A quick Q3 22 Update!! Let me share some of my notes with everyone!! Previously I have shared 10 different criteria that I used for S-Reits evaluation!! Do follow me if you are keen to see more posts on S-Reit evaluation!!! All these are my own personal evaluation, I may be right or wrong. Please do your own research too!
1. Healthy portfolio occupancy: 96.5% (Yes)
2. Positive Rental Reversion: +9.9% (Yes)
3. Growth Prospects: Its sponsor $FRASERS PROPERTY LIMITED(TQ5.SI)$ is a multinational company that develops, owns and manages a diversified portfolio of properties across Southeast Asia, Australia, Europe and China. Frasers is owned by the founder of $THAI BEVERAGE PUBLIC CO LTD(Y92.SI)$ (Charoen Sirivadhanabhakdi), a Thai business magnate. It has a strong proven track record in executing value-accretive acquisitions - over S$5.0 billion since IPO in June 2016. That's an impressive feat!
4. Growth in gross revenue and NPI: Not much growth since year 2021 (No)
5. Increasing DPU: Not much growth since year 2021 (No)
6. Gearing Ratio below 40%: 29.2% (Yes)
7. Property Yield: 5.61% (Yes)
8. Interest Coverage Ratio: 12.4x (Yes, super strong financial health)
9. Dividend yield (Above 5%): 5.44% (Yes)
10. Price to book ratio: 1.24 (Yes, decent value)
**Stock liquidity = average daily transaction value more than S$10 million** Good liquidity
Rating: 8/10 (All positive except stagnant gross revenue & NPI and DPU. They just acquired 5 high-quality properties in Q3 22, it should income the gross revenue and NPI for 2H 22 results. Overall, it's still a good REIT to buy, if you don't know where to park your spare cash. Monitor and add on the dip.
