Park Crescent on the finalisation of tax treatment.</p><p>Net property income (NPI), however, slipped 0.3% year on year to S$259.4 million on higher operating expenses.</p><p>Distribution per unit (DPU) fell by 2% year on year to S$0.0671 on an enlarged unit base.</p><p>MIT’s trailing 12-month DPU stood at S$0.1343, giving its units a trailing distribution yield of 5.4%.</p><p>The REIT manager five countries – Singapore, the UK, Australia, the Netherlands, and Germany.</p><p>Its AUM stood at around S$6.4 billion as of 30 September 2023.</p><p>FLCT’s fiscal 2023 (FY2023) ending 30 September 2023 saw a downbeat performance.</p><p>Revenue fell by 6.5% year on year to S$420.8 million while NPI slid 9% year on year to S$311.4 million.</p><p>DPU declined by 7.6% year on year to S$0.0704, giving the REIT’s units a trailing distribution yield of 6.2%.</p><p>On a positive note, FLCT reported a strong 18.9% positive rental reversion across its portfolio for FY2023.</p><p>Aggregate leverage also remained low at 30.2% with the cost of borrowings at 2.2%.</p><p>The REIT has no major refinancing for 1H FY2024 with facilities in place to refinance all the loans in FY2024.</p><h2 id=\"id_2482468669\">CapitaLand Integrated Commercial Trust (SGX: C38U)</h2><p>CapitaLand Integrated Commercial Trust, or CICT, is a retail and commercial REIT with 21 properties in Singapore, two in Frankfurt, and three in Sydney.</p><p>Total AUM stood at S$24.2 billion as of 31 December 2022.</p><p>CICT saw its DPU rise from S$0.0522 to S$0.053 for 1H 2023, and its trailing 12-month DPU stood at S$0.1066.</p><p>Units of the REIT provide investors with a 5.2% trailing distribution yield.</p><p>For the first nine months of 2023 (9M 2023), CICT pulled off a respectable performance.</p><p>Gross revenue rose 9.8% year on year to S$1.2 billion while NPI rose 6.8% year on year to S$827.3 million.</p><p>Both its retail and office segments also enjoyed a positive rental reversion of 7.8% and 8.8%, respectively.</p><h2 id=\"id_3435737816\">Frasers Centrepoint Trust (SGX: J69U)</h2><p>Frasers Centrepoint Trust, or FCT, is a retail REIT with a portfolio of nine suburban retail malls and one office property in Singapore.</p><p>Its AUM was S$6.5 billion as of 31 October 2022.</p><p>FY2023 saw FCT’s gross revenue edge up 3.6% year on year to S$369.7 million with NPI rising 2.7% year on year to S$265.6 million.</p><p>DPU came in at S$0.1215, giving units of the retail REIT a historical distribution yield of 5.4%.</p><p>FCT saw committed occupancy hit 99.7% while the committed reversion rate came in at a positive 4.7%, demonstrating the REIT’s resilience.</p><p>Shopper traffic for FY2023 also rose 24.7% year on year with tenant sales improving by 7.3% year on year.</p><p>Aggregate leverage will reduce to 36.1% after the completion of the divestment of Changi City Point and units of <strong>Hektar REIT</strong> (KLSE: 5121).</p><h2 id=\"id_1960454743\">CapitaLand Ascendas REIT (SGX: A17U)</h2><p>CapitaLand Ascendas REIT, or CLAR, is Singapore’s oldest industrial REIT.</p><p>The REIT owns a portfolio of 230 properties in Singapore, Australia, the US, the UK, and Europe worth S$17.2 billion as of 30 September 2023.</p><p>CLAR’s trailing 12-month DPU stood at S$0.15644, giving its units a trailing distribution yield of 5.2%.</p><p>The industrial REIT’s 3Q 2023 business update saw portfolio occupancy stay high at 94.5% while the portfolio enjoyed a positive rental reversion of 10.2% for the quarter.</p><p>CLAR has ongoing projects to improve the quality of its portfolio worth S$600 million including three redevelopments in Singapore and a convert-to-suit property in the US.</p><p>Gearing stood at 37.2% as of 30 September 2023 with an all-in average cost of data centres, business parks, and light industrial buildings, among others.</p><p>For its fiscal 2023 (FY2023) ending 31 March 2023, gross revenue rose 12.3% year on year to S$684.9 million.</p><p>Net property income (NPI) improved by 9.7% year on year to S$518 million.</p><p>DPU, however, dipped by 1.7% year on year to S$0.1357.</p><p>MIT’s units provide a trailing distribution yield of 6.1%.</p><p>There are indications that the industrial REIT can maintain or even raise its DPU.</p><p>Late last month, MIT announced its first acquisition in two years, that of a data centre in Osaka, Japan.</p><p>The purchase is expected to be accretive, raising FY2023’s DPU from S$0.01357 to S$0.1385.</p><p>The REIT has also completed its redevelopment project for Mapletree Hi-Tech Park @ Kallang and secured committed occupancy of 44.1% by net lettable area.</p><p>This asset is expected to contribute progressively from FY2024.</p><h2>Frasers Centrepoint Trust (SGX: J69U)</h2><p>Frasers Centrepoint Trust, or FCT, is a retail REIT with a portfolio of ten suburban retail malls and an office building.</p><p>Total AUM is approximately S$6.9 billion as of 31 March 2023.</p><p>For its fiscal 2023’s first half (1H FY2023) ending 31 March, gross revenue climbed 6.5% year on year to S$187.6 million while NPI rose 5.7% year on year to S$138 million.</p><p>DPU remained flat year on year at S$0.0613 and annualised DPU stood at S$0.1226.</p><p>Units of FCT provide a forward distribution yield of 5.6%.</p><p>Back in January, FCT and its sponsor <strong>Frasers Property Limited</strong> (SGX: TQ5) announced the joint acquisition of a 50% stake in Nex Mall in Serangoon.</p><p>The retail REIT also acquired an additional 10% stake in Waterway Point Mall back in September last year.</p><p>These two acquisitions should help to boost rental income for the REIT.</p><p>Elsewhere, FCT also completed an asset enhancement initiative (AEI) at Tampines 1 that helped to add 8,000 square feet of net lettable area.</p><h2>Keppel DC REIT (SGX: AJBU)</h2><p>Keppel DC REIT is a data centre REIT with a portfolio of 23 data centres located across nine countries.</p><p>Total AUM stood at S$3.7 billion as of 31 March 2023.</p><p>The REIT reported a commendable set of earnings for its fiscal 2023’s first quarter (1Q 2023).</p><p>Gross revenue increased by 6.5% year on year to S$70.4 million while NPI improved by 6.3% year on year to S$63.9 million.</p><p>DPU inched up 3% year on year to S$0.02541.</p><p>The annualised DPU of S$0.10164 means that Keppel DC REIT’s units provide a forward distribution yield of 4.9%.</p><p>Looking ahead, the REIT will focus on acquisitions to boost DPU while more than half of its leases contain built-in income and rental escalation clauses.</p><p>Data centre demand continues to be strong, underpinned by the adoption of cloud computing and digital transformation initiatives by corporations.</p><h2>CapitaLand Integrated Commercial Trust (SGX: C38U)</h2><p>CapitaLand Integrated Commercial Trust, or CICT, is a retail and commercial REIT with 21 properties in Singapore, three in Australia, and two in Germany.</p><p>CICT’s total AUM stood at S$24.2 billion as of 31 December 2022.</p><p>The REIT’s 1Q 2023 business update displayed a promising set of financial numbers.</p><p>Gross revenue climbed 14.4% year on year to S$388.5 million with NPI rising by 11.3% year on year to S$276.3 million.</p><p>Back in 2022, CICT’s DPU came in at S$0.1058, giving its units a trailing distribution yield of 5.4%.</p><p>Shopper traffic for It's not an easy business, as Offerpad's largest competitor, <b><a href=\"https://laohu8.com/S/Z\">Zillow</a> Group</b> (NASDAQ:Z)(NASDAQ:ZG) recently proved when it dropped out of the segment after sustaining significant losses.</p><p class=\"t-img-caption\"><img src=\"https://g.foolcdn.com/image/?url=https%3A%2F%2Fg.foolcdn.com%2Feditorial%2Fimages%2F659276%2Fa-smiling-couple-sitting-on-the-floor-of-their-new-home-surrounded-by-boxes.jpg&w=700&op=resize\" tg-width=\"700\" tg-height=\"466\" width=\"100%\" height=\"auto\"/><span>Image source: Getty Images.</span></p><p>But there are bright spots to Offerpad's different approach, and Wall Street firm JMP Securities thinks the stock has what it takes to rise by 84% in the next 12 to 18 months to $12 a share. Here's why.</p><h2>Being selective is key for Offerpad</h2><p>Since 2019, Zillow has been on a home-buying binge, purchasing 26,014 houses -- in some cases, multiple-home estates -- with the intention of reselling them quickly for a profit. This strategy is great when real estate prices are rising across the board, but when pockets of the market go soft, it can result in significant losses.</p><p>Zillow recently listed up to 1,000 of its homes for sale in its five largest markets, 64% of which were reportedly priced below what it paid for them. And in Phoenix, Arizona, up to 93% of its properties are slated to be sold at a loss. In the recent third quarter, Zillow's iBuying segment lost $244 million and erased all of the gross profit the segment had made for the entire year.</p><p>Part of the issue is Zillow's broad geographical footprint. It operates in, and therefore had to carefully track, up to 35 markets across the U.S. Offerpad, on the other hand, operates in 17 markets. Where Zillow's iBuying average gross profit per home peaked at $18,665, Offerpad's average peak (so far) is $31,500 per home in the second quarter of 2021.</p><p>It highlights the importance of being selective, because like any asset class, home prices constantly fluctuate, and being on the wrong side can be catastrophic. For Offerpad, now that its largest competitor has moved out of the way, it has an opportunity to grow its market share in the higher-quality markets Zillow has left behind.</p><h2>A surge in revenue</h2><p>By the close of 2021, Offerpad expects it will have sold up to 6,000 homes for the year, driving a record revenue result. In the recent third quarter, it actually increased its 2021 revenue guidance by $100 million. Finance. CAGR = Compound Annual Growth Rate.</p><p>Offerpad's gross profit per home of $22,700 in the third quarter was down from the $31,500 it generated in the second quarter. However, it was still a 48% year-over-year gain and is therefore trending in the right direction.</p><p>The company attributes its success to a combination of its technology and people. Where other iBuying companies rely solely on algorithms to price a home, Offerpad allows technology to do 90% of the work, and it then uses physical intervention by its employees to inspect the home and bring the deal to a close.</p><p>Additionally, it adds value by renovating houses using Offerpad-employed tradespeople, which allows it to achieve higher sale prices compared to simply flipping a property immediately. The company aims to buy, renovate, and sell each home within 100 days.</p><h2>The stock is cheap</h2><p>Offerpad's stock trades at a price-to-sales multiple of just 0.8. By comparison, and despite all of its issues, Zillow's stock trades at a multiple of 2.1 based on estimated 2021 revenue. That means Offerpad's stock would need to double from here just to trade in line with its tech-real estate peer.</p><p>If Offerpad meets analysts' expectations and generates $3.53 billion in revenue next year, its multiple will shrink further to just 0.4 (assuming its stock price remains the same). That makes its recent 68% decline in share price look like an attractive opportunity going into 2022.</p><p>Offerpad is expected to post a loss overall for 2021, but JMP Securities expects it will close out 2021 with a fourth-quarter profit of $0.35 per share. It's not an easy business, as Offerpad's largest competitor, Zillow Group (NASDAQ:Z)(NASDAQ:ZG) recently proved when it dropped out of the segment after sustaining significant losses.Image source: Getty Images.But there are bright spots to Offerpad's different approach, and Wall Street firm JMP Securities thinks the stock has what it takes to rise by 84% in the next 12 to 18 months to $12 a share. Here's why.Being selective is key for OfferpadSince 2019, Zillow has been on a home-buying binge, purchasing 26,014 houses -- in some cases, multiple-home estates -- with the intention of reselling them quickly for a profit. This strategy is great when real estate prices are rising across the board, but when pockets of the market go soft, it can result in significant losses.Zillow recently listed up to 1,000 of its homes for sale in its five largest markets, 64% of which were reportedly priced below what it paid for them. And in Phoenix, Arizona, up to 93% of its properties are slated to be sold at a loss. In the recent third quarter, Zillow's iBuying segment lost $244 million and erased all of the gross profit the segment had made for the entire year.Part of the issue is Zillow's broad geographical footprint. It operates in, and therefore had to carefully track, up to 35 markets across the U.S. Offerpad, on the other hand, operates in 17 markets. Where Zillow's iBuying average gross profit per home peaked at $18,665, Offerpad's average peak (so far) is $31,500 per home in the second quarter of 2021.It highlights the importance of being selective, because like any asset class, home prices constantly fluctuate, and being on the wrong side can be catastrophic. For Offerpad, now that its largest competitor has moved out of the way, it has an opportunity to grow its market share in the higher-quality markets Zillow has left behind.A surge in revenueBy the close of 2021, Offerpad expects it will have sold up to 6,000 homes for the year, driving a record revenue result. In the recent third quarter, it actually increased its 2021 revenue guidance by $100 million. However, it was still a 48% year-over-year gain and is therefore trending in the right direction.The company attributes its success to a combination of its technology and people. Where other iBuying companies rely solely on algorithms to price a home, Offerpad allows technology to do 90% of the work, and it then uses physical intervention by its employees to inspect the home and bring the deal to a close.Additionally, it adds value by renovating houses using Offerpad-employed tradespeople, which allows it to achieve higher sale prices compared to simply flipping a property immediately. The company aims to buy, renovate, and sell each home within 100 days.The stock is cheapOfferpad's stock trades at a price-to-sales multiple of just 0.8. By comparison, and despite all of its issues, Zillow's stock trades at a multiple of 2.1 based on estimated 2021 revenue. That means Offerpad's stock would need to double from here just to trade in line with its tech-real estate peer.If Offerpad meets analysts' expectations and generates $3.53 billion in revenue next year, its multiple will shrink further to just 0.4 (assuming its stock price remains the same). That makes its recent 68% decline in share price look like an attractive opportunity going into 2022.Offerpad is expected to post a loss overall for 2021, but JMP Securities expects it will close out 2021 with a fourth-quarter profit of $0.35 per share. Peloton's products were in high demand when economies were in various phases of lockdowns and nonessential businesses, including gyms, were forced to close their doors to the public. That limited the ways folks could exercise, and they turned to Peloton in large numbers.</p><p>The surge in demand was so pronounced that Peloton had difficulty fulfilling orders. At one point, customers had to wait more than ten weeks to receive their exercise equipment. In response, management made investments to increase manufacturing capacity and reduce delivery times.</p><p>Unfortunately for Peloton, several effective vaccines against COVID-19 were developed, economies started reopening, and demand for in-home exercise equipment decreased. Meanwhile, Peloton is stuck with a higher expense base because of its investments to increase capacity. In its most recent quarter ended Sept. 30, Peloton reported a net loss of $367 million compared to a net profit of $69.3 million at the same time last year.</p><p>To make matters worse, Peloton had decreased the price of its bike from $1,895 to $1,495. The move did create increased purchasing from price-sensitive consumers but not enough to offset the considerable price decrease. As a result, revenue in the connected-fitness-products segment (which includes bike sales) fell from $601 million in the third quarter of 2020 to $501 million in Q3 2021. Meanwhile, supply-chain disruptions are raising input and transportation costs; the cost to fulfill sales increased by 21.1% year over year in Q3.</p><p>One potential, near-term bright spot for Peloton is the $1.27 billion of inventory it had on hand ahead of the lucrative holiday shopping season -- up from $937 million in the prior quarter. The quarter ending in December typically is the most lucrative for Peloton, coinciding with not only holiday gift-giving but also new year resolution-induced purchasing. So management is hopeful for strong sales this quarter.</p><h2>Peloton's stock is a relative bargain</h2><p>Peloton's stock has undoubtedly faced a steep price decline in 2021 -- and for clear reasons. Customer demand leveled off as economies reopened; meanwhile, management was making investments to increase capacity. All of this has shaken investor confidence. At one point in the last two years, Peloton's stock was selling at a price-to-sales ratio over 20. Yet, the skeptics are concerned that Shopee's growth resulted from massive subsidies and is unsustainable -- especially after it removes the subsidies.</p><p>But as Shopee cuts back its investments to focus on profitability (instead of growth), there are early signs that the e-commerce platform is a viable business. In the first quarter of 2023, revenue grew 36% to $2.1 billion. Moreover, after reporting unexpected positive adjusted earnings before interest, taxes, depreciation, and amortization (EBITDA) of $196 million in the fourth quarter of 2022, Shopee reported another profitable quarter of $208 million in EBITDA.</p><p>The good news is that Shopee managed to sustain its revenue even as it cut back on subsidies -- sales and marketing expenses fell 52% year over year. The solid performance indicates that customers are returning despite the subsidies cut. Still, it would be too early to declare victory. Ideally, I want to see a few more profitable quarters to remove any doubt about its ability to sustain profitability over the long run.</p><h2>But Garena failed to halt its decline</h2><p>While its sister company delivered a commendable result, Garena struggled to contain the decline of its business.</p><p>Once a crown jewel in Sea, the online gaming company saw its bookings peak at $1.2 billion per quarter in the second and third quarters of 2021. Since then, that metric has gone nowhere but down. In the first quarter of 2023, bookings fell 15% quarter over quarter to $462 million. In other words, bookings have fallen by more than 60% from the peak.</p><p>The fall in bookings over the previous quarter was due to a decline in the paying (versus non-paying) user ratio from 9% to 7.7%, and a decrease in bookings per user, down from $1.1 to $0.9. The silver lining was that quarterly active users grew 1% quarter over quarter, indicating that Garena's decline might have reached the bottom. If Garena can grow its user base from here, there is a possibility of a turnaround in the coming quarters.</p><p>Overall, another disappointing quarter for Garena suggests it has more work to do before the business stabilizes.</p><h2>Fortunately, SeaMoney came to the rescue</h2><p>Investors would likely have been dissatisfied with Garena's performance. Still, they would also have found some solace in SeaMoney's solid performance.</p><p>Revenue grew 75% year over year to $413 million, and adjusted EBITDA reached $99 million, a significant improvement from a loss of $125 million in the previous year. The strong top-line performance resulted from the growth of the credit business, while EBITDA improved due to top-line gains and the optimization of sales and marketing spend.</p><p>In many ways, SeaMoney has benefited from its affiliation with Shopee and Garena, leveraging the users from the latter to cross-sell its financial products. Over time, investors can expect SeaMoney to grow by diversifying its offerings and further penetrating its sister companies' existing user base.</p><p>Despite the strong performance, I will keep a close eye on SeaMoney's nonperforming loan -- currently at 2% -- as that will be the most significant risk for this business. A rapid rise in this ratio will be a red flag.</p><h2>So, is the turnaround completed?</h2><p>The short answer is not yet. It's good to see another profitable quarter for Shopee and Sea Money. Yet, Garena continued to struggle with revenue declining further in the quarter.</p><p>As a shareholder, I'm cautiously optimistic about a turnaround thanks to some good progress from Shopee and Sea Money. But the turnaround remains a work in progress, especially for Garena.
