BWP on Wednesday said its capitalization rate--annual net income produced by a property divided by the purchase price--tightened to 5.04% at end-June, from 5.11% six months earlier. But in a note, Citi analyst Howard Penny says the most recent regional store traded at a cap rate of 4.29%, which signals "room for further potential compression." BWP is trading on a price-to-earnings multiple of more than 23 times, which Citi considers too expensive relative to other Australian Reits. So, it retains a sell call on BWP's stock.
