Cited analysis from Fundsupermart.com Research and Portfolio Management, since 2008, the sectors with the highest average dividend yield and dividend payout ratio are real estate trusts, telecommunications, finance, oil &gas.

The dividend yields in these areas are 6.7%, 4.6%, 4.1%, and 2.8%, respectively. Then, real estate trusts seem to be the most worthwhile stocks to invest in.

"Real estate trusts must distribute 90% of their profits after tax to shareholders. As long as this regulation does not change, this sector is likely to continue to be the sector with the highest dividend yield and dividend payout ratio."

How to evaluate a healthy S-Reits?

Before you invests REITs, you are suggested to understand both the S-Reit landscape and factors that affect the performance of Reits. Consider economic outlook affects S-Reits in varying sectors (commercial, healthcare, hospitality, industrial and retail) differently.

Below are 6 key things to consider when evaluating Reits:

  1. Economic outlook. Like stocks, the state of the economy is an important factor affecting the performance of Reits. ...
  2. Yield and frequency of payouts: Make sure the REIT has a good track record of paying dividends.
  3. Interest rate environment. It is generally said that rising interest rates make bonds, dividend income stocks and Reits less attractive.
  4. Weighted average lease expiry (WALE) :WALE is one of the main metrics used to assess the health of a Reit.
  5. Net Asset Value (NAV) :the difference between total assets and liabilities on a per unit basis
  6. Funds from operations (FFO):Pay attention to the scale of real estate enterprises. The larger the scale of the enterprise, the stronger its solvency.

    🌟🌟🌟I am most bullish on $ASCENDAS REAL ESTATE INV TRUST(A17U.SI)$ as it is Singapore 's first and largest listed Business Space and Industrial REIT.  It owns 228 properties across 3 key segments in Business Space/Life Sciences, Logistics and Industrial/ Data Centres in Singapore, Australia, US and UK. 

    It has a strong sponsor in $CapitaLandInves(9CI.SI)$  . It has a healthy leverage of 36.3%, and  a WALE of 3.7 years.  If I had bought Ascendas at its IPO in 2002 at 0.88 cents per unit and held it till now, I would be looking at over 200% growth.

    I also like that Ascendas has been paying a steady and reliable distribution per unit over the years.  The current DPU yield is 5.11% which is much better than SG Fixed Deposit. 

    $ASCENDAS REAL ESTATE INV TRUST(A17U.SI)$ is definitely a great SReit to buy and hold long term as it is well positioned to benefit from global e-commerce and digital trends.

It gives out 5.72% dividend and the stock price go up year after year. It is pioneer and leading reit with properties (in many countries) diversified in three key segments (1. Business space and life sciences, 2. Logistics, and 3. Industrial abd data centres) with big and profitable clientele. Ascendas is good for both long term investment and short term trade. With the present volatility in bank stocks, investors are turning to park their money at Ascendas for its sure-win dividends and steady stock price. Highly recommend Ascendas.
