tesla watcher Troy Teslike is calling for 365,000 deliveries during the current Q3. He has the street average nearly 25,000 above that, but figures estimates might come down as analysts factor in the Shanghai closure and temporary Berlin shutdown. Barring another Covid shutdown in China or some other major adverse event, Tesla is expected to set quarterly production and delivery records, which makes sense now that it has four factories that are fully operational (minus brief pauses).</p><p>With us now a couple of weeks into the second half of the year, Tesla could also provide an update on some of its currently delayed projects. The Semi was supposed to be here in 2019, with the Roadster in 2020, and Cybertruck in 2021. None of those products are currently available, and for some, they are just hopes for next year if all goes right. Investors and consumers are also waiting to hear how the full self-driving software package is coming, as that is key to the Tesla robotaxi business that was supposed to be here over 18 months ago.</p><p>As for Tesla shares, they are currently trading towards their lows for 2022. As the chart below shows, they again lost their 50-day moving average (purple line) on Monday. The Elon Musk Twitter (TWTR) saga continues to provide an overhang, with the social media company headed to court to enforce the Tesla CEO&#39;s purchase. If Twitter is successful, Elon Musk may have to sell more shares of Tesla, depending on how much side funding he can cobble together. This is likely to be the most difficult quarter to handicap for the company in some time, primarily given the Shanghaifactory shut down for a good chunk of the quarter. Today, I will examine some of the key items to watch for next week.First, we know that production and deliveries took a sizable sequential hit, even with two new factories in Berlin and Austin starting to ramp production. Total vehicles delivered were down more than 55,000 units from Q1's record, with Shanghai unable to produce for a good chunk of April, and limited production for a number of weeks when the factory did reopen. Currently, the Street is looking for revenues of $17.16 billion and non-GAAP EPS of $1.87, as compared to $18.76 billion and $3.22, respectively, in Q1 of this year.Tesla's average selling prices (excluding credit sales) will benefit from rising prices, a higher mix of S/X sales in the quarter, and a lower overall percentage of leased vehicles in the total. On the flip side, a stronger dollar during Q2 should have provided a headwind to the company's topline. two-year fixed rate to 3.5%, up from 2.98% just a fortnight ago.</p><p>The bank is also re-launching its one-year fixed rate package at 3.35%.</p><p>With higher rates across the board, homeowners should be prepared to fork out more in interest payments when they refinance their housing loans.</p><h2><b>Singapore retail sales</b></h2><p>Retail sales continued to rise in Singapore in August, continuing the trend seen in July.</p><p>Sales increased 13% year on year in August, slightly lower than the 13.9% year on year chalked up in the previous month.</p><p>The latest increase did fall below the 15.4% that analysts had expected.</p><p>The estimated total retail sales value for August came in at S$3.8 billion, of which online sales took up a 12.5% share.</p><p>Despite the slightly weaker numbers, August’s retail sales still represented a fifth consecutive month of double-digit year on year growth.</p><p>At the same time, elevated core inflation could dampen consumer demand in the months to come.</p><p>Along with higher interest rates, more households may tighten their belts and cut back on spending to service higher mortgage payments.</p><h2><b>SATS Ltd (SGX: S58)</b></h2><p>SATS has seen its share price lose a fifth of its value since it announced theacquisition of Worldwide Flight Servicesfor almost S$1.64 billion.</p><p>Investors were concerned that the ground handler will finance the deal with a potential rights issue to raise the required S$1.7 billion to finance the purchase.</p><p>CEO Kerry Mok has come out to assure investors that the group is looking out for their interests and that a rights issue is one of four funding sources for the mega-deal.</p><p>He also acknowledged that SATS will have to scale down the size of the rights issue as in his own words: “the market does not like rights issues”.</p><p>In its original announcement for the acquisition, SATS had presented a funding plan that will involve the issuance of 609 million new shares at S$2.79 apiece.</p><p>The rights issue price was a steep discount of 28% to the food caterer’s then-closing price of S$3.87.</p><p>Other funding sources put forward include an acquisition bridge facility of €1.2 billion (around S$1.7 billion), internal cash resources, and new strategic investors.</p><p>The group may also tap into a mixture of the four sources to come up with an optimal plan to fund the acquisition.</p><p>Mok reiterated that investors should take a medium to long-term view of this deal as it will bring about tremendous benefits to
