Link</a>\n\n</div>\n\n\n</article>\n</div>\n</body>\n</html>\n","type":0,"thumbnail":"https://static.tigerbbs.com/ac093388cef4f63b42d844ba351523e4","relate_stocks":{"01918":"融创中国"},"source_url":"http://gu.qq.com/resources/shy/news/detail-v2/index.html#/?id=nesSN2021051617504677e78531&s=b","is_english":false,"share_image_url":"https://static.laohu8.com/9a95c1376e76363c1401fee7d3717173","article_id":"2135898114","content_text":"5月15日，经历了延期、停牌等重重波折的天津土拍收官，45宗地块最终成交金额498亿元。得益于核心区域的土地供应，本次土拍整体成交溢价率约10.5%，较上年增长6.4个百分点，但仍有17宗地以底价成交。\n作为毗邻首都的超大城市，天津一直是各路房企竞相布局之地。但从发布土地出让公告开始，天津土拍便充满“变数”。\n5月12日，天津市规划和自然资源局各区分局宣布，2021年天津首批58宗集中供应宅地中的13宗地块因故停牌，停牌地块涉及环城、滨海、远郊等多个城区。除去上述地块，剩下共计45宗地被摆上货架。\n不过，5月14日土拍首日，房企拿地的热情并不高涨。两个小时内，19宗地块悉数成交，除了滨海新区有3宗地块溢价出售，其余16宗土地均以底价成交。风平浪静、少见争夺，是当日天津土拍的主基调。\n“天津土拍的政策是先竞价，到45%溢价率时转竞自持租赁住房面积。而从首日土拍结果看，滨海新区3宗地虽然热度相对较高，但溢价率仍无法触顶。”贝壳研究院高级分析师潘浩称。\n5月15日，因参拍宗地质量有所提高，市场热度也较上日走暖。其中，溢价率最高的为南开区天拖地块，被招商蛇口收入囊中，溢价率49%，总价29.9亿元；海教园两宗地也引来16家房企竞拍，成交溢价率约43%。\n融创中国在大本营持续重仓，单日取得6宗住宅用地，单日成交金额105亿元。两天下来，融创成为本次土拍的最大得主，独自取地7宗，成交金额118亿元。绿城拿地金额位于第二，独自取地3宗，成交43亿元。\n从成交住宅用地的楼面价看，招商平均成交楼面价达30303元/平方米，为取地平均单价最高房企；其次为绿城，平均成交楼面价达15077元/平方米；再次为中海，平均成交楼面价达14774元/平方米。\n在北京土拍中“颗粒无收”的中海，终于在天津有所入仓，以25.81亿元竞得编号津北天（挂）2021-002号地块。“低调”拿地的万科也现身天津，以19.3亿元拿下编号津滨开（挂）2021-1号地块，溢价率约19.2%。\n除上述房企外，旭辉、大华、正荣、远洋、金隅、中骏、朗诗、金地、金科、龙湖、新城也各有斩获。\n“得益于南开等核心区域和高价值地块集中出让，本批次成交带动整体成交楼面价提升，约为9293元/平方米，较2020年增长37.8%。”贝壳研究院称，成交溢价率达10.5%，较2020年全年成交溢价率增长6.4个百分点。\n不过，相较于长三角及华南等地区，天津不管楼市还是地市均较为理性。被房企争抢的天拖地块，位于天津核心区域南开区，土地资源较少且优质，引来房企争夺；而非核心区域的土地出让，便难掀市场热度。\n“从土拍结果看，45宗成交住宅用地中4宗触顶，其中仅有2宗竞租赁住房面积。另外45宗成交住宅用地中，17宗底价成交。其余地块成交溢价率控制在10%~40%之间，可见天津住宅用地市场分化明显。”潘浩表示。","news_type":1},"isVote":1,"likeStatus":false,"favoriteStatus":false,"reportStatus":false,"tweetType":1,"langContent":"EN"}],"hasMoreComments":true,"newsSizeData":{"likeSize":58,"commentSize":9,"repostSize":0,"favoriteSize":0,"likeStatus":false,"favoriteStatus":false}}
