General Motors Co (GM.N), for its part, said it had eased hiring and delayed planned spending in response to inflation and to hedge against a possible broader slowdown. </p><p>The U.S. Commerce Department is expected on Thursday to report that gross domestic product grew at a turgid pace in the second quarter. New employment data scheduled to be released next week will show whether robust job creation, considered an important strength of the U.S. economy right now, continued in July.</p><h2>CONFLICTING DATA</h2><p>Fed policymakers will not issue new economic projections of their own on Wednesday. But a new policy statement due to be released at 2 p.m. EDT (1800 GMT) and Fed Chair Jerome Powell&#39;s news conference half an hour later should elaborate on how the central bank views the recent economic data and at least hint at its next steps.</p><p>That will almost certainly include another interest rate increase at the Fed&#39;s next policy meeting in September, with upcoming inflation data likely to shape whether officials opt for another 75-basis-point increase, or scale back to a half-percentage-point move.</p><p>With consumer prices rising at a more than a 9% annual rate as of June, &#34;the Fed will not slow the pace of hikes until they are convinced inflation has turned,&#34; Ian Shepherdson, chief economist at Pantheon Macroeconomics, wrote recently.</p><p>A number of Fed officials at various points since the start of the year have said they thought inflation had peaked, only to be caught out as prices continued to rise faster. By the Fed&#39;s preferred measure, inflation is running at more than three times the central bank&#39;s 2% annual target, leaving policymakers aligned behind not just the unusually large 75-basis-point hikes - the biggest moves since 1994 - but a promise to continue raising borrowing costs until monthly inflation numbers fall.</p><p>To some economists that has heightened the risk of error, since data on prices may lag the impact of rising rates on the economy and prompt the Fed to continue its monetary policy tightening in the midst of a slowdown.</p><p>The average contract rate on a 30-year fixed-rate mortgage has risen from below 3% to about 5.5% on the basis of the Fed&#39;s rate hikes so far, for example, and new home sales already have fallen to the lowest levels since the start of the pandemic.</p><p>By the time of the Fed&#39;s Sept. 20-21 meeting, policymakers will have two months of additional data in hand on prices, consumer spending, business output, jobs, and other aspects of the economy.</p><p>If inflation does slow before that meeting, it could clear the way for the Fed to slow down.</p><p>Investors, as of now, are roughly split over whether that will happen, with data likely to continue pulling in both directions.</p><p>The U.S. economy &#34;is likely to have contracted in the first half of the year, but job growth remains robust. Buying (and holding) during times like 2022 is easier said than done, but the payoff can be substantial once the bear market gives way to the next bull market.If you have $50,000 (or another sizable chunk of change to put to work), I think Alphabet, Nvidia, Block, Twilio, and Crocs are compelling stocks to buy right now. Here's why I'm bullish.Alphabet: A boring name with serious market-beating potentialI like big old boring Google parent Alphabet. If you're looking for a company to start building a portfolio around, Alphabet is about as good as it gets. It's benefiting from multiple secular growth trends (digital ads, online video content consumption via YouTube, and cloud computing via Google Cloud), so this should be a steady growth story for many years.Alphabet is also highly profitable, exactly the type of stock that should rebound quickly from the current bear market. Inflation and interest rates are on the rise, but Google's profit margins provide plenty of cushion. So does $125 billion in net cash and short-term investments, which Alphabet is using to repurchase shares.Working from a position of technological and financial strength also gives Alphabet the ability to invest in things like its Waymo subsidiary. Self-driving cars could reshape the global economy, and Waymo is a leader in this bleeding-edge technology. Trading for just 22 times trailing-12-month free cash flow, Alphabet is a value right now -- especially when considering its long-term potential.Nvidia: The top platform for building AII believe Nvidia will be the next business to join the trillion-dollar club: that exclusive group of stocks (Alphabet included) with a market cap of at least $1 trillion. Currently valued at $445 billion, the semiconductor giant is already almost halfway there.Nvidia's GPUs, historically the realm of high-end video game PCs, are finding use in data centers creating and running artificial intelligence software. AI is in the early stages of deployment, just now reaching that convergence of usefulness and affordability that makes it compelling for industries of all sorts. Building on its lead here, Nvidia has launched new chip types outside of GPUs to address other parts of the modern business data center.If its impressive hardware weren't enough, Nvidia is also early on in developing a cloud-based software business too. AI software won't only help Nvidia sustain its growth momentum but could also lift profit margins higher as well. This is a premium-priced stock at 57 times trailing 12-month free cash flow, but this is a great company to buy and hold for the next decade if you're looking for a way to bet on the AI industry.Block: A depressed fintech name with international potentialBlock (formerly Square) was a high-flying financial technology leader just a year ago. Now, it trades for just over seven times enterprise value (just over $35 billion as of this writing) to trailing-12-month gross profit ($4.75 billion). The market is feeling particularly ho-hum on Block.The punishment isn't completely unwarranted. Block is trying to develop the Bitcoin blockchain network, and it isn't clear if Bitcoin will ever have a future as a means of enabling transactions on the internet. It also paid a pretty penny for buy-now-pay-later company Afterpay early this year, and it will take time to see if the combined fintechs are worth more together than they would have been on their own.Personally, though, I like Block's plan of attack with Afterpay. Block needs a way to connect its Square merchant services ecosystem with the more consumer-facing Cash App. Afterpay could act as the rails between the two and create a truly two-sided network that keeps merchants and individuals highly engaged -- and makes Block more profitable over time. And at 39 times trailing-12-month free cash flow, Block's growth potential looks severely underappreciated right now.Twilio: Communications head for the cloudThe pandemic accelerated large organizations' migration to the cloud, which was especially apparent with cloud-based communications tools. Zoom Video Communications got all the early attention, but Twilio has been the more enduring growth story as Zoom's expansion has decelerated.Twilio's secret is it has a wide range of tools available for businesses to integrate into their operations -- from text and email to website chatbots to internet-based phone and video calling. Twilio's latest efforts have been to add customer data analytics to its platform, helping businesses understand when and how to stay in touch with customers.Twilio thinks it can sustain about a 30% organic growth rate (which excludes acquisitions) for the foreseeable future. The only problem is that Twilio hasn't generated a profit yet. This is partially by design as the company spends heavily to maximize its rate of expansion, but a rising interest rate environment doesn't look favorably on stocks like this.Nevertheless, Twilio expects to generate adjusted operating profit by 2023 and currently trades for a meager 3.6 times enterprise value to trailing-12-month revenue. If the business continues to grow at a rapid pace and reaches profitability next year, there is a lot of upside here.Crocs: Get a top-trending brand among young generations for a stealTo mix up the tech-heavy stock list above, I also really like Crocs stock right now. Yes, Crocs, the maker of the goofy foam clogs. Whether or not you like them, this is a popular brand among young people. Crocs ranked in the top 10 shoe brands among Generation Z (early 20-somethings), according to Piper Sandler's \"Taking Stock With Teens\" Spring 2022 report. And seemingly out of nowhere came Hey Dude, also now a Top 10 shoe brand among teens according to Piper Sandler's report. Hey Dude is the casual shoe brand Crocs just acquired.Crocs' comfy kicks are growing fast (sales have more than doubled over the last three years), but the stock has been beaten down some 55% so far in 2022. Inflation is hurting profits in the short term, and Crocs had to take on significant debt to purchase Hey Dude. The company reported nearly $2.9 billion in debt at the end of the first quarter.But if Crocs can maintain its shoe industry-best operating profit margin and keep growing, this stock is a deep value. It trades for just 5.97 times current year expected earnings. If you're looking for a bet on a resilient consumer, Crocs could create lots of rewards for the present risks right now. You don&#39;t need to be a rocket scientist to understand that such investments will likely generate attractive returns over time.</p><p>REITs (VNQ) always eventually recover and return to slight premiums to NAV, which is where they should be given that they are essentially liquid real estate.</p><p><img src=\"https://static.tigerbbs.com/adbb34104520a1699ba05857305aee45\" tg-width=\"640\" tg-height=\"324\" referrerpolicy=\"no-referrer\"/></p><p>NAREIT</p><p>Today, we are fortunate to have the opportunity to accumulate REITs at exceptionally low prices and we will continue to do so, week after week, with small gradual additions to our favorite holdings.</p><p>In what follows, we highlight 3 of our recent purchases:</p><p><b>Clipper Realty (CLPR)</b></p><p>Based on Price-to-NAV, Clipper Realty is the cheapest of all apartment REITs in the USA. After the recent drop to $8.5 per share, it is now priced at a near 50% discount to the estimated fair value of its properties.</p><p>It is so cheap because it is a small-cap that&#39;s overlooked by most investors and also because it is mainly invested in New York City, which is currently out of favor. Its biggest property, the Flatbush gardens located in Brooklyn, is probably also a cause for concern to some investors due to its troubled history.</p><p>I also shared a healthy dose of skepticism regarding the Flatbush Gardens. Looking at pictures online and reading reviews, it seems like these are the type of properties that you would soon tear down and rebuild, at least here in Europe.</p><p>To get a better feel for the properties, I recently flew to NYC to tour them and my impressions were very positive.</p><p>In short, my concerns weren&#39;t really warranted. These are good assets and it also explains why CLPR was able to get a large loan with attractive terms, secured by these assets. They were built as public housing and this side of Brooklyn is not exactly prime real estate, but they provide affordable housing that&#39;s badly needed.</p><p>I also visited CLPR&#39;s other major assets in Brooklyn and Manhattan and I liked what I saw. Here are some pictures:</p><p>Today, rents are soaring in NYC as the city continues to recover from the pandemic, and these properties are directly benefiting from it. Occupancy rates are now reaching a point that will allow CLPR to push for large rent hikes in the coming quarters. Local real estate agents have described the NYC rental market as &#34;red hot&#34; with 20%+ rent hikes becoming the norm.</p><p>Yet, the company is priced at a 50% discount to NAV. A local private equity real estate investor who knows the market&#39;s ins and outs recently highlighted CLPR as the best way to invest in NYC real estate<i>.</i></p><p>The company&#39;s biggest shareholder is the management, and they bought back a lot of shares during the pandemic. We think that buybacks will soon resume if the share price remains so low. We expect 50%+ upside and while you wait, you earn a near 5% dividend yield.</p><p><b>Whitestone REIT (WSR)</b></p><p>Whitestone REIT has a very simple investment case.</p><p>The REIT owns highly desirable assets, but it has historically been discounted due to its management, which was conflicted and overpaid.</p><p>The REIT finally resolved these issues earlier this year after firing its CEO and hiring a new management team that&#39;s laser-focused on creating shareholder value.</p><p>The share price rapidly began to rise, but as the market began its dip, WSR gave up nearly all of its gains.</p><p>As a result, it is now still priced at just 10x FFO and an estimated 30% discount to NAV, and that&#39;s despite having guided for 15%+ FFO per share growth in 2022.</p><p>The REIT owns strip centers that focus on essential services which are largely e-commerce-, inflation-, and recession-proof. Their rents are growing rapidly because its properties are almost entirely located in growing sunbelt markets like Phoenix, Arizona, and Austin, Texas:</p><p>As we explain in our investment thesis, WSR really deserves to trade at around 15x FFO given its rapid growth prospects and improved management.</p><p>This means that the shares have ~50% upside potential and while you wait, you earn a near-5% dividend yield.</p><p><b>Macerich (MAC)</b></p><p>Macerich is the owner of the highest-quality mall portfolio in the USA.</p><p>Malls are perceived to suffer from the growth of e-commerce and they are also perceived to be cyclical assets that suffer from recessions. Adding more fuel to the fire, MAC is heavily leveraged, leaving little room for error.</p><p>Nonetheless, we are bullish and like the risk-to-reward of the company.</p><p>In short, we disagree with the common wisdom, and actually believe that e-commerce will benefit Class A malls in the long run. That&#39;s because it is leading to market consolidation with the lowest quality malls dying and the strongest malls getting stronger. Moreover, increasingly many retailers are consolidating their shops to the best malls as they adapt to the new omnichannel world. Finally, even digital native retailers are now opening new stores at Class A malls as it helps them increase sales, reduce costs, solve logistical issues, and boost brand recognition:</p><p>Malls are somewhat cyclical, but the highest quality malls are not as cyclical as implied by MAC&#39;s recent share price performance. Priced at less than 5x FFO, a ~70% discount to NAV, and offering a 6.5% dividend yield, we like the risk-to-reward as part of a well-diversified REIT portfolio.</p><p>The primary risk remains the balance sheet, but MAC has done a good job at mitigating this risk over the past year, and it is focused on paying down debt with its retained cash flow.</p><p><b>Bottom Line</b></p><p>Volatility creates opportunity.</p><p>We shouldn&#39;t fear it. The company offers industry-specific versions of its platform tailored to end markets like financial services, healthcare, and retail. That strategy has helped Snowflake win big customers like Mastercard, McKesson, and PepsiCo.In the past year, Snowflake saw its customer base grow 40%, and the average customer spent 74% more, evidencing its ability to form sticky relationships. In turn, revenue soared 98% to $1.4 billion, and the company generated a positive free cash flow of $227 million, up from a loss of $75 million in the prior year. Since taking the reins as CEO in 1965, the Oracle of Omaha, as he's now known, has created over $740 billion in value for shareholders (himself included), and delivered an aggregate return for the company's Class A shares (BRK.A) of 4,100,820%, as of April 25, 2022.There's no shortage of reasons for Buffett's success over the years. For instance, Buffett has an affinity for cyclical companies and dividend stocks, and has been willing to buy and hold high-quality businesses for decades to allow his investment thesis to shine.However, Berkshire Hathaway's success also has to do with Buffett's lack of diversification. Despite his company holding stakes in nearly four dozen securities, Buffett has bet the farm on the following three stocks.Berkshire Hathaway CEO Warren Buffett. Image source: The Motley Fool.AppleWhen it comes to betting the farm on a top-performing business, tech stock Apple checked all the appropriate boxes for Warren Buffett and his investment team.Apple accounts for more than 30% of the $104.6 billion cost basis of Berkshire's investment portfolio, and totaled nearly 44% of Berkshire's $339 billion in invested assets, as of April 25. On an unrealized basis, Buffett's company is sitting on a greater than $116 billion gain from its stake in Apple. It's also worth mentioning that Apple generates close to $799 million in dividend income for Berkshire Hathaway each year.In Warren Buffett's eyes, there's little not to like about Apple. The company has an extremely loyal customer base, is one of the most recognized brands in the world, and is the hands-down leader in smartphone market share in the United States. In fact, the launch of 5G-capable iPhones sent Apple's sales and profits to record highs.In addition to its success with tech products, Apple CEO Tim Cook is overseeing the promotion of subscription services. A subscription-driven model should alleviate the revenue lumpiness associated with product replacement cycles, and it has a good shot at lifting Apple's operating margins over time.Furthermore, Apple has spared no expense with its generous capital return program. For some context, Apple returned $100 billion to shareholders just in fiscal 2021 (the company's fiscal year ends in September). It repurchased $86 billion in common stock, and returned more than $14 billion to its investors as a dividend. The Oracle of Omaha is a huge fan of businesses that reward patient investors.Image source: Getty Images.Bank of AmericaA second stock Warren Buffett has bet the proverbial farm on is money-center giant Bank of America.According to Buffett's 2021 letter to shareholders, Berkshire Hathaway had spent over $10 billion on just two securities: The aforementioned Apple, with a $31.1 billion cost basis, and Bank of America, with a $14.6 billion cost basis. As of April 25, BofA accounted for 11.4% of Berkshire's portfolio value, with Buffett and his investing team sitting on an unrealized gain of almost $24 billion.The Oracle of Omaha is a huge fan of bank stocks, most likely because they're highly cyclical businesses. Buffett is well aware that recessions are a perfectly normal and inevitable part of the economic cycle. But he also knows that recessions only last for a few months to a couple of quarters. By comparison, the vast majority of economic expansions go on for years. Buying bank stocks like BofA is Buffett's way of playing a numbers game that strongly favors patient investors.Another reason to be optimistic about Bank of America's future is its interest rate sensitivity. With the Federal Reserve looking to rein in historically high inflation with interest rate hikes, Bank of America is set to be a big beneficiary. According to the company, a 100-basis-point parallel shift in the interest rate yield curve is estimated to generate $5.4 billion in added net interest income over 12 months.Bank of America's digitization efforts are paying off, too. The percentage of sales completed online or via mobile app hit 53% in the latest quarter, which was up from just 30% in the comparable quarter three years ago. Greater digital adoption is allowing BofA to consolidate some of its branches and improve its operating efficiency.Image source: Getty Images.Berkshire HathawayThe third stock Buffett has bet the farm on isn't going to show up in the company's quarterly 13F filings with the Securities and Exchange Commission. That's because it's Buffett's own company, Berkshire Hathaway.Prior to July 2018, Buffett and his right-hand man, Charlie Munger, were only allowed to repurchase shares of Berkshire Hathaway if its price-to-book value fell to or below 120% (20% or lower premium to book value). But in the six years leading up to July 2018, Berkshire's stock fairly consistently stayed range-bound between 130% and 160% of book value, leading to no share repurchases.But things changed on July 17, 2018. Berkshire's board of directors passed new measures that gave Buffett and Munger the ability to repurchase their company's stock. As long as Berkshire has at least $20 billion in cash, cash equivalents, and U.S. Treasuries on hand, and the duo believe their company's shares are trading below intrinsic value, buybacks can commence without any cap. Since the midpoint of 2018, Buffett has overseen the repurchase of $58 billion worth of Berkshire's Class A and B shares.Why repurchase so much stock? The primary answer is that it tends to have a positive effect on each remaining share. Since there are fewer shares left outstanding, businesses that grow their income over time can expect an earnings per share boost from repurchasing stock. This can make Berkshire Hathaway even more attractive from a fundamental standpoint and further lift its share price.With Berkshire's Class A shares averaging a 20.1% annual return since 1965, buying back stock looks like a smart bet for the Oracle of Omaha and his In fact, as the market leader in endpoint security, CrowdStrike has more data than other vendors, which theoretically makes its AI models uniquely effective. That edge has propelled the company to the forefront of other cybersecurity verticals, including digital threat intelligence and incident response services.Building on that momentum, CrowdStrike has delivered impressive growth on a consistent basis. Revenue skyrocketed 64% to $1.6 billion over the past year, and free cash flow climbed 49% to $481 million. The Snowflake Data Marketplace even makes it possible for organizations to buy and sell data sets.Beyond that broad functionality, Snowflake benefits from its targeted approach to customer acquisition. The company offers industry-specific versions of its platform tailored to end markets like financial services, healthcare, and retail. That strategy has helped Snowflake win big customers like Mastercard, McKesson, and PepsiCo.In the past year, Snowflake saw its customer base grow 40%, and the average customer spent 74% more, evidencing its ability to form sticky relationships. In turn, revenue soared 98% to $1.4 billion, and the company generated a positive free cash flow of $227 million, up from a loss of $75 million in the prior year. But management sees a $90 billion addressable market, meaning Snowflake still has a lot of room to grow.Last summer the company launched  Powered by Snowflake, a program that helps customers build and operate applications in the Snowflake Data Cloud. Over 425 organizations had joined the program as of fiscal Q1 2023 (ended April 30, 2022), up 48% from the previous quarter. That rapid adoption highlights the value Snowflake creates for its clients.More broadly, Snowflake benefits from a powerful network effect. The more customers adopt the Data Cloud, the more data can be exchanged on the platform, creating incremental value for every user. That virtuous cycle should keep Snowflake growing for the foreseeable future. Buying (and holding) during times like 2022 is easier said than done, but the payoff can be substantial once the bear market gives way to the next bull market.If you have $50,000 (or another sizable chunk of change to put to work), I think Alphabet, Nvidia, Block, Twilio, and Crocs are compelling stocks to buy right now. Here's why I'm bullish.Alphabet: A boring name with serious market-beating potentialI like big old boring Google parent Alphabet. If you're looking for a company to start building a portfolio around, Alphabet is about as good as it gets. It's benefiting from multiple secular growth trends (digital ads, online video content consumption via YouTube, and cloud computing via Google Cloud), so this should be a steady growth story for many years.Alphabet is also highly profitable, exactly the type of stock that should rebound quickly from the current bear market. Inflation and interest rates are on the rise, but Google's profit margins provide plenty of cushion. So does $125 billion in net cash and short-term investments, which Alphabet is using to repurchase shares.Working from a position of technological and financial strength also gives Alphabet the ability to invest in things like its Waymo subsidiary. Self-driving cars could reshape the global economy, and Waymo is a leader in this bleeding-edge technology. Trading for just 22 times trailing-12-month free cash flow, Alphabet is a value right now -- especially when considering its long-term potential.Nvidia: The top platform for building AII believe Nvidia will be the next business to join the trillion-dollar club: that exclusive group of stocks (Alphabet included) with a market cap of at least $1 trillion. Currently valued at $445 billion, the semiconductor giant is already almost halfway there.Nvidia's GPUs, historically the realm of high-end video game PCs, are finding use in data centers creating and running artificial intelligence software. AI is in the early stages of deployment, just now reaching that convergence of usefulness and affordability that makes it compelling for industries of all sorts. Building on its lead here, Nvidia has launched new chip types outside of GPUs to address other parts of the modern business data center.If its impressive hardware weren't enough, Nvidia is also early on in developing a cloud-based software business too. AI software won't only help Nvidia sustain its growth momentum but could also lift profit margins higher as well. This is a premium-priced stock at 57 times trailing 12-month free cash flow, but this is a great company to buy and hold for the next decade if you're looking for a way to bet on the AI industry.Block: A depressed fintech name with international potentialBlock (formerly Square) was a high-flying financial technology leader just a year ago. Now, it trades for just over seven times enterprise value (just over $35 billion as of this writing) to trailing-12-month gross profit ($4.75 billion). The market is feeling particularly ho-hum on Block.The punishment isn't completely unwarranted. Block is trying to develop the Bitcoin blockchain network, and it isn't clear if Bitcoin will ever have a future as a means of enabling transactions on the internet. It also paid a pretty penny for buy-now-pay-later company Afterpay early this year, and it will take time to see if the combined fintechs are worth more together than they would have been on their own.Personally, though, I like Block's plan of attack with Afterpay. Block needs a way to connect its Square merchant services ecosystem with the more consumer-facing Cash App. Afterpay could act as the rails between the two and create a truly two-sided network that keeps merchants and individuals highly engaged -- and makes Block more profitable over time. And at 39 times trailing-12-month free cash flow, Block's growth potential looks severely underappreciated right now.Twilio: Communications head for the cloudThe pandemic accelerated large organizations' migration to the cloud, which was especially apparent with cloud-based communications tools. Zoom Video Communications got all the early attention, but Twilio has been the more enduring growth story as Zoom's expansion has decelerated.Twilio's secret is it has a wide range of tools available for businesses to integrate into their operations -- from text and email to website chatbots to internet-based phone and video calling. Twilio's latest efforts have been to add customer data analytics to its platform, helping businesses understand when and how to stay in touch with customers.Twilio thinks it can sustain about a 30% organic growth rate (which excludes acquisitions) for the foreseeable future. The only problem is that Twilio hasn't generated a profit yet. This is partially by design as the company spends heavily to maximize its rate of expansion, but a rising interest rate environment doesn't look favorably on stocks like this.Nevertheless, Twilio expects to generate adjusted operating profit by 2023 and currently trades for a meager 3.6 times enterprise value to trailing-12-month revenue. If the business continues to grow at a rapid pace and reaches profitability next year, there is a lot of upside here.Crocs: Get a top-trending brand among young generations for a stealTo mix up the tech-heavy stock list above, I also really like Crocs stock right now. Yes, Crocs, the maker of the goofy foam clogs. Whether or not you like them, this is a popular brand among young people. Crocs ranked in the top 10 shoe brands among Generation Z (early 20-somethings), according to Piper Sandler's \"Taking Stock With Teens\" Spring 2022 report. And seemingly out of nowhere came Hey Dude, also now a Top 10 shoe brand among teens according to Piper Sandler's report. Hey Dude is the casual shoe brand Crocs just acquired.Crocs' comfy kicks are growing fast (sales have more than doubled over the last three years), but the stock has been beaten down some 55% so far in 2022. Inflation is hurting profits in the short term, and Crocs had to take on significant debt to purchase Hey Dude. The company reported nearly $2.9 billion in debt at the end of the first quarter.But if Crocs can maintain its shoe industry-best operating profit margin and keep growing, this stock is a deep value. It trades for just 5.97 times current year expected earnings. If you're looking for a bet on a resilient consumer, Crocs could create lots of rewards for the present risks right now.
