$CapLand Ascott T(HMN.SI)$    1st quarter gross profit for the first quarter ended March rose 15 per cent year on year, due to contributions from new properties and a stronger operating performance. Gearing stood at 37.7 per cent, which its managers estimated to translate to about S$2 billion in debt headroom. Its average interest rate stood at 3 per cent per year with an interest cover of 3.7 times and a weighted average debt to maturity of 3.9 years. Occupancy rate is about 95%. Estimating yearly dpu of 5.5 cents. At 90 cents, yield is about 6%. I think is quite a good yield level! $Sea Ltd(SE)$ I see the TikTok ban as a double edged sword for Shopee. I'm not sure what to make of it. On one hand, it hurts TikTok's bottom line, which might force them to increase margins in Southeast Asia. But on the other hand, TikTok might decide to invest more aggressively in Southeast Asia as they just lost their most important market.I'm especially concerned they will use the money from selling TikTok US to invest in Southeast Asia as one of their most promising markets. It depends completely on TikTok's strategy, so at this point I can't say if it's a good or bad thing for Shopee.

The first quarter of 2024 (till Mar 27) saw the FTSE EPRA Nareit Global REITs Index decline 0.6% in total return.
