headwinds this year, REITs continue to act as a reliable source of dividends.

This is because REITs are mandated to pay out at least 90% of their earnings as distributions to enjoy tax benefits.

Investors may be worried about whether REITs can cope with the combination of high inflation and surging interest rates.

During challenging times, it is recommended that you stick with REITs that have strong sponsors, quality assets, and long track records.

Here are five dependable Singapore REITs with distribution yields of 5.5% or higher.

Mapletree Industrial Trust (SGX: ME8U)

Mapletree Industrial Trust, or MIT, is an industrial REIT with a portfolio of 56 properties in the US, 85 properties in Singapore, and one property in Japan.

Its assets under management (AUM) stood at S$9.2 billion as of 30 September 2023.

MIT reported a mixed set of earnings for the first half of fiscal 2024 (1H FY2024) ending 30 September 2023.

Gross revenue inched up 0.4% year on year to S$344.7 million, partly due to the higher distribution declared by a joint venture and divestment gain from 65 Tech Park Crescent on the finalisation of tax treatment.

Net property income (NPI), however, slipped 0.3% year on year to S$259.4 million on higher operating expenses.

Distribution per unit (DPU) fell by 2% year on year to S$0.0671 on an enlarged unit base.

MIT’s trailing 12-month DPU stood at S$0.1343, giving its units a trailing distribution yield of 5.4%.

The REIT manager had just concluded the acquisition of an Osaka data centre which will see a full quarter of rental income accruing to the REIT in 3Q FY2024.

MIT’s occupancy level remained decent at 93.2% with a positive portfolio weighted average rental reversion of 8.8% for renewal leases.

Gearing remained fair at 37.9%, allowing more debt headroom for yield-accretive acquisitions.

Frasers Logistics & Commercial Trust (SGX: BUOU)

Frasers Logistics & Commercial Trust, or FLCT, is an industrial and commercial REIT with a portfolio of 107 properties in five countries – Singapore, the UK, Australia, the Netherlands, and Germany.

Its AUM stood at around S$6.4 billion as of 30 September 2023.

FLCT’s fiscal 2023 (FY2023) ending 30 September 2023 saw a downbeat performance.

Revenue fell by 6.5% year on year to S$420.8 million while NPI slid 9% year on year to S$311.4 million.

DPU declined by 7.6% year on year to S$0.0704, giving the REIT’s units a trailing distribution yield of 6.2%.

On a positive note, FLCT reported a strong 18.9% positive rental reversion across its portfolio for FY2023.

Aggregate leverage also remained low at 30.2% with the cost of borrowings at 2.2%.

The REIT has no major refinancing for 1H FY2024 with facilities in place to refinance all the loans in FY2024.

CapitaLand Integrated Commercial Trust (SGX: C38U)

CapitaLand Integrated Commercial Trust, or CICT, is a retail and commercial REIT with 21 properties in Singapore, two in Frankfurt, and three in Sydney.

Total AUM stood at S$24.2 billion as of 31 December 2022.

CICT saw its DPU rise from S$0.0522 to S$0.053 for 1H 2023, and its trailing 12-month DPU stood at S$0.1066.

Units of the REIT provide investors with a 5.2% trailing distribution yield.

For the first nine months of 2023 (9M 2023), CICT pulled off a respectable performance.

Gross revenue rose 9.8% year on year to S$1.2 billion while NPI rose 6.8% year on year to S$827.3 million.

Both its retail and office segments also enjoyed a positive rental reversion of 7.8% and 8.8%, respectively.

Frasers Centrepoint Trust (SGX: J69U)

Frasers Centrepoint Trust, or FCT, is a retail REIT with a portfolio of nine suburban retail malls and one office property in Singapore.

Its AUM was S$6.5 billion as of 31 October 2022.

FY2023 saw FCT’s gross revenue edge up 3.6% year on year to S$369.7 million with NPI rising 2.7% year on year to S$265.6 million.

DPU came in at S$0.1215, giving units of the retail REIT a historical distribution yield of 5.4%.

FCT saw committed occupancy hit 99.7% while the committed reversion rate came in at a positive 4.7%, demonstrating the REIT’s resilience.

Shopper traffic for FY2023 also rose 24.7% year on year with tenant sales improving by 7.3% year on year.

Aggregate leverage will reduce to 36.1% after the completion of the divestment of Changi City Point and units of Hektar REIT (KLSE: 5121).

CapitaLand Ascendas REIT (SGX: A17U)

CapitaLand Ascendas REIT, or CLAR, is Singapore’s oldest industrial REIT.

The REIT owns a portfolio of 230 properties in Singapore, Australia, the US, the UK, and Europe worth S$17.2 billion as of 30 September 2023.

CLAR’s trailing 12-month DPU stood at S$0.15644, giving its units a trailing distribution yield of 5.2%.

The industrial REIT’s 3Q 2023 business update saw portfolio occupancy stay high at 94.5% while the portfolio enjoyed a positive rental reversion of 10.2% for the quarter.

CLAR has ongoing projects to improve the quality of its portfolio worth S$600 million including three redevelopments in Singapore and a convert-to-suit property in the US.

Gearing stood at 37.2% as of 30 September 2023 with an all-in average cost of debt of 3.3%, allowing the REIT to utilise debt to fund further acquisitions and redevelopments.

","source":"thesmartinvestor_highlight","collect":0,"html":"<!DOCTYPE income you can enjoy.

Not only do they represent a tangible return on your investment, but they are also not taxed in the hands of the shareholder.

REITs are one of the best asset classes for consistent dividends as they are mandated to pay out at least 90% of their earnings as distributions to enjoy tax benefits.

Of course, it pays to be discerning when selecting a REIT to invest in.

It is preferable to select those with a great track record of distribution per unit (DPU) increases and are backed by a strong sponsor.

And when it comes to yield, it must be sustainable rather than merely high.

Here are four Singapore REITs that pay out a sustainable distribution yield of 4.9% or more.

Mapletree Industrial Trust (SGX: ME8U)

Mapletree Industrial Trust, or MIT, has a portfolio of 85 properties in Singapore and 56 in the US with total assets under management (AUM) of S$8.8 billion as of 31 March 2023.

MIT’s portfolio comprises data centres, business parks, and light industrial buildings, among others.

For its fiscal 2023 (FY2023) ending 31 March 2023, gross revenue rose 12.3% year on year to S$684.9 million.

Net property income (NPI) improved by 9.7% year on year to S$518 million.

DPU, however, dipped by 1.7% year on year to S$0.1357.

MIT’s units provide a trailing distribution yield of 6.1%.

There are indications that the industrial REIT can maintain or even raise its DPU.

Late last month, MIT announced its first acquisition in two years, that of a data centre in Osaka, Japan.

The purchase is expected to be accretive, raising FY2023’s DPU from S$0.01357 to S$0.1385.

The REIT has also completed its redevelopment project for Mapletree Hi-Tech Park @ Kallang and secured committed occupancy of 44.1% by net lettable area.

This asset is expected to contribute progressively from FY2024.

Frasers Centrepoint Trust (SGX: J69U)

Frasers Centrepoint Trust, or FCT, is a retail REIT with a portfolio of ten suburban retail malls and an office building.

Total AUM is approximately S$6.9 billion as of 31 March 2023.

For its fiscal 2023’s first half (1H FY2023) ending 31 March, gross revenue climbed 6.5% year on year to S$187.6 million while NPI rose 5.7% year on year to S$138 million.

DPU remained flat year on year at S$0.0613 and annualised DPU stood at S$0.1226.

Units of FCT provide a forward distribution yield of 5.6%.

Back in January, FCT and its sponsor Frasers Property Limited (SGX: TQ5) announced the joint acquisition of a 50% stake in Nex Mall in Serangoon.

The retail REIT also acquired an additional 10% stake in Waterway Point Mall back in September last year.

These two acquisitions should help to boost rental income for the REIT.

Elsewhere, FCT also completed an asset enhancement initiative (AEI) at Tampines 1 that helped to add 8,000 at S$3.7 billion as of 31 March 2023.

The REIT reported a commendable set of earnings for its fiscal 2023’s first quarter (1Q 2023).

Gross revenue increased by 6.5% year on year to S$70.4 million while NPI improved by 6.3% year on year to S$63.9 million.

DPU inched up 3% year on year to S$0.02541.

The annualised DPU of S$0.10164 means that Keppel DC REIT’s units provide a forward distribution yield of 4.9%.

Looking ahead, the REIT will focus on acquisitions to boost DPU while more than half of its leases contain built-in income and rental escalation clauses.

Data centre demand continues to be strong, underpinned by the adoption of cloud computing and digital transformation initiatives by corporations.

CapitaLand Integrated Commercial Trust (SGX: C38U)

CapitaLand Integrated Commercial Trust, or CICT, is a retail and commercial REIT with 21 properties in Singapore, three in Australia, and two in Germany.

CICT’s total AUM stood at S$24.2 billion as of 31 December 2022.

The REIT’s 1Q 2023 business update displayed a promising set of financial numbers.

Gross revenue climbed 14.4% year on year to S$388.5 million with NPI rising by 11.3% year on year to S$276.3 million.

Back in 2022, CICT’s DPU came in at S$0.1058, giving its units a trailing distribution yield of 5.4%.

Shopper traffic for 1Q 2023 saw a 10.2% year on year increase while tenant sales jumped 26.7% year on year for its retail portfolio.

Its office performance was also strong with an occupancy rate of 94.8% and employees starting in July. The reason behind this decision is the company's achievement of self-sufficiency, with its cash balance growing during the quarter.

This news has relieved investors who have experienced a turbulent journey over the past three years. However, whether this indicates the completion of the company's turnaround efforts and a return to its previous growth trajectory remains uncertain.

Let's examine Sea Limited's latest earnings announcement to gain insights into its current situation.

Shopee reported another profitable quarter

Shopee has been a controversial business. On one level, it has been growing at a breathtaking rate in the last few years, thanks to the increase in e-commerce penetration rate in Southeast Asia and Brazil. Yet, the skeptics are concerned that Shopee's growth resulted from massive subsidies and is unsustainable -- especially after it removes the subsidies.

But as Shopee cuts back its investments to focus on profitability (instead of growth), there are early signs that the e-commerce platform is a viable business. In the first quarter of 2023, revenue grew 36% to $2.1 billion. Moreover, after reporting unexpected positive adjusted earnings before interest, taxes, depreciation, and amortization (EBITDA) of $196 million in the fourth quarter of 2022, Shopee reported another profitable quarter of $208 million in EBITDA.

The good news is that Shopee managed to sustain its revenue even as it cut back on subsidies -- sales and marketing expenses fell 52% year over year. The solid performance indicates that customers are returning despite the subsidies cut. Still, it would be too early to declare victory. Ideally, I want to see a few more profitable quarters to remove any doubt about its ability to sustain profitability over the long run.

But Garena failed to halt its decline

While its sister company delivered a commendable result, Garena struggled to contain the decline of its business.

Once a crown jewel in Sea, the online gaming company saw its bookings peak at $1.2 billion per quarter in the second and third quarters of 2021. Since then, that metric has gone nowhere but down. In the first quarter of 2023, bookings fell 15% quarter over quarter to $462 million. In other words, bookings have fallen by more than 60% from the peak.

The fall in bookings over the previous quarter was due to a decline in the paying (versus non-paying) user ratio from 9% to 7.7%, and a decrease in bookings per user, down from $1.1 to $0.9. The silver lining was that quarterly active users grew 1% quarter over quarter, indicating that Garena's decline might have reached the bottom. If Garena can grow its user base from here, there is a possibility of a turnaround in the coming quarters.

Overall, another disappointing quarter for Garena suggests it has more work to do before the business stabilizes.

Fortunately, SeaMoney came to the rescue

Investors would likely have been dissatisfied with Garena's performance. Still, they would also have found some solace in SeaMoney's solid performance.

Revenue grew 75% year over year to $413 million, and adjusted EBITDA reached $99 million, a significant improvement from a loss of $125 million in the previous year. The strong top-line performance resulted from the growth of the credit business, while EBITDA improved due to top-line gains and the optimization of sales and marketing spend.

In many ways, SeaMoney has benefited from its affiliation with Shopee and Garena, leveraging the users from the latter to cross-sell its financial products. Over time, investors can expect SeaMoney to grow by diversifying its offerings and further penetrating its sister companies' existing user base.

Despite the strong performance, I will keep a close eye on SeaMoney's nonperforming loan -- currently at 2% -- as that will be the most significant risk for this business. A rapid rise in this ratio will be a red flag.

So, is the turnaround completed?

The short answer is not yet. It's good to see another profitable quarter for Shopee and Sea Money. Yet, Garena continued to struggle with revenue declining further in the quarter.

As a shareholder, I'm cautiously optimistic about a turnaround thanks to some good progress from Shopee and Sea Money. But the turnaround remains a work in progress, especially for Garena. Investors need to remain patient with the company.

","source":"fool_stock","collect":0,"html":"\n
\n
\n<meta http-equiv=\"Content-Type\" content=\"text/html; The stock is down 29% year-to-date.Xpeng said on Tuesday it delivered 12,922 electric vehicles in January, a fall of 19% over December and a jump of 114% over January 2021. The delivery numbers were higher than those of local rivals including Nio Inc and Li Auto Inc Alerts.","news_type":1},"isVote":1,"tweetType":1,"viewCount":232,"authorTweetTopStatus":1,"verified":2,"comments":[],"imageCount":0,"langContent":"EN","totalScore":0},{"id":9912581443,"gmtCreate":1664852377982,"gmtModify":1676537519397,"author":{"id":"4102211517556300","authorId":"4102211517556300","name":"Rattything","avatar":"https://community-static.tradeup.com/news/fedc3e8a4b9c1aed4dfad81a90af3f01","crmLevel":5,"crmLevelSwitch":1,"followedFlag":false,"idStr":"4102211517556300","authorIdStr":"4102211517556300"},"themes":[],"htmlText":"$CapLand IntCom T(C38U.SI)$<v-v data-views=\"1\"></v-v>Up up up","listText":"$CapLand IntCom T(C38U.SI)$<v-v data-views=\"1\"></v-v>Up up up","text":"$CapLand IntCom T(C38U.SI)$Up up up","images":[{"img":"https://community-static.tradeup.com/news/91c718179e91b094a33cd7d1654a58ba","width":"750","height":"1356"}],"top":1,"highlighted":1,"essential":1,"paper":1,"likeSize":5,"commentSize":2,"repostSize":0,"link":"https://ttm.financial/post/9912581443","isVote":1,"tweetType":1,"viewCount":249,"authorTweetTopStatus":1,"verified":2,"comments":[],"imageCount":1,"langContent":"EN","totalScore":0},{"id":9942305095,"gmtCreate":1681127571117,"gmtModify":1681127575538,"author":{"id":"4102211517556300","authorId":"4102211517556300","name":"Rattything","avatar":"https://community-static.tradeup.com/news/fedc3e8a4b9c1aed4dfad81a90af3f01","crmLevel":5,"crmLevelSwitch":1,"followedFlag":false,"idStr":"4102211517556300","authorIdStr":"4102211517556300"},"themes":[],"htmlText":"How to get the last 0.1 Disney shares for the easter egg game?
