Soft demand on Reits ? 🧐

Recently SGX reits seems beaten down badly, left and right [Cry] 

These 3 reits at the bottom of my watch listtoday [Cry] tried to dig out the news why, but not all are bad, lets share if you know my friends ? 

$Prime US ReitUSD(OXMU.SI)$DPU is higher yet the price is sliding [Surprised] 

$SASSEUR REIT(CRPU.SI)$DPU dip due to lock down in China, so fair enough if price dip. however Chongqing Bishan outlet strong occupancy and sales, got hope ! [Happy] 

$ESR-REIT(J91U.SI)$DPU down, also after merger the PB become higher, which made me regret bought it. (Bought before merger) 

My Summary: sometimes no matter how try best to pick the stocks, the outcome not as per i expect, the dip more than the dividend [Spurting] the Dividend yield still looks attractive though. Just that due to interest hike, covid, dampened the demand/interest for REITS, it doesn't look as attractive anymore, so the existing investor may also sell/exit due to less demand price continue to slide. 

Is this time to add or cut loss or leave it ? Let me know yr idea my friends.

      mostly it is fear that if US goes into recession many offices will close though the occupancy rates in these places are actually high. market always prone to sentiments

    Interest rate hike leads to downward price pressure for REITs. Because greater yield required plus higher cost of borrowing. Stay safe ya and dun blindly fire. [Great]

    i personally hold oxmu and ESR (from ARA logistics days) . ESR has better exposure to logistics which is always in demand since acquiring ARA. Prime on the other hand has really good locations

      Yes, but actually the debt is not exceed 50%, but still a burden to the company, maybe i will not buy reits now, go buy bank first who charge the interest [Chuckle]
