$FRASERS LOGISTICS & IND TRUST(BUOU.SI)$ is a Real Estate Investment Trust that owns 103 industrial and commercial properties worth Singapore Dollars 6.8 billion as at 30 June 2021. These properties are diversified across Singapore, Australia, Germany, the Netherlands and United Kingdom.
The portfolio is also well diversified into Logistics, offices and business parks and CBD commercial. Logistics and Industrial form the bulk of it at 57.9%. The important point to note is that no single tenant accounts for more than 4.7% of gross rental income. The current WALE stands at 4.9 years as at 30 June 2021.
Yet another good point is that its aggregate leverage stands at just 36.4%. FLCT is also backed by a strong sponsor $FRASERS PROPERTY LIMITED(TQ5.SI)$ . Best of all FLCT pays dividends half yearly.
